Florida Property Tax Exemptions for Veterans The biggest Florida benefits — full homestead tax exemption, dental care, dependent education, CHAMPVA for family — stay out of reach until you hit 100%, and most 90% veterans who get there do it through Total Disability based on Individual Unemployability rather than by stacking more schedular points.

Federal Benefits That Kick In at 90%

A rating of 50% or higher puts you in VA Healthcare Priority Group 1, the top tier. That means no-cost inpatient and outpatient care, no-cost prescriptions, and a travel allowance to scheduled VA appointments.3U.S. Department of Veterans Affairs. Derivative Service-Connected Benefits Urgent care through the VA community care network is free for the first three visits each calendar year, then $30 per visit.5U.S. Department of Veterans Affairs. Dental is the exception. Full VA dental coverage is reserved for veterans at 100% or those found individually unemployable. At 90% you qualify only if you have a specific service-connected dental condition; otherwise your option is reduced-cost coverage through the VA Dental Insurance Program.6U.S. Department of Veterans Affairs. On the money and work side, a 90% rating waives the VA home loan funding fee, which typically saves thousands at closing.4U.S. Department of Veterans Affairs. Derivative Service-Connected Benefits Federal jobs give you a 10-point hiring preference and access to Direct Hire Authority. If you have 20 years of military service, Concurrent Retired and Disability Pay lets you draw both your DoD retirement and your VA compensation with no offset. Commissary, exchange, and MWR access are open to any veteran with a service-connected rating, using a Veteran Health Identification Card marked “SERVICE CONNECTED.”7U.S. Department of Veterans Affairs. Veteran Readiness and Employment (Chapter 31) is open to you well above its minimum threshold. The program covers career counseling, job training, apprenticeships, degree programs, and independent living services. Florida Property Tax Benefits at 90%

Two property tax provisions apply at this rating. The first is automatic for any Florida resident with a 10% or higher service-connected rating: a $5,000 reduction in the assessed value of any property you own under Florida Statute 196.24, applied before taxes are calculated. It is not limited to your homestead.2Florida Department of Revenue. Florida Property Tax Exemptions for Veterans

The second is far larger but has strict conditions. Under Florida Statute 196.082, veterans aged 65 or older with a permanent, combat-related, service-connected disability receive a homestead discount equal to their rating percentage. A 90%-rated veteran who meets all three conditions gets a 90% discount on the taxable value that remains after the standard $50,000 homestead exemption and any other exemptions are subtracted.10The Florida Legislature. Florida Statute 196.082 File with your county property appraiser by March 1, with a VA letter stating the rating percentage, documentation that the disability is combat-related, a copy of your honorable discharge, and proof of age. A surviving spouse who holds title and does not remarry keeps the discount and can transfer the dollar amount to a new primary residence.

The full homestead tax exemption — zero property tax on your home — is a separate benefit reserved for veterans with a total and permanent disability rating. At 90% you do not qualify for it.

Other Florida Benefits Worth Knowing

Florida’s Veterans’ Preference Act adds 20 points to your score on state and local government hiring exams. In positions scored numerically, disabled veterans rated at 30% or more land at the top of the list, ahead of other preference-eligible applicants.11City of Punta Gorda. Veterans Preference When hiring isn’t score-based, preference-eligible veterans who meet minimum qualifications are guaranteed an interview, and state employers may waive postsecondary education requirements for honorably discharged veterans.12The Florida Bar Journal. A free five-year Florida hunting and fishing license goes to veterans with a service-connected disability of 50% or more. It covers saltwater and freshwater fishing, hunting, and permits for deer, archery, muzzleloading, turkey, snook, and lobster. Federal duck stamps and certain quota hunts are not included.13Florida Fish and Wildlife Conservation Commission. Florida runs eight state veterans’ nursing homes and one assisted living domiciliary. Admission requires an honorable discharge, Florida residency, and a certified need for skilled nursing care. At 70% or higher you are exempt from room and board, pharmacy costs, and other standard care charges; at 90% that exemption applies in full.15Florida Department of Veterans’ Affairs. Getting From 90% to 100%

The jump matters. A single veteran at 100% schedular receives $3,938.58 a month, about $1,576 more than at 90%.1U.S. Department of Veterans Affairs. The arithmetic works against you. The VA doesn’t add percentages. It uses a whole-person model, applying each new disability only to the portion of you still considered non-disabled.20U.S. Department of Veterans Affairs. About VA Disability Ratings At 90% you have 10% left to work with. Even a brand-new 50%-rated condition only adds 5 points, giving you an unrounded 95% — which rounds up to 100%. Anything smaller usually won’t get you there.

Three realistic paths:

  • File secondary claims for conditions caused or aggravated by an existing service-connected disability — depression from chronic pain, sleep apnea linked to PTSD, that kind of chain. You only need to reach an unrounded 95% for the VA to round to 100%.
  • Request an increased rating on a condition that has worsened, backed by current medical records and treating-physician statements.
  • Apply for Total Disability based on Individual Unemployability. TDIU pays at the 100% rate without requiring a 100% schedular rating. You qualify on the numbers if you have one condition at 60% or a combined rating of 70% with at least one condition at 40%, which a 90% veteran easily meets. The question becomes whether service-connected conditions prevent substantially gainful employment.21U.S. Department of Veterans Affairs. Individual Unemployability

A warning on re-examinations: asking the VA to look at a condition again can go the other way. If evidence shows improvement, the VA can reduce an existing rating. A VA-accredited attorney or Veterans Service Officer can help you weigh that risk.

How TDIU Works in Practice

TDIU is filed on VA Form 21-8940 with supporting medical records and statements from former employers showing you cannot keep substantially gainful work. Marginal employment — odd jobs or work in a protected environment with heavy accommodations — doesn’t disqualify you. The VA cannot factor in your age or any non-service-connected conditions when deciding the claim.22Disabled American Veterans. Total Disability Based on Individual Unemployability

The SMC-S Option

If you have at least one disability rated 60% or more and are substantially confined to your home because of service-connected conditions, you may qualify for Special Monthly Compensation at the housebound (SMC-S) rate. For a single veteran with no dependents that pays $4,408.53 a month, more than the standard 100% rate.23U.S. Department of Veterans Affairs. Special Monthly Compensation Rates
