Abbotsford property tax notices for 2026 are expected to go out around May 22, and payment is due the first working day after July 1.1City of Abbotsford. How Your Bill Is Calculated
Two numbers make your tax bill. The first is your assessed value, set by BC Assessment as an estimate of what your property would have sold for on the open market as of July 1 of the previous year.3BC Laws. The second number is the tax rate. Once BC Assessment delivers values to Abbotsford, City Council sets a rate for each property class, expressed per $1,000 of assessed value.2City of Abbotsford. Your notice isn’t only a municipal charge. Abbotsford also collects, on one consolidated bill, taxes for the School District, BC Assessment, the Municipal Finance Authority, the Fraser Valley Regional District, and the Fraser Valley Regional Hospital District.2City of Abbotsford. If your property has a registered secondary suite, the city adds a $270 annual infrastructure fee to the bill; suites not removed by May 1 are still charged for that year.5City of Abbotsford. Secondary Suites
Home Owner Grant
The provincial Home Owner Grant is the main way to lower what you pay. For properties in the Fraser Valley Regional District, the regular grant reduces your bill by up to $570. Seniors, veterans, and people with a disability, or those living with a disabled spouse or relative, may qualify for an additional grant of up to $845.6Province of British Columbia. The grant shrinks on higher-value homes. For 2026, properties assessed at or below $2,075,000 get the full amount. Above that, the grant drops by $5 for every $1,000 of assessed value over the threshold. Apply through the Province of British Columbia, not the city. The online portal is fastest, or you can use the automated phone line at 1-888-355-2700, or visit a Service BC location.7Province of British Columbia. Apply for the Home Owner Grant You’ll need your Social Insurance Number and the jurisdiction and roll number from your tax or assessment notice. Claim it before the tax due date. Miss the deadline and the grant is forfeited for that year, with penalties calculated on the full balance including the portion the grant would have covered.
Late Payment Penalties
Penalties come in two waves. On July 3, a 5% penalty is added to any unpaid balance. On September 16, a further 5% is added to whatever remains.2City of Abbotsford. Unpaid taxes roll forward. Under the Community Charter, anything unpaid at December 31 becomes taxes in arrear; a year later it becomes delinquent and starts accruing interest.8BC Laws. How to Pay
Most people pay through online or telephone banking. Add the City of Abbotsford as a payee and choose the listing for taxes or property taxes, not utilities. The account number is your property’s 10-digit folio number from the tax notice, sometimes called the roll number.11City of Abbotsford. Tax Payment Options
You can also pay in person at your bank with the original notice, or use the 24-hour drop box at City Hall. If you mail a cheque, it has to arrive at City Hall by the due date. Postmarks don’t count, so send it at least a week early.11City of Abbotsford. Tax Payment Options
Prepayment Plan
If you’d rather spread the cost, the city’s Property Tax Prepayment Plan automatically debits your bank account over 10 months, from August 15 to May 15, to prepay an estimate of the following year’s taxes.12City of Abbotsford. Payment Programs You need to have no outstanding taxes to join, and you have to pay any remaining balance and claim the Home Owner Grant each year to stay on. Fall behind and the plan is cancelled. If You Can’t Pay: Deferment
The Province of British Columbia runs a deferment program that pays your residential property taxes for you if you qualify. The deferred amount becomes a lien on your title, repayable when the property is sold or transferred, and interest accrues at prime plus 2% compounded monthly.13Province of British Columbia. There are two streams. The regular program is open to homeowners aged 55 or older, surviving spouses, and people with disabilities. The families-with-children program is for homeowners financially supporting a dependent child under 18. Both require the property to be your principal residence. Over 15 or 20 years, the compounding interest can consume a substantial share of your home equity, so it works best as a genuine last resort rather than an alternative to paying.
Disputing Your Assessment
If you think the assessed value is wrong, the deadline to file a complaint with the Property Assessment Review Panel is January 31, or the next business day if that falls on a weekend.14BC Assessment. Key Dates It’s a firm cutoff. Once it passes, you’re locked into that value for the year, and you have to wait for the next assessment cycle to try again.
You must go through the Review Panel before you can escalate to the Property Assessment Appeal Board.15BC Assessment. Appeals The strongest evidence is recent sales of comparable nearby properties.
