The AC condenser location code in California comes from two layers of rules working together: the California Mechanical Code (Title 24, Part 4) sets statewide safety clearances, and local zoning ordinances set how close the unit can sit to a property line. Utility clearances from your gas provider, electrical disconnect rules, and (in some areas) HOA restrictions add a third and fourth layer. Setback from the Property Line

How far the condenser must sit from your property line is a local zoning question, not a state one. There is no single statewide number. Typical residential setbacks for ground-mounted equipment run from three to five feet, and some jurisdictions allow less. Before you buy equipment or sign a contractor’s estimate, verify your zoning designation and pull the setback number. The zoning department will usually want a site plan showing the exact distance from the proposed condenser to each property line. Residential zones and commercial or mixed-use zones don’t share the same minimums. If a unit ends up inside a restricted setback area without a variance, the building department can order removal or relocation at your expense.

Fines add up quickly. Some California cities count each day a violation continues as a separate offense, so a condenser sitting two feet too close to the line can generate hundreds of dollars in penalties per day until it’s moved.

Keep the condenser away from propane tanks and any gas pressure relief valve as well; the 36-inch figure is a reasonable baseline, but some providers enforce more depending on the configuration.

Clearance from Windows, Doors, and Vents

The California Mechanical Code also governs how close a condenser can sit to windows, doors, and ventilation openings. The rules prevent exhaust heat from re-entering the home and keep mechanical noise from traveling through operable openings. Crawl space vents deserve the same attention: a condenser blowing warm exhaust near a foundation vent can push heat and moisture into the crawl space.

When you’re picking a spot, map every operable window, exterior door, and vent within several feet of the location. Your HVAC contractor should know the specific distance for the current code edition, and your local building department can confirm before the install begins. If the unit lands too close to any of these openings, the inspector will deny final sign-off and you’ll pay to relocate it.

Airflow and Service Access

A condenser needs room to breathe on all sides. Manufacturer specifications typically call for 12 to 24 inches of clearance between the back or sides of the unit and any wall or obstruction. Cramming it against a house wall forces it to recirculate its own hot exhaust, which drives up energy costs and shortens compressor life. Some installs fail inspection not on code distances but because the unit physically cannot perform as designed in the space provided.

Electrical Disconnect Placement

Every AC condenser needs a dedicated electrical disconnect switch, and where you mount it matters. Under the National Electrical Code Section 440.14, adopted in California as the California Electrical Code (Title 24, Part 3), the disconnect must sit within sight of the condenser and be readily accessible. Within sight generally means you can see both the disconnect and the unit from the same spot without turning a corner or opening a door.   • Roof edge clearance. When a condenser sits within 10 feet of an open edge with a drop of more than 30 inches, guardrails are typically required to protect service technicians.

Residential rooftop installations in earthquake-prone areas are where contractors most often underestimate the engineering. A unit that looks simple to drop onto a flat roof may need a structural engineer’s sign-off before the building department will issue the permit.

Flood Zones and Fire Hazard Zones

If your property sits in a FEMA-designated flood hazard area, the condenser has to be either elevated above the Design Flood Elevation or protected against flood damage. HOA Restrictions

If you live in a common interest development, your HOA can impose placement restrictions that go beyond the building code. California Civil Code Section 4760 allows members to make improvements within their separate interest, but any change to the exterior appearance has to comply with the association’s governing documents. In practice, the HOA can require screening, dictate which side of the building the condenser goes on, or bar placement in areas visible from the street.

The 2025 code requires refrigerant detection systems, specific labeling, and compliance with concentration limits. Those requirements affect both the equipment and where it can sit relative to ignition sources and ventilation.
