How to Search a Parcel
You can search three ways: by street address, by tax map parcel (TMP) number, or by the owner’s name as it appears on the deed. The TMP number is the most precise, because every parcel has a unique one assigned on the county’s tax map grid, which is divided into sections numbered 1 through 139. What the Map Shows for Each Property
Clicking a parcel highlights its boundaries and opens a data panel with the property details. That generally includes acreage, assessed land value, improvement value (buildings and structures), zoning classification, and the magisterial district the parcel sits in.1Albemarle County, VA. GIS Office
The zoning line is worth reading closely if you’re buying. It controls what you can build or operate on the property, and it tells you quickly whether your intended use is permitted or would need a special use permit. The boundary lines on the map are the survey limits the county uses for taxation and land use planning. They are not a substitute for a professional survey.
Layers, Measurement, and Printing
A layers panel lets you toggle overlays on and off, typically including aerial photography, topographic contour lines, floodplain boundaries, and zoning district outlines. Floodplain data matters for anyone planning to build, since a flood zone triggers additional permitting requirements and higher insurance costs.
A built-in measurement tool lets you click points to calculate distances between property lines or estimate the area of a section of land. The numbers are approximate and fine for rough planning. Anything requiring exact dimensions still needs a licensed surveyor.
The print function generates a PDF of the current view, with adjustable scale and layout. That is useful for a permit application or a closing package. What the Tax Map Won’t Give You
The county also hosts static real estate tax maps that reflect plats and deeds recorded through December 31, 1979. Parcel boundaries on those are believed to match what existed in 1979, but the county does not guarantee accuracy.4Albemarle County, VA. How the Map’s Assessment Feeds Your Tax Bill
The values you see on the parcel record are what the county uses to calculate your real estate tax. For 2025, the rate is $0.894 per $100 of assessed value.2Albemarle County, VA. The first half is due June 25 and the second half is due December 5. If either date falls on a weekend, the deadline extends to the next business day. A missed payment triggers a late penalty of 10% of the unpaid balance (or $10, whichever is greater), plus interest at 10% per year that accrues monthly until the balance is paid.6Albemarle County, VA. If the Map or the Assessment Is Wrong
If the assessed value looks off, start with an informal review from the County Assessor’s Office. That is the fastest way to flag obvious errors, like wrong square footage or a condition issue the county missed.
If that doesn’t resolve it, you can file a formal appeal with the Board of Equalization. For 2026, the deadline is March 30, 2026, or 30 days from the date of the Assessor’s response letter if you requested an informal review, whichever is later.
