Anderson County Tax Records: Search, Pay, Exemptions, and Appeals

Anderson County tax records are free to search online through the county Assessor’s Public Access System and the Treasurer’s payment portal, or in person at the Treasurer’s office in downtown Anderson. Each parcel is tied to a unique Tax Map Number (TMS), and the records show assessed value, current and past-due balances, ownership, millage rates, and payment history. You can also search by owner name or street address if you don’t have the TMS handy.

Where to Search

The fastest lookup uses the TMS number printed on your deed, closing documents, or any prior tax bill. The Assessor’s Public Access System accepts TMS, owner name, or street address.1Anderson County South Carolina. Assessor and Real Property TMS is the most reliable field because multiple parcels can share a street or similar ownership names.

Personal property records, meaning vehicles, boats, and aircraft, sit with the county Auditor rather than the Assessor. Vehicle values come from a statewide manual published by the South Carolina Department of Revenue, with other nationally recognized pricing guides used when a specific vehicle isn’t listed.2Anderson County South Carolina. If you’d rather pull records in person, the Treasurer’s office at 401 East River Street in Anderson is open Monday through Friday, 8:30 a.m. to 5:00 p.m. A satellite office operates at 4 Civic Court in Powdersville.3Anderson County South Carolina. Treasurer Staff can pull records on their terminals and print copies while you wait.

What Each Record Shows

Every real property record opens with a legal description that fixes the parcel’s boundaries, then gives two dollar figures. The fair market value is what the property would sell for. The assessed value is the number actually used to calculate taxes, and it’s set as a fixed percentage of fair market value based on how the property is used.

A home you occupy as your primary residence is assessed at 4%. A rental, vacation home, or commercial parcel is assessed at 6%. Manufacturing and utility property is assessed at 10.5%. Agricultural land owned by individuals or partnerships gets the 4% rate.4South Carolina Legislature. South Carolina Code 12-43-220 – Classifications of Property and Assessment Ratios These classifications come from state law, so the county applies them uniformly.

The record then lists every taxing entity levying against the parcel, with each entity’s millage rate. A mill equals one-tenth of one percent of assessed value.5South Carolina Revenue and Fiscal Affairs Office. Property Tax FAQ Separate line items may appear for fire protection, solid waste fees, or other special assessments.

One thing that catches new residents off guard: most personal property, including passenger vehicles, is assessed at 10.5%, not the 4% residential rate.4South Carolina Legislature. South Carolina Code 12-43-220 – Classifications of Property and Assessment Ratios

Paying a Bill You Found

The county accepts payment online, by mail, or in person. The online portal lets you search for your bill, add it to a cart, and pay by credit card, debit card, or electronic check. Card transactions carry convenience fees, so check the total before submitting. A digital receipt is generated once the payment processes.3Anderson County South Carolina. Treasurer

For mailed payments, make the check payable to the Anderson County Treasurer and write the account number on it. Include the tax bill stub so funds go to the right parcel. The U.S. postmark is the date that counts for timeliness.3Anderson County South Carolina. Treasurer In-person payments at either office can be made by cash, check, or card.

Deadlines and Late Penalties

Bills go out in the fall and are due without penalty by January 15. After that, the penalty stacks in three steps:

  • After January 15: 3% penalty on the unpaid balance.
  • After February 1: an additional 7%, bringing the total penalty to 10%.
  • After March 16: a final 5%, bringing the total to 15%. The treasurer then issues a tax execution for collection.

These penalties are set by state law and the county has no discretion to reduce them. Two exceptions exist: the treasurer can waive penalties if the U.S. Postal Service improperly postmarked your mailed payment, and a similar waiver is available when the property changed hands during the tax year and the new owner never received a notice.6South Carolina Legislature. South Carolina Code 12-45-180 – Penalties on Delinquent Taxes

Properties that stay delinquent are eventually sold at the annual tax sale. The 2026 sale is set for October 19, 2026, at the Civic Center of Anderson, with listings and bidder registration opening September 30, 2026.7Anderson County South Carolina. Tax Sale Clearing the debt beforehand is the only way to stop the sale.

Exemptions Worth Checking Against the Record

Several exemptions can lower a tax bill, but none apply automatically. You have to apply, and missing the deadline costs you a year.

Homestead Exemption

The homestead exemption removes the first $50,000 of fair market value from the bill on your primary residence. You qualify if you’re 65 or older, totally and permanently disabled, or legally blind, and you’ve been a South Carolina resident for at least one year. The property must be held in fee simple or life estate. For married couples, only one spouse needs to meet the age or disability requirement.8South Carolina Legislature. South Carolina Code 12-37-250 – Homestead Exemption The exemption applies to county, municipal, school, and special assessment taxes.

Applications go to the Anderson County Auditor and must be filed before July 16 of the tax year you’re claiming. Filing later pushes the exemption to the following year, unless you get it in before the first penalty date on that year’s bill.8South Carolina Legislature. Disabled Veteran Exemption

Veterans with a permanent, total, service-connected disability can exempt their home and up to five acres of surrounding land from all property taxes, plus up to two privately owned passenger vehicles. Surviving spouses who remain unmarried qualify for the same exemption whether or not the veteran had ever applied. Qualifying veterans can claim the exemption retroactively for up to two prior years if taxes were paid on time during that period.9South Carolina Department of Revenue. Agricultural Use Valuation

Land actively used for farming can be assessed on agricultural use value rather than development potential. Cropland must be at least ten acres. Timberland must be at least five acres devoted to commercial tree growing. Smaller tracts can still qualify if the owner earned at least $1,000 in gross farm income in three of the five preceding tax years, or if the tract is contiguous with other qualifying acreage under the same ownership.10Anderson County South Carolina. Appealing an Assessment That Looks Wrong

If the assessed value on the record looks too high, you have 90 days from the date the assessor mails your assessment notice to file a written objection. You can challenge the fair market value, the special use value, the assessment ratio, or the classification.11South Carolina Legislature. South Carolina Code 12-60-2510 – Property Tax Assessment Notice The Assessor only mails notices for properties whose value increased by more than $1,000 or whose classification changed, and those notices carry the specific appeal deadline for your parcel.1Anderson County South Carolina. Assessor and Real Property

Start by requesting a meeting with the assessor in writing. That written request counts as a formal notice of objection, preserving your deadline while you try to work things out informally. If the assessor agrees, the correction happens there. If not, a conference is scheduled within 30 days. If the conference fails to resolve the dispute, you have 30 additional days to file a formal written protest that moves the appeal to the next level.12South Carolina Legislature. South Carolina Code 12-60-2520 – Written Request to Meet With Assessor For vehicles and other personal property, appeals go through the Auditor rather than the Assessor.2Anderson County South Carolina.
