Arizona Airbnb Tax License: TPT Filing, Renewal, and Penalties

If you rent an Arizona property for stays under 30 days, you need a Transaction Privilege Tax (TPT) license from the Arizona Department of Revenue before you accept your first booking, and an Arizona Airbnb TPT license is exactly that: the state TPT license applied to your short-term rental activity. The license costs $12 per property, you apply online at AZTaxes.gov, and ADOR issues your license number the same day.1Arizona Department of Revenue. Why Arizona Requires the License

Arizona’s Transaction Privilege Tax isn’t a sales tax paid by the guest. It’s a tax on your privilege of doing business in the state, and the legal responsibility sits with you as the host. A.R.S. § 42-5070 places anyone operating lodging for transient occupants inside the “transient lodging classification,” and short-term residential rentals (stays under 30 days) fall squarely within it.2Arizona Legislature. Operating without a TPT license is a class 3 misdemeanor, and ADOR can also impose financial penalties.

Why You Still File When Airbnb Collects the Tax

This is the point most new hosts miss. Under A.R.S. § 42-5076, Airbnb and similar platforms qualify as “online lodging marketplaces” and are required to register with ADOR, collect TPT from the guest, and remit it to the state. You still have to hold your own TPT license and file your own returns. On the return, you report gross income from platform bookings and then deduct 100% of that income using deduction code 775, which tells ADOR the platform already paid the tax. Airbnb provides Form 5018 as documentation of what it collected and remitted; keep it with your records.3Arizona Department of Revenue. Short-Term Lodging

Direct bookings (anything you take outside the platform) don’t get that deduction. You owe the full TPT on those stays and collect and remit it yourself. If you take even one direct reservation, you’re calculating and paying the tax on it.

What to Gather Before You Apply

The application is Form JT-1, the Joint Tax Application that ADOR shares with the Department of Economic Security.5Arizona Department of Revenue. Joint Tax Application for a TPT License Have these ready:

  • Your full legal name, or the registered name of your LLC or corporation.
  • Your Social Security Number (sole proprietors) or EIN (LLC or corporation).
  • The physical address of the rental property.
  • A mailing address for ADOR correspondence and your license certificate.

  • The date you started or plan to start renting, which sets when your tax liability begins.

How to Apply and How Fast You Get the Number

Applications go through AZTaxes.gov. Create an account, verify your email, open the license application, enter the JT-1 information, and pay the $12 fee per location. If you rent multiple properties, each address needs its own license at $12, though you can request a consolidated license that reports aggregate sales across locations.7Arizona Department of Revenue. ADOR issues your license number the same day you apply online. The physical certificate arrives by mail in 7 to 10 business days.1Arizona Department of Revenue. Applying for a TPT License Paper applications take considerably longer.

If you only rent seasonally (say, winter months or during major events), select a seasonal filing frequency on the application. A seasonal license stays active until you cancel it, so you don’t reapply each year. Annual Renewal

The TPT license isn’t one-and-done. Renewal is due January 1 each year and is delinquent if ADOR hasn’t received it by the last business day of January. Arizona charges no state renewal fee; the cost comes entirely from your city or town, and it varies. Phoenix and Scottsdale charge $50 a year, Tucson and Mesa charge $20, and some smaller cities charge as little as $2.8Arizona Department of Revenue. Renewing a TPT License

Missing renewal costs you 50% of the city renewal fee as a penalty, and operating on an expired license is a class 3 misdemeanor. Once you renew and pay in full, ADOR generates a new certificate and mails it within about two weeks.

How Often You File

  • Annual filing: less than $2,000 in estimated annual liability.
  • Quarterly filing: $2,000 to $8,000.
  • Monthly filing: more than $8,000.

Most single-property hosts land in annual or quarterly.

Returns are statutorily due on the 20th of the month after the reporting period. Electronic filers on AZTaxes.gov have until 5:00 p.m. MST on the last business day of the month; paper filers have until the second-to-last business day.10Arizona Department of Revenue. Your Tax Rate Depends on Where the Property Sits

The state TPT rate is 5.6%, and each county adds its own excise tax. For 2026, the combined state-and-county transient lodging rates (business code 025) run from 5.50% in Mohave County to 7.27% in Maricopa County.6Arizona Department of Revenue.   • Pima County (Tucson): 6.05%
  • Coconino County (Flagstaff, Sedona area): 6.90%
  • Yavapai County (Prescott, part of Sedona): 6.325%
  • Pinal County (Casa Grande, San Tan Valley): 6.698%

Those are only the state-and-county portions. Most cities layer on their own transient lodging tax, which pushes the total higher. ADOR publishes a full annual rate table that includes city rates, and AZTaxes.gov calculates the correct total based on the property’s jurisdiction when you file. Verify the total before setting nightly prices; in popular markets the combined tax load meaningfully changes what the guest pays.

Penalties and Interest If You Slip

ADOR is unforgiving on late filings:

  • Late filing: 4.5% of tax due per month or partial month, minimum $25, capped at 25% of tax due or $100, whichever is greater.
  • Filing on paper when you’re required to file electronically: 5% of tax due, with a $25 minimum even on zero-liability returns.

Interest runs on unpaid balances at the federal short-term rate plus three points, compounded annually. For the first half of 2026, the underpayment rate is 7% through March and 6% from April through June.12Arizona Department of Revenue. Your State License Isn’t the Only License

The TPT license is the state layer. Arizona law lets cities and counties impose their own short-term rental requirements on top, and most do.   • A local regulatory permit or license (county permit fees capped at $250).
  • Emergency contact information for a local point of contact.
  • Compliance with health, safety, fire, and building codes.
  • Noise, nuisance, and property maintenance rules applied the same as at other residential properties.
  • Liability insurance of at least $500,000, or proof that your platform provides equivalent coverage.
  • Notice to adjacent neighbors before your first rental.
  • Your permit or TPT license number in every rental advertisement.

Most cities require a valid state TPT license number before they’ll issue the local permit, so apply for the state license first. Cities must process a local permit application within seven business days and can only deny it for specific reasons like unpaid fees, false information, or a prior suspension at the same property.
