Bayonne property tax runs at a 2025 general rate of 2.880 per $100 of assessed value, which works out to roughly $8,640 a year on a home assessed at $300,000 before any deductions apply.1New Jersey Department of the Treasury. New Jersey Division of Taxation – 2025 General Tax Rates That single rate funds three different budgets, is billed in four quarterly installments, and can be reduced through state relief programs or a successful appeal. Here is what you owe, when you owe it, and the ways to pay less.
What Your Bill Actually Pays For
Your tax bill combines three levies into one rate: Bayonne’s municipal budget, Hudson County’s share, and the Bayonne Board of Education. The Tax Assessor’s office rolls all three together and expresses the total as dollars per $100 of assessed value.2New Jersey Division of Taxation. NJ Division of Taxation – Statistical Information
Assessed value is the figure the Tax Assessor assigns to your property for tax purposes. New Jersey law directs assessors to find the “full and fair value,” which courts treat as market value, and every county has set the assessment level at 100% of true value.3New Jersey Department of the Treasury. New Jersey Property Tax Revaluation Assessments drift from the market between revaluations, which is why appeals exist.
To check the data behind your number, request your Property Record Card from the Tax Assessor. It lists the square footage, building classification, and other details used to arrive at the assessed value. The Block and Lot numbers on your bill identify your parcel in any correspondence with the city.
When Property Taxes Are Due in Bayonne
Quarterly installments are due February 1, May 1, August 1, and November 1. The city allows a ten-day grace period, so payment arriving by the 10th of the month carries no interest. When the 10th falls on a weekend or holiday, the grace period runs to the next business day.4Justia Law. New Jersey Code 54-4-67 – Taxes, When Delinquent
You can pay online through the city’s Edmunds GovTech portal using an electronic check or credit card (convenience fees apply), in person at any branch of Bayonne Community Bank, by mail to the Tax Collector, or through the secure drop box at City Hall.5City of Bayonne. Tax Collection
If a mortgage lender pays through escrow, you authorize the city to send the bill directly to the lender by filing an Initial Tax Authorization Notice (Form ME-1). When a mortgage is refinanced, sold, or paid off, the servicer must notify the Tax Collector within 45 days or 10 days before the next installment is due, whichever comes first.6New Jersey Department of Community Affairs. Tax Collection Administration – Mortgage Escrow Account Transactions Communication gaps during a lender change are a common reason owners miss a payment. After any refinance, confirm with the Tax Collector that your new servicer is on file.
What Happens If You Pay Late
Miss the grace period and interest is calculated back to the first of the month, not the 11th. The rate is 8% per year on the first $1,500 of the delinquent balance and 18% per year on anything above that. If the total delinquency exceeds $10,000 at the close of the fiscal year, the city can add a penalty of up to 6% on top of the interest.4Justia Law. New Jersey Code 54-4-67 – Taxes, When Delinquent
Unpaid taxes at the end of the fiscal year trigger a tax sale, which the Tax Collector is required by law to hold.7Justia Law. New Jersey Code 54-5-19 – Power of Sale Investors bid for a tax lien certificate on your property. You keep title, but to clear the lien you must repay the full debt plus interest. If a third-party investor holds the certificate, you generally have two years to redeem before foreclosure can start. If the municipality takes the certificate because no one bids, that window shrinks to six months.
The city can offer an installment agreement spreading delinquent taxes over as long as five years. Miss one installment by more than 30 days and the agreement is voided, sending the account straight back to the tax sale process.7Justia Law. New Jersey Code 54-5-19 – Power of Sale

State Relief Programs
ANCHOR
ANCHOR pays direct rebates to homeowners with household income up to $250,000 and renters with income up to $150,000. Benefit amounts vary by income and are adjusted periodically by the state budget. Homeowners and renters age 65 or older receive an additional $250.10New Jersey Legislature. Bill A1 Filing goes through the NJ Division of Taxation, which has moved toward a single combined application that covers ANCHOR alongside other relief programs.11NJ Division of Taxation. Stay NJ
Stay NJ is aimed at homeowners age 65 and older with household income below $500,000. It reimburses 50% of your property tax bill up to a $13,000 maximum, with the 2025 benefit capped at $6,500 and paid quarterly rather than as a lump sum.12State of New Jersey. Stay NJ – Property Tax Relief for Senior Citizens First-quarter payments for the 2024 program year began going out in February 2026. If you qualify for both ANCHOR and Stay NJ, the Division of Taxation determines which combination pays more, so you do not have to pick.10New Jersey Legislature. Bill A1
Senior Freeze
The Senior Freeze reimburses the difference between your base-year tax amount and the current year’s bill, locking in your taxes at the base-year level. For 2025, the income limit is $172,475, and you must have owned and lived in your home since at least December 31, 2022.13State of New Jersey Division of Taxation. Senior Freeze Eligibility Requirements Most Senior Freeze recipients are expected to migrate to Stay NJ beginning in fiscal year 2026, because Stay NJ generally pays more. The combined application is designed to route you to whichever program pays the larger benefit.
Appealing Your Assessment
A successful appeal reduces the assessed value the city uses to calculate your bill. The strongest appeals rest on three to five comparable sales (similar size, style, condition, and neighborhood) that closed before October 1 of the pretax year, which is New Jersey’s statutory valuation date. Sales after that date can serve only as supporting evidence. The New Jersey Association of County Tax Boards database and the Bayonne Tax Assessor’s sales records are both good places to pull these numbers.
Before filing, run the Chapter 123 test. It compares the ratio of your assessment to true market value against the “common level” ratio the state publishes for Bayonne each year. If your ratio exceeds the common level by more than 15%, the assessment is legally excessive and should be reduced. If it sits within the 15% band above or below, the assessment stands.
Deadlines and Fees
The filing deadline is April 1 of the tax year, or 45 days from the date the city mails bulk assessment notices, whichever is later.14Justia Law. New Jersey Code 54-3-21 – Appeals to County Board of Taxation In a revaluation year, the deadline extends to May 1.15NJ Online Assessment Appeals. Filing Schedule The Petition of Appeal (Form A-1) must be served on three parties: the Hudson County Board of Taxation, the Bayonne Tax Assessor, and the Bayonne City Clerk.16Hudson County Board of Taxation. Hudson County Tax Appeal Handbook
Filing fees scale with assessed value:16Hudson County Board of Taxation. Hudson County Tax Appeal Handbook
- $150,000 or less: $5
- $150,001 to $500,000: $25
- $500,001 to $1,000,000: $100
- Over $1,000,000: $150
The state legislature has proposed raising these fees to a range of $25 at the low end and $200 at the top.
After the Board receives your petition it schedules a hearing. You present comparable sales and any appraisal evidence to a tax commissioner, the municipality presents its own evidence, and the Board issues a written judgment, typically within a few weeks, either upholding the assessment or adjusting it.
If You Finish a Renovation or Addition
New construction, additions, and major improvements completed after October 1 generate an added assessment on top of your regular bill. The assessor values the improvement as of the first day of the month after it is finished and prorates the extra tax for the remaining months of the pretax year.17Justia Law. New Jersey Code 54-4-63.2 – Valuation of Added Assessments The added assessment bill is typically due November 1, and the deadline to appeal it is December 1, separate from the April 1 window for your regular assessment.
