Broomfield CO Property Tax Rates, Deadlines, and Exemptions

Property tax in Broomfield, CO is calculated by taking your home’s actual value, running it through Colorado’s two residential assessment rates (6.8% for local government and 7.05% for school district taxes in 2026), and multiplying each piece by the mill levies set by the taxing authorities that cover your address.1Colorado Division of Property Taxation. Understanding Property Taxes in Colorado Payment is due in two halves (end of February and June 15) or in a single payment by April 30. Because Broomfield is Colorado’s only consolidated city and county, one office handles valuation, billing, and appeals.

How Your Tax Bill Is Calculated

The assessor starts with your property’s actual value, meaning what a knowledgeable buyer would pay a willing seller. Values are set on a two-year cycle using an appraisal date of June 30 of even-numbered years, drawn from sales during the 18 months immediately before that date.2Colorado Board of Assessment Appeals. Property Tax Terminology For 2025 and 2026 tax years, that means sales from roughly January 2023 through June 2024. The assessor looks at physical characteristics — lot size, square footage, condition, age, and location. Your furniture and belongings don’t factor in.

You don’t pay tax on the full actual value. Colorado applies two different residential assessment rates for 2026:

  • 7.05% for the portion of your bill going to school districts
  • 6.8% for the portion going to Broomfield itself and other local entities like fire and water districts1Colorado Division of Property Taxation. Understanding Property Taxes in Colorado

On the local-government side only, you subtract the lesser of 10% of actual value or $70,000 before applying the 6.8% rate.3Colorado General Assembly. SB24-233 Property Tax The school portion gets no such reduction.

For a home with an actual value of $500,000, the math looks like this:

  • School district assessed value: $500,000 × 7.05% = $35,250
  • Local government assessed value: $500,000 − $50,000 = $450,000, then × 6.8% = $30,600

Each assessed value then gets multiplied by the mill levies belonging to that type of taxing authority. One mill equals $1 of tax per $1,000 of assessed value. Skip the assessment-rate step and multiply market value directly by total mills, and you’ll come up with a figure far above what you actually owe.

What Happens If You Don’t Pay

Interest at 1% per month is only the start. The county treasurer advertises delinquent properties and sells tax liens at a public auction, typically in the fall. A lien buyer pays your overdue taxes and earns interest at a rate set annually by adding 9% to the Federal Reserve discount rate.

You still own the property during a three-year redemption period after the lien sale. To reclaim clear title, you pay the delinquent amount plus accrued redemption interest. If you don’t redeem within three years, the lien holder can apply for a treasurer’s deed and take ownership. Losing a home to unpaid property taxes is uncommon, but the process moves forward whether you’re watching it or not.

Exemptions That Lower Your Bill

Two exemptions can cut your bill substantially. Each exempts 50% of the first $200,000 of your home’s actual value.

Senior Homestead Exemption

You qualify if you were 65 on or before January 1 of the application year and have owned and occupied the home as your primary residence for at least 10 consecutive years before that date.11City and County of Broomfield. Appealing Your Valuation

If the assessor valued your home above what you believe it’s worth, you can protest. In reassessment years (odd-numbered), the Broomfield Assessor mails a Notice of Valuation by about May 1. In even-numbered years, you only receive a notice if your value changed due to improvements or corrections.14City and County of Broomfield. Property Valuation Process

You must file your real property protest online, by mail, or in person by June 8. Mailed protests must be postmarked by that date. The assessor reviews your evidence and issues a Notice of Determination by June 30.14City and County of Broomfield. Property Valuation Process

The strongest evidence is recent sales of comparable nearby homes that sold for less than your assessed value. You can also point to errors in the property record (wrong square footage, a finished basement that isn’t finished) or physical issues that reduce market value such as foundation problems or flood exposure. Document everything.

If the assessor denies your protest, you can appeal to the Broomfield Board of Equalization. Independent hearing officers appointed by the City Council hear appeals between July 21 and July 31, and the Council finalizes decisions by August 5.14City and County of Broomfield. If You Pay Through Mortgage Escrow

Most homeowners with a mortgage don’t send checks to the treasurer directly. Your lender collects a monthly escrow amount with your mortgage payment, holds those funds, and pays the tax bill when it’s due. Federal rules require your loan servicer to perform an annual escrow analysis and send you a statement within 30 days of the end of each computation year.15Consumer Financial Protection Bureau. 1024.17 Escrow Accounts

That annual statement is where surprises surface. If a reassessment pushed your taxes up, the account may be short, and your monthly payment rises to cover the gap. Servicers can spread a shortage across 12 months or accept a lump-sum payment. If taxes dropped or the account over-collected, the servicer must refund any surplus of $50 or more, and the account can’t carry more than a two-month cushion.

Review the statement anyway. Servicers sometimes miss deadlines, apply funds to the wrong parcel, or overlook exemptions you’ve been granted. You’re the one on the hook if a payment is missed, so catching an error early is far easier than fixing it after interest has accrued.
