Buckhead Property Tax Rate: Millage, Exemptions, and Appeals

Property owners in Buckhead pay a combined property tax rate of roughly 40 to 42 mills, split among the City of Atlanta, Fulton County, and Atlanta Public Schools. Because Georgia taxes property on 40% of its fair market value, a home the county values at $750,000 has an assessed value of $300,000, and a combined rate near 41 mills produces an annual bill of about $12,300 before any exemptions.

How the Rate Is Built

A mill is one dollar of tax for every $1,000 of assessed value.1Georgia Department of Revenue. Property Tax Millage Rates Three separate jurisdictions levy mills on a Buckhead parcel: the City of Atlanta, Fulton County, and Atlanta Public Schools. Each adopts its own rate every year, and your bill is the sum.

Before any rate applies, Georgia law shrinks the base. All tangible property is assessed at 40% of fair market value.2Justia. Georgia Code 48-5-7 – Assessment of Tangible Property A property the county values at $600,000 therefore has an assessed value of $240,000. Multiply that assessed value by the total millage rate expressed as a decimal, and you have the annual tax before exemptions.

The Fulton County Board of Assessors sets fair market value, defined as what a knowledgeable buyer would pay a willing seller in an arm’s-length transaction.3Department of Revenue. Property Tax Valuation Each year, owners get an Annual Assessment Notice showing the prior and proposed values along with the parcel ID and separate land and improvement figures.4Fulton County Assessors Office. Understanding Your Annual Notice of Assessment Review it closely. If the fair market value is overstated, every jurisdiction’s share of your bill is inflated.

Current Rates by Jurisdiction

Rates shift every year, and any jurisdiction proposing a rate above the rollback rate has to advertise the increase and hold at least three public hearings.5Justia. Georgia Code 48-5-32.1 – Certification of Assessed Taxable Value of Property and Method of Computation The figures below reflect the most recent adopted or proposed rates as of early 2026.

Added together, the combined rate for a Buckhead residential property was roughly 40.74 mills for 2025. If both proposed changes take effect for 2026, the total lands near 41.54 mills. The school district makes up about half of the bill in either year, which matters when school bond measures appear on the ballot.

A Note on Commercial Property

Commercial parcels inside the Buckhead Community Improvement District pay an additional 3 mills on top of the standard rates.9Buckhead Community Improvement District. What Is the Buckhead CID Tax Millage and How Much Has Been Raised and Spent? Residential property is not subject to the CID levy. On a commercial building assessed at $2 million, that 3 mills alone adds $6,000 a year.

Exemptions That Lower Your Bill

If you live in your Buckhead home as your primary residence, a homestead exemption can meaningfully reduce the taxable value. You must occupy the home as of January 1 of the tax year, and the application has to be filed with the Fulton County Board of Assessors on or before April 1 to apply to that year’s bill.10Georgia Department of Revenue. Property Tax Homestead Exemptions

Basic Homestead

Available to every owner-occupant. The application requires a valid Georgia driver’s license or state ID and vehicle registrations showing the property address for all vehicles owned by you and your spouse.11Fulton County Board of Assessors. Exemptions – Fulton County Board of Assessors Georgia ties vehicle registration to your homestead county, so your cars have to be registered at the address where you claim the exemption. Staff may also ask for a prior-year utility bill or a Fulton County voter registration card.

Floating Homestead

Fulton County’s floating homestead exemption limits how much your taxable value can grow year to year. When you first apply, the assessor sets a base-year value, typically the prior year’s assessed value. That base increases annually by the cap percentage or the Consumer Price Index, whichever is lower, and the exemption equals the difference between your current assessed value and that capped base.11Fulton County Board of Assessors. Exemptions – Fulton County Board of Assessors In a fast-appreciating market, the savings add up quickly. One caveat worth knowing: the cap limits growth in assessed value, not in the final bill. If a jurisdiction raises its millage, your tax can still climb even when the assessed value is held flat.

Senior, Disability, and Veteran Exemptions

Homeowners aged 65 and older may qualify for additional exemptions, many of which carry income limits. Applicants need state and federal tax returns, or a Social Security award letter if they don’t file.12Fulton County Government. 2025 Homestead Exemption Guide Disabled veterans and surviving spouses of veterans, peace officers, or firefighters killed in the line of duty have dedicated exemptions filed through the county tax assessor’s office using a standard homestead application.13Georgia Department of Veterans Service. Disabled Veteran Homestead Tax Exemption All of these share the same April 1 deadline.

When the Bill Is Due and What Late Costs You

Fulton County property tax bills are normally due October 15. Not receiving a bill in the mail is not an excuse for late payment, so if yours hasn’t arrived by early October, check the Fulton County Tax Commissioner’s website or call the office.

Interest starts accruing the day after the deadline. Georgia law sets the rate at the federal bank prime loan rate plus 3%, calculated annually and applied monthly, with any partial month counted as a full month.14Fastcase. Georgia Code 48-2-40 – Rate of Interest on Past Due Taxes On top of interest, Fulton County applies a 5% penalty on the 120th day after the due date, and that 5% repeats every 120 days until the bill is paid or the penalty hits 20%.15Fulton County Tax Commissioner. FAQ On a $12,000 bill, the maximum penalty alone is $2,400 before interest. One day late starts the clock.

If Your Assessment Looks Too High

Because the rate is applied to the county’s valuation, an inflated assessment inflates every part of the bill. If the value on your assessment notice looks wrong, you have 45 days from the notice date to file a written appeal with the Fulton County Board of Assessors.16Georgia House of Representatives. Summary of Appeal Process O.C.G.A. 48-5-311 You can deliver the appeal in person, mail it (the USPS postmark counts), send it by statutory overnight delivery, or file electronically if the assessor’s office accepts it. Miss the 45-day window and the value stands for the year.

The default route sends the appeal to the county Board of Equalization, a panel that hears disputes over value, uniformity, and taxability. For non-homestead real property or wireless telecom personal property with a fair market value above $500,000, you can choose a hearing officer instead, who must be a state-certified real property appraiser; both sides exchange evidence at least seven days before the hearing. Any owner can also elect nonbinding arbitration, but that path requires a certified appraisal submitted within 45 days of the board’s receipt of your appeal, or the appeal terminates. A decision from any of these paths can be appealed to superior court within 30 days.
