Cape Coral Tax Rates: Property, Sales, and Assessments

Cape Coral tax rates for 2026 land at roughly 15.38 mills in combined property tax, 6.5% in sales tax, 7% public service tax on electricity and natural gas, and a 5.22% local communication services tax, plus flat non-ad valorem assessments for fire protection and, on vacant lots, mowing. The sections below show where each rate comes from and how it hits your bill.

Property Tax Millage for 2026

Property tax is ad valorem: one mill equals one dollar of tax per $1,000 of taxable value. A home with $200,000 of taxable value at the full combined rate of about 15.38 mills owes roughly $3,076 before exemptions.

For fiscal year 2026, the City of Cape Coral set its operating millage at 5.1471 mills, a reduction from the prior year.1City of Cape Coral. City Council Approves 2026 Budget, Lowers Millage Rate That is one of more than a dozen lines on a Cape Coral tax bill. The full stack:

Your taxable value is not your market value. The Lee County Property Appraiser sets a just (market) value and an assessed value for each parcel; the assessed value, minus any exemptions you qualify for, is what the millage rate multiplies against. Every August, the Property Appraiser mails a Truth in Millage notice showing proposed rates and your assessed value before final bills go out.3Florida Department of Revenue. Truth in Millage (TRIM)

Homestead Exemption and Save Our Homes

If Cape Coral is your permanent residence, two mechanisms do the heaviest work in lowering the ad valorem portion of your bill.

Florida’s homestead exemption removes the first $25,000 of assessed value from all property taxes, including school district levies. A second exemption removes an additional $25,000, but it applies only to assessed value between $50,000 and $75,000 and does not reduce school district taxes.4The Florida Legislature. Florida Code 196.031 – Exemption of Homesteads For a home assessed at $250,000, that shields $50,000 from most levies and $25,000 from school levies, which saves a typical homeowner well over $500 a year.

Once you have the exemption, Save Our Homes caps the annual increase in your assessed value at 3% or the change in the Consumer Price Index, whichever is lower, no matter how much the market value climbs.5The Florida Legislature. Florida Code 193.155 – Homestead Assessments In a market that has appreciated the way Cape Coral has, the gap between market and assessed value can grow by tens of thousands of dollars over time, and that gap stays with you year after year. If you sell and buy another Florida primary residence, you can transfer up to $500,000 of that assessment difference to the new home through portability, provided you establish a new homestead within three tax years.

Extra Relief for Seniors and Veterans

Residents 65 or older with a homestead exemption and 2026 adjusted household income no higher than $38,686 qualify for an additional senior exemption on the non-school portion of their bill; the income threshold adjusts annually for inflation.6Florida Department of Revenue. Two Additional Homestead Exemptions for Persons 65 and Older

Veterans with a service-connected permanent and total disability pay no property tax on their homestead, and that full exemption carries over to an unremarried surviving spouse. Veterans with a disability rating of 10% or more qualify for a $5,000 reduction in assessed value, and partially disabled veterans 65 or older with a combat-related disability receive an ad valorem discount matching their disability rating.7Florida Department of Veterans’ Affairs. Sales Tax: 6.5% Combined

Retail purchases in Cape Coral carry a combined 6.5% sales tax. Florida’s statewide rate is 6% on most goods and taxable services.8The Florida Legislature. Florida Code 212.05 – Sales, Storage, Use Tax Lee County adds a 0.5% discretionary surtax.9Florida Department of Revenue. Discretionary Sales Surtax Information for Calendar Year 2026

The county surtax applies only to the first $5,000 of any single item’s price, so the local portion on a $30,000 boat is capped at $25 rather than $150.10Florida Department of Revenue. Discretionary Sales Surtax Groceries bought for home consumption and prescription medications are exempt from state sales tax; prepared food, alcohol, and over-the-counter drugs are not.

Public Service Tax and Communication Services Tax

Cape Coral taxes utility consumption within city limits at 7% on electricity and 7% on natural gas, with water service also subject to the public service tax.11City of Cape Coral. Public Service Tax These charges show up as line items on your monthly utility bills.

Telecommunications, cable, and satellite services carry a combined state and local communication services tax, with Cape Coral’s local rate set at 5.22% on top of the state portion.12Florida Department of Revenue. Florida Communications Services Tax Internet-only service is generally exempt under federal law, though bundled packages that include voice or video may be partially taxed.

Non-Ad Valorem Assessments on Your Tax Bill

Not everything on the annual property tax bill is based on value. Two flat-rate assessments catch new owners off guard most often.

The fire protection assessment runs on two tiers. Every parcel pays a base Tier 1 charge of $349.32. Improved parcels pay an additional $3.47 per equivalent benefit unit, calculated in $5,000 increments of structure value as reported by the Property Appraiser.13City of Cape Coral. Tax Billed Assessments (Non-Ad Valorem Taxes) An average single-family home works out to roughly $530 a year. Vacant lots still owe the Tier 1 base.

If you own a vacant lot, Cape Coral automatically enrolls you in a mowing program that cuts the lot 13 times a year between February and December, and bills the cost on your annual tax notice. To opt out, you must keep vegetation under 12 inches and notify the city in writing by September 1 for the current billing year. A new owner has 30 days after taking title to request the exemption, or the lot goes back on the mowing schedule.

When Property Taxes Are Due

The Lee County Tax Collector mails bills in November with final payment due by March 31.14Lee County Tax Collector. Real Estate Property Taxes Paying early earns a declining discount: 4% in November, 3% in December, 2% in January, and 1% in February.15Florida Department of Revenue. Florida Property Tax Calendar The November discount on a $4,000 bill is $160.

You can pay online through the Tax Collector’s portal, by mail, or at a branch office. Credit card payments carry a processing fee. An installment plan splits the bill into four quarterly payments, but you have to apply by April 30 of the year before the taxes are due, and missing the first installment by July 31 drops you from the plan.16Lee County Tax Collector. Payment Options

Unpaid taxes become delinquent on April 1 and immediately incur a 3% minimum interest charge, after which interest accrues at 18% per year until the county sells a tax certificate on the property, typically in June.17The Florida Legislature. Florida Code 197.172 – Interest Rate; Calculation and Minimum Treat March 31 as a hard deadline.

If You Rent Short-Term or Own a Business

Rentals of six months or less are subject to the 6% state sales tax plus a 5% Lee County tourist development tax, for a combined 11% on each rental transaction. Hosts register with the Florida Department of Revenue for a sales tax number and collect the tax at booking. The tourist development portion is remitted to the Lee County Tax Collector, usually monthly. Platforms such as Airbnb and Vrbo often collect and remit state sales tax automatically, but the local tourist tax obligation frequently still falls on the owner.

Businesses owe a separate ad valorem tax on tangible personal property such as furniture, equipment, computers, and fixtures, at the same combined millage that applies to real estate. Florida provides a $25,000 exemption, but you have to file a tangible personal property return (Form DR-405) with the Lee County Property Appraiser by April 1 to claim it. If your total tangible personal property value is $25,000 or less, no filing is required. Failing to file when required triggers a 25% penalty on the full tax owed for each year missed, calculated without the exemption.
