Where to Find the Maps

The interactive GIS portal is the main tool. The Commissioner of the Revenue’s office links to it directly and maintains the land book records that feed it.3Caroline County VA. Commissioner of Revenue For older records or anything that looks incomplete online, the Commissioner’s office in Bowling Green keeps physical records you can review in person.

How to Search for a Parcel

The portal accepts three kinds of searches. Street address is the easiest. Owner’s legal name works when you don’t have the address. The most precise is the Map/Parcel/Sub-parcel identification number assigned by the Commissioner’s office, which you’ll find on your most recent tax bill or on a deed recorded with the Clerk of the Circuit Court.

If you use the parcel number, match the format on your paperwork exactly. The number follows a district-block-lot structure, and a dropped sub-parcel digit or an extra space will either return nothing or pull up the wrong property.

What Each Parcel Record Shows

Every parcel carries a unique Map/Parcel identification number that acts as a permanent serial number for the land. That number ties the boundary you see on screen to the county’s database record: owner’s legal name, mailing address, total acreage, and the assessed values for the land and any structures on it. The map also shows the parcel’s position relative to roads, neighbors, and public infrastructure.

If a parcel is enrolled in Virginia’s land-use taxation program, the land book must show both the use value and the fair market value, so you may see two figures on certain agricultural or forestal properties.4Virginia Code Commission. Virginia Code 58.1-3301 – Form of Land Book Those assessed values are what the tax bill is calculated from.

Using the Interactive Map

Once a search returns a result, click it and the map centers on the parcel. You can drag, zoom, and toggle between a standard topographic view and aerial photography. Selecting a parcel opens a detail pane with assessment data, legal description, and owner information. The layers and zoom are useful for comparing your lot against neighboring ones or seeing how it sits in relation to roads and terrain, which a static image can’t show.

Tax Maps Are Not Boundary Surveys

This is the part that trips people up. A tax map shows approximate parcel boundaries for assessment purposes. It is not a legal boundary survey. Tax maps are drawn from deed descriptions and prior records without the field measurements a survey requires, and Virginia regulations hold licensed surveyors to strict accuracy, monumentation, and sealing requirements that tax maps don’t attempt to meet.5Virginia Code Commission. 18VAC10-20-370 – Minimum Standards and Procedures for Land Boundary Surveying Practice

Use the tax map to identify your parcel and look up assessment information. Before you buy land, build a fence, or argue a property line with a neighbor, hire a licensed surveyor.
