Cayuga County tax maps are the county’s official parcel maps, and you can view them two ways online or order a printed copy from Real Property Tax Services. The interactive GIS viewer is best when you want to find a property visually; the Property Record Online System (PROS) is best when you already have an address, owner name, or Section-Block-Lot number and want the assessment details that go with it.1Cayuga County, NY. Interactive GIS For a paper copy, the Real Property Tax Services office on the 5th floor of the Cayuga County Office Building, 160 Genesee Street, Auburn, NY 13021, handles requests by mail or in person.2Cayuga County. What a Tax Map Shows You
Every parcel on the map carries a Section-Block-Lot number, the SBL. That number is the parcel’s legal identifier, and it appears on your tax bill, your assessment notice, and any county correspondence about the land. Alongside the SBL, the map shows boundary lines, lot dimensions, acreage, rights-of-way, easements, and the distance from water bodies to property lines.
One limit is worth knowing before you rely on anything you see. Tax maps are built for assessment and administration, not construction or litigation. They are not surveys. If you need accurate measurements for a fence, a building project, or a boundary dispute, hire a licensed surveyor; the tax map will not have the precision you need.
Looking Up a Parcel Online
Cayuga County publishes two separate tools, and they answer different questions.
Interactive GIS Viewer
The county’s online mapping site lets you query, display, and print maps using layers drawn from the county’s geographic information system.1Cayuga County, NY. Interactive GIS You can switch parcel boundaries on and off, overlay aerial photography, and zoom in to orient yourself against roads, buildings, and natural features. A new version of the parcel viewer launched in September 2025, so update any older bookmarks through the county’s tax maps page.3Cayuga County, NY. Tax Maps
Use the GIS viewer when you know roughly where a property is but don’t have its SBL. Click the parcel on screen and the identifying information comes up from there. In-app help documentation is available inside the viewer itself.
PROS Property Search
For assessment data, the county uses the Property Record Online System, PROS, developed with GAR Associates. PROS gives you assessment information, property inventory, comparable sales, the tax map sheet, and photos of the property. You can search by owner name, address, or SBL through the PROS search page.4Cayuga County. Cayuga County PROS – Search Filters
Reach for PROS when you already know which parcel you want and need the financial picture: assessed value, exemptions, sale history, and the map sheet. If you’re researching before a purchase or preparing a tax grievance, most of what you need lives here.

Splitting or Merging Parcels
If you want to divide a parcel into separate tax lots or combine adjacent parcels, the paperwork runs through Real Property Tax Services. This comes up in estate planning, development, and sales where an owner wants to sell off part of a larger tract. The county will not change the tax map until specific conditions are met.6Cayuga County, NY. Split or Merge Request
Merging Parcels
To combine parcels, every one of these must be true:
- The parcels are contiguous, meaning they touch or sit directly across a public or private road or right-of-way from each other.
- Every parcel is in the same school district, town, village, or city.
- Ownership on all parcels matches exactly. Even a small discrepancy in how names appear on the deeds will hold things up.
- All current and prior-year taxes, including any liens, are paid in full.
Splitting Parcels
Splits add a step merges don’t require. Each new lot must be clearly described in a deed or in a survey subdivision map recorded with the Cayuga County Clerk. Real Property Services will not write property descriptions for you.6Cayuga County, NY. Split or Merge Request Before you contact the county, check with your local town, village, or city planning and zoning authorities. Many municipalities require planning board approval before a subdivision can proceed, and the County Clerk will not accept a subdivision map without that approval where local rules call for it.
The full sequence runs:
- Confirm taxes are paid and ownership is clear.
- Contact your local planning board. This often requires a survey stamped by local authorities.
- File the approved survey with the County Clerk along with a Map Affidavit. The Clerk charges a small filing fee and requires two copies of the map.
- Download the Split Merge Request Form from the county website and mail or email it to Real Property Services.
Here is the detail that trips people up: neither local planning approval nor recording a survey with the County Clerk automatically updates the tax map. You have to submit the request form to Real Property Services separately. Once the county has every required document, the change takes four to six weeks.6Cayuga County, NY. Split or Merge Request
Fixing an Error on a Tax Map
If a boundary on the map doesn’t match a recorded deed or survey, call Real Property Tax Services at 315-253-1270. Corrections go through the county director in coordination with your local assessor. Have your deed, survey, or County Clerk recording reference ready; it speeds up the review.
