What You’ll Owe on a Charles County Home

Payment Deadlines
Property taxes become due July 1 each fiscal year.3Maryland Department of Assessments and Taxation. - First installment: due July 1, payable without interest through September 30.
- Second installment: due December 1, payable without interest through December 31.
You can also pay the full year in one shot by September 30. Doing so avoids the service charge counties may add to the second installment, up to 1.65% of that payment, which covers lost interest and the cost of billing twice. How to Pay
You’ll need your property’s account ID (parcel number), which appears on your bill and in the county’s online property tax inquiry.6Charles County Treasurer’s Office. Property Tax Account Inquiry
Online. The county’s payment portal takes major credit cards and electronic checks. Credit and debit cards carry a 2.45% processing fee (minimum $2); electronic checks are a flat $1.50.7Charles County Treasurer’s Office. By mail. Send a check to the lockbox address on your voucher. Include the detachable voucher; its scan line routes payment to the right account. Allow five to seven business days.
Drop box. A secure drop box at the Charles County Government Building accepts payments in person. Deposits made after the posted cutoff time may not process until the next business day.
If You Pay Late
Missing September 30 (for either the first installment or the full annual amount) puts your account in arrears. Interest starts accruing on the unpaid balance and compounds monthly, so a bill left alone for a year is meaningfully larger than the original.
If the balance stays unpaid, the county will eventually sell a tax lien certificate on your property at public auction. The sale doesn’t transfer ownership. It gives the certificate holder the right to foreclose later. For owner-occupied properties, the holder cannot file a foreclosure complaint until at least nine months after the sale; for other properties, six months.9Maryland General Assembly. You keep the right to redeem the property — paying off the delinquent taxes plus accrued interest, penalties, and the certificate holder’s reasonable expenses — at any point until a circuit court issues a final foreclosure decree.9Maryland General Assembly. Credits That Can Lower Your Bill
Homestead Tax Credit
The Homestead credit caps how fast your taxable assessment can rise year over year, no matter what happens to the market value. Homeowners’ Property Tax Credit
This is income-based and open to homeowners of any age. Maryland sets a ceiling on what you should pay based on your household income; anything above that ceiling comes back as a credit.12Maryland Department of Assessments and Taxation. Disabled Veteran Exemption
Veterans with a 100% service-connected disability rating from the Department of Veterans Affairs may qualify for a full exemption from real property tax in Charles County. Surviving spouses of qualifying veterans may also be eligible. Applications are available through the county government website.
Senior Tax Credit
Charles County offers a local credit for senior residents who meet income and residency requirements. SDAT reviews applications. Eligibility thresholds and filing deadlines can change from year to year, so confirm current rules with the county’s property tax credit page or the local assessment office before applying.
Appealing Your Assessment
SDAT reassesses about one-third of Charles County properties every year, so each parcel is reviewed on a three-year rotating cycle.14Maryland State Department of Assessments and Taxation. If you think your new value is too high, you can appeal at three levels:
- Supervisor’s level: an informal hearing (about 15 minutes) with a local assessor. Bring comparable sales, photos of condition issues, and anything else that supports a lower value.
- Property Tax Assessment Appeal Board (PTAAB): file within 30 days of the supervisor’s final notice. The board is independent of SDAT and made up of local residents appointed by the Governor.

Outside the normal cycle, you can file a Petition for Review on or before the first business day after January 1 for the taxable year that begins the following July 1. Transfer and Recordation Taxes at Closing
The annual property tax is not the only real-property tax you’ll see in Charles County. When a home changes hands, closing brings its own set of charges.
Maryland’s state transfer tax is 0.5% of the sale price. First-time Maryland homebuyers who will occupy the property as their primary residence pay a reduced 0.25% rate.17Maryland General Assembly. Recordation tax applies when a deed or mortgage is recorded with the county. Charles County’s rate is $7 per $500 of the sale price, which comes to $5,600 on a $400,000 home. Between the state transfer tax, local transfer tax, and recordation tax, closing costs on a Charles County transaction can easily reach several thousand dollars beyond the price of the home itself.
