City of Lone Tree Sales Tax: Rate, License, and Filing

The Lone Tree sales tax is a 2.5% municipal tax on retail purchases within city limits, which combines with state, county, and district taxes to bring most transactions to roughly 7.5%.1City of Lone Tree. Taxing and Business Licensing Lone Tree is a home-rule municipality, so it collects and administers that 2.5% itself rather than through the state.2City of Lone Tree. Home Rule in Lone Tree Under Pressure The city sets its own tax base, exemptions, licensing rules, and filing deadlines, which means state-level defaults do not automatically apply to businesses operating here.

How the Combined Rate Breaks Down

The 2.5% city tax is one piece of what a shopper actually pays at the register.1City of Lone Tree. Taxing and Business Licensing Colorado adds 2.9%.3Department of Revenue – Taxation. Sales Tax Rate Changes Douglas County adds 1%, the Regional Transportation District another 1%, and the Scientific and Cultural Facilities District 0.1%.4SCFD. About Us The combined total runs about 7.5% for most retail sales in the city. Because overlapping special district boundaries can shift the figure slightly, businesses should confirm the rate for a specific location through the Colorado Department of Revenue’s address-based lookup.

Lone Tree also charges a 4.0% admission tax on paid entry to public events or venues within city limits.1City of Lone Tree. Taxing and Business Licensing Event organizers owe it on top of standard sales tax where it applies.

What Is Taxed and What Isn’t

The city’s sales tax applies broadly to retail sales of tangible personal property. Electronics, clothing, furniture, and building supplies all fall within the base. Some services are taxed too, including telecommunications and the delivery of gas or electric utilities.

Vehicles are a significant exception. Under Lone Tree Code Section 4-3-210(9), vehicle purchases are exempt from the city’s 2.5%.1City of Lone Tree. Taxing and Business Licensing State and county taxes still apply to a car bought at a Lone Tree dealership; the city portion does not.

Groceries vs. Prepared Food

Groceries and other food bought for home consumption are not subject to the city’s sales tax. Prepared food is. Restaurant meals, takeout, and catering remain fully taxable at the standard rate. The line is whether the food is ready to eat or meant to be prepared at home.

Use Tax on Purchases from Outside Vendors

When a buyer purchases something from a vendor that does not collect Lone Tree’s sales tax, and then stores, uses, or consumes it in the city, use tax is owed instead. The use tax rate matches the sales tax rate at 2.5%.1City of Lone Tree. Taxing and Business Licensing This most often arises with online orders from out-of-state retailers that have no collection obligation, or equipment purchased from suppliers in jurisdictions with a lower rate. The city audits for these gaps.

Construction Use Tax

Building projects carry a separate use tax on construction materials. Lone Tree collects it up front, before issuing a building permit, based on the estimated value of materials and labor.5City of Lone Tree. Fee Schedules Permit payments and other building services go through the city’s online permitting portal, and anyone doing work in Lone Tree must also hold a valid business license before a permit will issue.6City of Lone Tree. Remote Sellers and Economic Nexus

Out-of-state retailers and online marketplaces are covered as well. Lone Tree’s economic nexus ordinance expanded the definition of “retailer” to include marketplace facilitators, marketplace sellers, and multichannel sellers.7Colorado Municipal League. City of Lone Tree Ordinance 20-07 – Amending Article III of Chapter 4 Concerning Sales Tax and Economic Nexus Once a facilitator’s sales into the city exceed the thresholds set by Colorado law, it must collect and remit Lone Tree’s sales tax on those transactions. The state threshold is $100,000 in annual retail sales into Colorado, and sellers below that figure in both the current and prior calendar year are exempt.8Department of Revenue – Taxation. Getting a Lone Tree Sales Tax License

Every business operating in Lone Tree needs either a Business License or a Retail Sales and Use Tax License. Licenses are nontransferable, so a change of ownership requires a new application.1City of Lone Tree. Taxing and Business Licensing

The application asks for the Federal Employer Identification Number (or Social Security number for sole proprietors), the entity type (corporation, partnership, sole proprietorship, LLC, S-corp, or trust), the physical business address, and a separate mailing address. It also asks for a description of the business activity so the city can classify the account. A PDF version is available, but the city encourages applicants to use its online portal.9City of Lone Tree. Business License and Sales/Use Tax Application

Filing and Paying

Two online systems handle Lone Tree sales and use tax returns. The city’s primary platform is Xpress Bill Pay, which processes both the return and the payment.1City of Lone Tree. Taxing and Business Licensing Lone Tree also participates in Colorado’s Sales and Use Tax System (SUTS), a statewide portal useful for businesses that file with several self-collecting Colorado cities from a single account.

Payments can be made from a checking account or by Visa, MasterCard, or Discover. Electronic checks carry no fee; credit card payments add a 2.8% service charge.1City of Lone Tree. Taxing and Business Licensing

Filing Deadlines

Under Colorado’s standard schedule, businesses owing $600 or more per month in sales tax file monthly, with returns due by the 20th of the month following the reporting period. When the 20th lands on a weekend or holiday, the deadline moves to the next business day.10Department of Revenue – Taxation. Sales Tax Filing Information Lower-volume filers may qualify for less frequent returns:

  • Quarterly filing is available when monthly tax liability is under $600, with returns due the 20th of the month following each quarter.
  • Annual filing is available when monthly liability is $15 or less, with the return due January 20.10Department of Revenue – Taxation. Sales Tax Filing Information

Because Lone Tree administers its own tax, the specific schedule assigned to an account may differ from these state defaults. Confirm the deadlines directly with the city’s finance department or in the filing portal. Missing a deadline triggers penalties and interest, and chronic late filing increases audit exposure.
