City of Maple Ridge Property Tax Inquiry: MyCity, TIPP, and Grants

To check your Maple Ridge property tax account, log into the MyCity Account portal at mapleridge.ca using the folio number and access code from your most recent tax notice. The portal shows your current balance, payment history, and current and past notices, and it is also where you pay by credit card. For the 2026 tax year, payment is due July 2, 2026, and any unpaid amount is hit with a 5% penalty at 12:01 a.m. the next day.1City of Maple Ridge. Property Taxes2City of Maple Ridge. What You Need Before You Log In

Two numbers do the work: your folio number, which identifies your tax account, and an access code that keeps the account private. Both sit in the top right area of your annual property tax notice.3City of Maple Ridge. MyCity Account (eBilling)

If you cannot find your notice, check earlier correspondence from the City. Your property address and legal description help with verification, but without the folio number and access code you cannot link the account.

Checking Your Account Through MyCity

MyCity Account is the City’s self-service portal for property taxes, metered water, business licences, and dog licences. There is no guest access. You register with an email and password, then link your tax account using the folio number and access code.3City of Maple Ridge. MyCity Account (eBilling)

Once linked, the portal shows your current balance, payment history, and current and past tax notices. You can also switch on eBilling so future property tax notices and metered utility bills arrive by email rather than paper mail.3City of Maple Ridge. MyCity Account (eBilling)

Asking by Phone or In Person

If you would rather speak with someone, the Property Tax Department at City Hall takes inquiries by phone at 604-467-7336 or in person at 11995 Haney Place, Maple Ridge. The office is open Monday through Friday, 8 a.m. to 4 p.m., closed on statutory holidays.4City of Maple Ridge. Property Tax

Have your folio number ready. It lets the clerk pull up your file right away, which is usually all it takes to confirm a payment, verify an outstanding balance, or sort out a question about your notice.

How to Pay Your Property Taxes

Maple Ridge accepts several payment methods, and each has its own processing time and fee.5City of Maple Ridge. Pay Your Taxes

  • Online banking: search for “Maple Ridge” as a payee through your bank and use your folio number (no dashes or spaces) as the account number. Allow at least two business days for the payment to post.
  • Credit card through MyCity Account: Visa and Mastercard accepted, with a non-refundable 2% merchant service fee added to every payment.
  • Paymentus: a third-party service that takes Visa or Mastercard online or by phone at 1-855-480-9594. Each transaction is capped at $5,000, and a convenience fee applies. Larger balances can be split across multiple payments.
  • In person at City Hall: debit, cheque, credit card, and cash. Cash is capped at $5,000. Credit card payments carry the same 2% fee.
  • Mail or drop box: cheques, money orders, and bank drafts. Postdated cheques are accepted. Never put cash in the drop box.

Monthly Prepayments Through TIPP

The Tax Instalment Prepayment Plan withdraws a portion of your estimated taxes on the 1st of each month from August through May, with the remaining balance taken on the July due date. Once enrolled, TIPP continues each year until you cancel in writing.5City of Maple Ridge. Pay Your Taxes

What Happens If You Miss July 2

The penalty structure is blunt and fast. A 5% penalty is applied at 12:01 a.m. on July 3, 2026 to any amount still owing, and a second 5% penalty is added on September 2, 2026.2City of Maple Ridge. Understanding Your Property Taxes On a $5,000 bill, that is $500 in penalties within two months.

Unpaid balances also accumulate interest. Under the BC Community Charter, taxes still unpaid on December 31 of the year they were levied become “taxes in arrear” and begin accruing interest. If they remain unpaid through the next December 31, they become “delinquent taxes” and continue bearing interest.6BC Laws. Community Charter

Properties with delinquent taxes are subject to tax sale on the last Monday in September. In practice, if your 2026 taxes stay unpaid through the end of 2028, the property could be sold at a tax sale in September 2029.7Province of British Columbia. Claim the Home Owner Grant Before You Pay

The Home Owner Grant is a provincial program that reduces the property tax owed on your principal residence. Maple Ridge sits inside the Metro Vancouver Regional District, so the basic grant is $570. A larger additional grant is available if you are 65 or older, a veteran, a person with a disability, or meet other qualifying criteria. Only one grant type can be claimed per property.8Province of British Columbia. Home Owner Grant

For 2026, the full grant applies when assessed value is at or below $2.075 million. Above that, the grant is reduced by $5 for every $1,000 of assessed value. The basic grant disappears at $2.189 million and the additional grant at $2.244 million. Owners above those ceilings who qualify for the additional grant may still be eligible for a low-income supplement.

Applications now go directly to the Province, not through the City. Claim the grant before July 2, 2026 or the grant portion of your bill is treated as unpaid and attracts the same 5% penalty.1City of Maple Ridge. Property Taxes You have to claim it every year.

Deferring Payment Instead

British Columbia runs two property tax deferment programs that work as low-interest loans: the Province pays your taxes and you repay the balance, with interest, when you sell or transfer the property.9Province of British Columbia. Property Tax Deferment Program

  • Regular program: for homeowners 55 or older, surviving spouses, or persons with a disability.
  • Families with children program: for homeowners who financially support a child.

When approved, the Ministry of Finance registers a lien on the property, which restricts certain changes to title until the deferred amount is repaid. Starting with the 2026 tax year, compound interest is charged on deferred balances. Apply before the July 2 due date to avoid late penalties on the current year.9Province of British Columbia. If You Need a Tax Certificate

A tax certificate confirms the tax status of a property and is usually required during a sale or refinance. It is not ordered from City Hall. Certificates are issued through the Land Title and Survey Authority or other authorized platforms, and the fee for a Maple Ridge tax certificate through the LTSA is $130.16.10City of Maple Ridge.
