Coryell County Property Tax: Rates, Exemptions & Deadlines

Coryell County property tax bills combine several overlapping rates, not just one. The county’s own 2024 rate is $0.448240 per $100 of taxable value, but once your school district, city, and any special districts are added in, most homeowners see a combined rate somewhere between roughly $1.30 and $2.10 per $100. School districts are the largest single piece almost everywhere in the county. Rates are expressed per $100 of taxable value and split between maintenance-and-operations (M&O) and debt service. Add together whichever entities cover your parcel to get your total.

A home inside Gatesville city limits within Gatesville ISD would combine the county, Central Texas College, Middle Trinity GCD, the city rate, and the school district rate. A rural home outside any city would skip the city line.

How Your Bill Is Calculated

Start with the appraised value the Coryell Central Appraisal District assigns your property. Subtract any exemptions the entity offers, divide by 100, then multiply by that entity’s rate. Repeat for each entity and add the results.

Say your home is appraised at $250,000 and you claim the $140,000 school-district homestead exemption. Your school-district taxable value is $110,000. In Gatesville ISD at $0.896900 per $100, the school-district portion alone is about $986.59. You’d run the same calculation for the county, city, and other entities using the exemptions each one allows, then total everything.

Exemptions That Lower Your Bill

Most exemptions require an application through the Coryell Central Appraisal District. They do not apply automatically.

General Homestead

If the property is your primary residence, school districts must exempt $140,000 of appraised value from taxation. Any taxing unit may also adopt a local-option homestead exemption of up to 20 percent of appraised value, with a $3,000 minimum.3Texas Comptroller of Public Accounts. Property Tax Exemptions

Over-65 and Disability

Homeowners 65 or older, or those who are disabled, get an additional $60,000 exemption from school-district taxes on top of the general homestead.3Texas Comptroller of Public Accounts. School districts also freeze the tax amount for qualifying homeowners, so school taxes won’t rise unless you improve the property.

Disabled Veterans

Veterans with a service-connected disability get a partial exemption that scales with their rating. Payment Deadline and How to Pay

Taxes are due by January 31 and become delinquent February 1. If you mail your payment, the postmark date controls, not the date the office receives it.

You’ll need your Property ID or Geographic ID from the tax statement. If you no longer have the statement, look up your account through the appraisal district’s property search.5Coryell Central Appraisal District. Penalties If You Pay Late

Under Texas Tax Code Section 33.01, delinquent taxes accrue both a penalty and interest, and the amount escalates each month:

  • February: 6 percent penalty + 1 percent interest
  • March: 7 percent penalty + 2 percent interest
  • April: 8 percent penalty + 3 percent interest
  • May: 9 percent penalty + 4 percent interest
  • June: 10 percent penalty + 5 percent interest
  • July and beyond: 12 percent flat penalty, with interest continuing at 1 percent per month

The July jump to 12 percent is the one that catches people off guard. An additional collection penalty may apply if the account is referred to an attorney. Taxes that remain unpaid can eventually lead to a tax lien foreclosure suit. The tax lien attaches on January 1 each year and takes priority over almost every other claim against the property.

Installments and Deferral for Seniors and Disabled Homeowners

If you are 65 or older, disabled, or a disabled veteran, Texas law lets you split your homestead taxes into four equal installments with no penalty or interest. The first payment must be made before the delinquency date, along with written notice that you’re using the installment plan. The remaining three are due before April 1, June 1, and August 1.8Texas Comptroller of Public Accounts. Payment Options Miss any installment and that portion becomes delinquent with a 6 percent penalty plus 1 percent monthly interest.

Deferral is a separate option. Homeowners 65 or older, or those who are disabled, can defer all property tax collection on their residence homestead indefinitely by filing an affidavit with the appraisal district. No taxing entity can pursue collection or foreclose on the tax lien while you own and live in the home. Taxes still accrue during the deferral, and interest builds at 5 percent per year.9State of Texas. Texas Tax Code 33.06 – Deferred Collection of Taxes on Residence Homestead When you move out, sell, or die (unless a qualifying surviving spouse takes over), the full balance of deferred taxes, penalties, and interest is due within 180 days.

Protesting Your Appraised Value

If you believe the appraisal district has valued your property too high, you can protest before the Appraisal Review Board. Common grounds include an appraised value that exceeds market value, unequal appraisal compared to similar nearby properties, errors in the property record such as wrong square footage or lot size, and denial of an exemption you applied for.10Texas Comptroller of Public Accounts. File a written notice of protest by May 15, or within 30 days of the date your appraisal notice was mailed, whichever is later.11State of Texas. Texas Tax Code 41.44 – Notice of Protest If you miss the deadline but can show good cause, the ARB may still hear your case as long as the appraisal records haven’t been finalized. Coryell CAD accepts protests through its online portal at portal.coryellcad.org, or you can file using the Texas Comptroller’s Form 50-132.

You can appear at the hearing in person, by phone, by video, or by submitting a written affidavit with evidence. Bring comparable sales, photos of condition problems, or anything else supporting your claimed value. In most cases, the appraisal district carries the burden of proving the property’s value.

Business Personal Property

Businesses have an additional obligation. Tangible personal property used to produce income, including inventory, equipment, raw materials, and work in process, must be rendered to the appraisal district each year based on what the business owned on January 1.12Texas Comptroller of Public Accounts.
