What You Pay Depends on Where You Live

If your property is inside an incorporated town, a municipal tax stacks on top of the county and countywide fire rates. For 2025–2026:1Davie County, NC – Official Website. Tax Base

How the Assessed Value Behind Your Bill Is Set

The tax rate is only half the equation. The other half is the value Davie County assigns to your property. North Carolina law requires every county to reappraise all real property at least once every eight years,4North Carolina General Assembly. North Carolina Code 105-286 – Time for General Reappraisal of Real Property but Davie County runs on a shorter four-year cycle. The previous revaluation took effect in 2021, and the most recent one took effect January 1, 2025.5Davie County, NC – Official Website. Revaluation FAQs The values on your current bill reflect what the county determined your property was worth as of that date.

After each revaluation, the county mails valuation notices. That notice is your chance to spot errors in square footage, lot size, or building features before bills go out.

Programs That Can Reduce What You Owe

North Carolina offers several property tax relief programs that apply on top of the Davie County rates. You apply through the county tax office.

Elderly or Disabled Homestead Exclusion

If you or your spouse are at least 65, or if either of you is totally and permanently disabled, you can exclude the greater of $25,000 or 50% of your home’s appraised value from property taxes.6North Carolina Department of Revenue. Form AV-9 2026 Application for Property Tax Relief For the 2026 tax year, prior-year income cannot exceed $38,800. On a $200,000 home, this exclusion removes $100,000 from the taxable value, cutting your county and municipal taxes roughly in half.

Disabled Veteran Exclusion

Veterans with a service-connected, permanent, and total disability, along with surviving spouses who have not remarried, can exclude the first $45,000 of a home’s appraised value from taxation.7North Carolina General Assembly. North Carolina Code 105-277.1C – Disabled Veteran Exclusion There is no income limit. You will need a disability certification from the Department of Veterans Affairs or evidence of benefits under the specially adapted housing grant program. You cannot combine this with the elderly or disabled homestead exclusion, so run the numbers both ways before choosing.

Present-Use Value for Farms and Forestland

Agricultural, horticultural, and forestry land that meets minimum acreage and production requirements can be taxed on its present-use value instead of market value. Farmland requires at least 10 acres producing $1,000 or more in gross annual sales, averaged over three years. Forestland requires at least 20 acres under a written management plan. If land enrolled in the program is later converted to a non-qualifying use, the owner owes three years of deferred taxes plus interest.

If You Think the Value Is Wrong

If the county overvalued your property or made a factual error, you can appeal, and the process has two levels.

Start informally by contacting the Davie County Tax Administration after your valuation notice arrives. A phone call or office visit can often clear up obvious mistakes, such as incorrect square footage, a garage that doesn’t exist, or acreage that doesn’t match your deed. Bring documentation: a recent survey, photos, or sales data from comparable nearby properties.

If that doesn’t resolve things, request a formal hearing before the Davie County Board of Equalization and Review. The Board typically begins meeting the first week of April each year.8North Carolina Department of Revenue. Property Tax Appeal Process You must submit a written request or appear in person before the Board adjourns for the year.9North Carolina General Assembly. North Carolina Code 105-322 – Board of Equalization and Review; Duties You and the county assessor both present evidence; the Board can lower, raise, or confirm the value, and must mail a written decision within 30 days of adjournment.

Strong appeals rely on concrete evidence: recent sales of similar nearby properties, an independent appraisal from a licensed appraiser (typically $300 to $600 for a standard residential property), or proof of physical defects the assessor missed. If you still disagree after the Board rules, you can appeal further to the North Carolina Property Tax Commission, though most residential cases end at the county level.

When Bills Arrive and What Happens If You’re Late

The Davie County Tax Office mails bills in July. Under North Carolina law, taxes are due September 1 and can be paid at face value through January 5.10North Carolina General Assembly. North Carolina Code 105-360 – Due Date; Interest for Nonpayment of Taxes That September-to-January stretch functions as a grace period with no penalty, which trips up some new residents who assume the September date is a hard deadline.

Miss January 5 and interest starts the next day. The first period, January 6 through February 1, carries a 2% charge. After February 1, interest accrues at 0.75% per month until the balance is paid.10North Carolina General Assembly. North Carolina Code 105-360 – Due Date; Interest for Nonpayment of Taxes On a $2,000 bill, the first late month adds $40, and each month after adds another $15.

You can pay online through the county’s card portal, by mail, or in person at the Tax Collector’s Office in Mocksville.11Davie County, NC – Official Website. Tax Collections Card payments carry a convenience fee. For mailed payments, the postmark date is what counts, so a check postmarked January 5 is timely even if it arrives later. Partial payments are accepted, though interest still applies to whatever remains unpaid after January 5.

If Your Mortgage Includes Escrow

If a lender collects property taxes through an escrow account, your monthly mortgage payment already includes one-twelfth of the estimated annual bill, and the lender pays the county when the bill is due. Lenders review escrow accounts yearly. The 2025 revaluation may have raised your assessed value, which means your escrow payment can go up at the next review to cover the larger bill, and you may get a shortage notice offering a lump-sum payment or a spread over the next year. Either way, confirm the lender actually paid on time, because the county holds the owner responsible for the debt no matter who was supposed to send the check.
