Do Seniors Pay Property Taxes in Florida: Exemptions at 65 and 25 Years

Yes, seniors in Florida do pay property taxes, but the state’s exemptions can cut the bill sharply and, for some long-term homeowners 65 and older, bring it close to zero. The standard homestead exemption removes up to $50,000 from a home’s taxable value for any permanent resident who owns and lives in the property, and residents 65 and older with household income at or below $38,686 in 2026 can claim additional reductions on top of that. Combined with Florida’s Save Our Homes assessment cap, these benefits often leave senior homeowners paying far less than a new buyer of the same house would owe.

The Homestead Exemption Everyone Starts With

Every permanent Florida resident who owns and occupies their home qualifies for the homestead exemption, regardless of age. It works in two layers. The first $25,000 reduces taxable value against all property taxes, including school district levies. A second $25,000 applies to the assessed value between $50,000 and $75,000, but that portion does not reduce school district taxes.1Florida Senate. Florida Statutes 196.031 – Exemption of Homesteads

In practice, a home assessed at $200,000 has its taxable value lowered to $150,000 for most taxes and $175,000 for school taxes. Every senior-specific benefit stacks on top of this one, so claiming it is the first step.

The Extra Senior Exemption for Residents 65 and Older

Florida law allows counties and municipalities to grant seniors an additional homestead reduction of up to $50,000 in taxable value.2Florida Senate. Florida Statutes 196.075 – Additional Homestead Exemption for Persons 65 and Older Because it is a local option, amounts vary. Some counties offer the full $50,000, others offer less, and some offer nothing at all. Your county property appraiser’s office can tell you what applies where you live.

Three conditions apply. You must be at least 65, you must already hold a homestead exemption on the property, and the total adjusted gross income of everyone living in the home must not exceed the annual limit set by the Florida Department of Revenue. For 2026, that limit is $38,686.3Florida Department of Revenue. Two Additional Homestead Exemptions for Persons 65 and Older The income count includes every person in the household, not just the owner, and it includes Social Security, pensions, investment income, and wages.

The 25-Year Residency Exemption That Can Zero Out the Bill

A separate and more powerful benefit exists for seniors who have lived in the same home for at least 25 years. If the home’s market value was below $250,000 when you first applied, this exemption covers the entire assessed value of the property, which can reduce the property tax bill to nearly nothing.3Florida Department of Revenue. Two Additional Homestead Exemptions for Persons 65 and Older

You still need to be 65 or older and meet the same $38,686 household income threshold for 2026. The $250,000 market-value test is measured at the time of your first application, so later appreciation does not disqualify you if you qualified initially. A senior who has been in a modest home for 25-plus years can stack this exemption with the standard homestead exemption and Save Our Homes to effectively eliminate the tax bill.

Save Our Homes and Why Long-Term Seniors Pay Less

Florida’s Save Our Homes provision caps how fast a homesteaded property’s assessed value can rise each year. The increase is limited to 3% or the change in the Consumer Price Index, whichever is lower.4Miami-Dade County Property Appraiser. Save Our Homes For 2026, the cap is 2.7%.5Pinellas County Property Appraiser. Save Our Homes

This is where long-term residency pays off. If your neighborhood’s market values jumped 15% last year, your assessed value still only rises by 2.7%. After a decade or two, the gap between what the county says your home is worth and what it actually taxes you on can be large. Seniors who bought years ago often have assessed values well below current market price, and the exemptions above are then subtracted from that already-suppressed figure.

Keeping the Savings If You Move

Downsizing or relocating within Florida does not have to mean losing accumulated Save Our Homes savings. A provision called portability lets homeowners transfer all or part of the assessment difference to a new primary residence.6Florida Department of Revenue. To claim it, file Form DR-501T with your new homestead application (Form DR-501) by March 1 of the first year after moving.8Florida Department of Revenue. Disability and Veteran Benefits Many Seniors Also Qualify For

Several additional property tax benefits stack on top of the exemptions above and do not require meeting the senior income limit.

  • A $5,000 reduction in taxable value for widows, widowers, legally blind residents, and people who are totally and permanently disabled.9Florida Department of Revenue. Other Property Tax Benefits
  • A full exemption for homeowners who are quadriplegic, paraplegic, require a wheelchair for mobility, or legally blind, provided household gross income falls below the applicable limit. First-time applicants must submit a disability certificate from two Florida-licensed physicians or from the U.S. Department of Veterans Affairs.10Online Sunshine. Florida Statutes 196.101 – Exemption for Totally and Permanently Disabled Persons
  • A full exemption for veterans with a permanent, total, service-connected disability who use their Florida property as a homestead.11Florida Department of Veterans’ Affairs. Housing
  • A combat-disability discount for veterans 65 and older with any level of permanent, combat-related disability. The discount on the homestead tax owed equals the veteran’s VA-rated disability percentage, so a 40% rating produces a 40% reduction. A surviving spouse keeps the discount as long as they do not remarry or sell.12Online Sunshine. Florida Statutes 196.082 – Discounts for Disabled Veterans
  • A $5,000 taxable-value reduction for any veteran with a service-connected disability of 10% or greater, extending to an unremarried surviving spouse.11Florida Department of Veterans’ Affairs. Housing

The combat-disability discount is especially useful because it applies to the tax owed after every other exemption has already been subtracted.

How and When to Apply

All homestead-related exemptions are filed through your county property appraiser’s office. The core application is Form DR-501 (Original Application for Ad Valorem Tax Exemption).13Florida Department of Revenue. Property Tax Information for Homestead Exemption If you want the extra senior exemption, you also file Form DR-501SC, a sworn statement of household income that lists every person in the home and reports the prior year’s combined adjusted gross income.

Documents to have ready:

  • Florida driver license or state ID showing the property address
  • Florida voter registration card, if you are a U.S. citizen
  • Federal income tax returns or Social Security benefit statements to verify household income for age-based exemptions
  • Form DR-501T if you are transferring portability savings from a prior homestead

One Trap for Snowbirds: Renting the House

Seniors who travel need to watch the rental rules, because losing the homestead exemption means losing every benefit that stacks on it. Under Florida law, renting all or substantially all of a homesteaded property counts as abandonment of the homestead.16Online Sunshine. Florida Statutes 196.061 – Rental of Homestead to Constitute Abandonment

There is a narrow safe harbor. If you leave after January 1 and rent for no more than 30 days in a calendar year, you keep the exemption for that tax year. Renting the whole house for more than 30 days per year in two consecutive years triggers loss of the exemption going forward. Active-duty military members transferred under federal orders are exempt from this rule. Renting a room while continuing to live in the home is generally fine; it is renting the whole house during an extended absence that creates the problem.
