What You’ll Pay in 2026

Your bill is your property’s Current Value Assessment, set by the Municipal Property Assessment Corporation (MPAC), multiplied by the combined rate. The three components for 2026 are:

  • Town levy: 0.370887%
  • York Region levy: 0.392412%
  • Education levy: 0.153000%
  • Combined residential rate: 0.916299%

The town and regional portions change each year with council-approved budgets. The education rate is set by the Province. Because council approves the final rates partway through the year, the current year’s rate only appears on the final bill issued mid-year.

2026 Due Dates

The town issues two bills a year, each with two installments. The interim bill, sent early in the year, charges 50% of the previous year’s total taxes and does not reflect any 2026 rate changes.2Town of East Gwillimbury. What Happens If You Pay Late

A missed due date costs 1.25% of the unpaid balance, applied on the first day of default. Another 1.25% is added on the first of every month the balance stays outstanding.4The Town of East Gwillimbury. Paying your Property Taxes That totals 15% per year. Penalty is not charged on penalty already applied.

Not receiving a bill in the mail is not a defense. If a bill hasn’t arrived, call the finance department before the due date and request a replacement, or check the balance through the online portal.

Prolonged non-payment can lead to a tax arrears certificate being registered against the property. Once registered, the owner has either one year or 90 days (depending on the property type) to pay the full cancellation price before the property is advertised for public sale.5Ontario.ca. O Reg 181/03 – Municipal Tax Sales Rules Tax sales are uncommon but real, and they can affect a property even when the mortgage is paid off.

Challenging Your Assessment

If you think MPAC has overvalued your property, start with a free Request for Reconsideration (RfR) filed directly with MPAC. There is no hearing. MPAC reviews your property information and may adjust the assessment if the data or comparable sales support a lower value.

If the RfR doesn’t resolve it, you can appeal to the Assessment Review Board (ARB). The filing fee is $132.50 per roll number for residential, farm, managed forest, and conservation land properties, and $318 per roll number for commercial, industrial, and multi-residential. Filing electronically saves $10.6Tribunals Ontario. Filing an Appeal

Run the numbers before filing. A $20,000 reduction at the 2026 residential rate saves about $183 a year. MPAC’s aboutmyproperty.ca lets you compare your assessment to similar homes nearby, which is a sensible first check before deciding whether to appeal.

Relief for Seniors and People With Disabilities

The York Region Property Tax Deferral Program lets qualifying owners postpone year-over-year tax increases instead of paying them when due. Eligibility generally requires being at least 65 and receiving the Guaranteed Income Supplement, or receiving Ontario Disability Support Program benefits. The property must be your principal residence, owned and occupied as of January 1 of the application year.

Deferred amounts accumulate as a lien, and the total of deferred and outstanding taxes with interest cannot exceed 75% of the assessed value. You must reapply each year by September 30, and your account cannot be in arrears when you apply.7City of Richmond Hill. Tax Deferral Application Contact the East Gwillimbury finance department for the local application form; income thresholds and specifics may differ slightly from other York Region municipalities.
