The Easton Park tax rate runs roughly $2.87 to $3.00 per $100 of assessed value in 2025, depending on which of the five Pilot Knob Municipal Utility Districts your lot sits in. On a home appraised at $400,000, that works out to about $11,500 to $12,000 a year before any exemptions. The rate sits above what you’d see in established Austin neighborhoods, and the Pilot Knob MUD levy is the reason.
What Makes Up the Combined Rate
Six separate taxing entities each set their own rate, and your bill is the sum. For 2025, the adopted rates are:1Travis County, Texas. Truth in Taxation Summary – 2025 Tax Rates
- Austin ISD: $0.9252 per $100, the single largest piece, funding public schools.
- Pilot Knob MUD: $0.8258 to $0.9500 per $100, varying by district.
- City of Austin: $0.5240 per $100 for municipal services.
- Travis County: $0.3758 per $100 for county courts, roads, and administration.
- Central Health: $0.1180 per $100 for the hospital district.
- Austin Community College: $0.1034 per $100.
The non-MUD entities add up to about $2.05 per $100. The MUD rate stacked on top is what pushes the combined figure into the high $2s or low $3s.
Why the Rate Depends on Your Lot
Easton Park spans five Pilot Knob Municipal Utility Districts, numbered 1 through 5. These districts were set up to finance water lines, sewer, drainage, and roads for the development through bonds, which homeowners then repay through the MUD portion of their tax bill.2Justia. Texas Special District Local Laws Code Chapter 8375 – Pilot Knob Municipal Utility District No 1 Your lot falls within one of the five, and the rate for that specific district is what you pay.
For 2025, Pilot Knob MUD No. 2 has the lowest rate at $0.8258 per $100. MUDs No. 1, No. 4, and No. 5 each sit at the top of the range at $0.9500 per $100.1Travis County, Texas. Truth in Taxation Summary – 2025 Tax Rates Each MUD board sets its own rate annually to cover operations and bond debt service, so the gap between districts can shift from year to year as bonds are paid down.
Before you buy or budget, confirm which MUD covers the specific lot. Two houses on different streets in Easton Park can carry noticeably different annual bills on the same appraised value.
Exemptions That Lower the Bill
If Easton Park is your primary residence, file a homestead exemption with the Travis Central Appraisal District. Texas law requires every school district to exempt $100,000 of appraised value from school taxes on a homesteaded property.3Texas Comptroller of Public Accounts. Property Tax Exemptions At Austin ISD’s $0.9252 rate, that one exemption alone is worth about $925 a year.
Other exemptions can stack on top. Travis County provides a $3,000 county exemption. The City of Austin and Austin Community College may each adopt optional percentage-based homestead exemptions of up to 20% of appraised value. Homeowners 65 or older or with a qualifying disability get an additional $10,000 school exemption and may qualify for further exemptions from other taxing units.
You have to apply. File with the Travis Central Appraisal District before May 1 of the tax year you want the exemption to begin.3Texas Comptroller of Public Accounts. Property Tax Exemptions Once granted, the exemption generally carries forward without reapplication unless your eligibility changes.
The 10% Appraisal Cap
A homestead exemption also triggers a cap: the appraisal district can’t raise your taxable value by more than 10% per year, no matter how much the market value climbed.4Texas Comptroller of Public Accounts. Valuing Property In a neighborhood where values have moved quickly, that cap can open a real gap between what your home is worth and what you’re taxed on.
Investment properties and second homes don’t get the 10% cap, but Texas does limit their annual appraised value increase to 20%.4Texas Comptroller of Public Accounts. Valuing Property
How to Calculate Your Bill
Start with the appraised value the Travis Central Appraisal District assigns as of January 1. You can look it up on the district’s website.5Travis Central Appraisal District. Travis Central Appraisal District Subtract any exemptions, divide by 100, and multiply by the combined rate.
School taxes apply to the appraised value minus the homestead exemption; the other entities tax the full appraised value (minus any entity-specific exemption). A $400,000 home with the $100,000 school exemption, sitting in MUD No. 2, comes out to about $10,560 a year. Without the homestead exemption, the same home runs closer to $11,490.
Protesting the Appraisal
If the district overvalued your home, you can file a protest with the Appraisal Review Board. The deadline is May 15, or 30 days after the appraisal district mails your notice of appraised value, whichever is later.6Texas Comptroller of Public Accounts. Appraisal Protests and Appeals
File a written Notice of Protest with the Travis Central Appraisal District. You can then request an informal meeting with an appraiser, and many protests settle there. If not, the case goes to a formal Appraisal Review Board hearing that ends in a written decision.6Texas Comptroller of Public Accounts. Appraisal Protests and Appeals The strongest arguments rely on comparable sales showing similar Easton Park homes sold for less than your appraised value, or on evidence that your appraisal was out of line with neighboring properties. Filing costs nothing.
Payment Deadlines and Late Penalties
Bills go out in October. Payment is due by January 31. Starting February 1, a delinquent balance picks up a 6% penalty plus 1% interest, and each additional month tacks on another 1% in penalty and 1% in interest, so by June the surcharge reaches about 15%.7State of Texas. Texas Tax Code TAX 33.01 – Penalties and Interest
July 1 is the hard turn. The penalty jumps to a flat 12%, interest keeps running at 1% a month, and the account goes to a collection attorney who can add up to 20% in collection fees. A $10,000 bill sitting unpaid into the summer can easily generate $3,000 or more on top. If the balance stays unpaid, the taxing entities can sue and ultimately force a sale.
The Travis County Tax Office accepts payment online, by mail, or in person. If your mortgage has an escrow account, the servicer pays the bill directly. Verify each year that the payment actually went through.
SALT Deduction and Escrow Notes
The high Easton Park rate makes the federal state and local tax deduction more useful here than in most neighborhoods. Under the One Big Beautiful Bill Act signed in July 2025, the SALT cap rose from $10,000 to $40,000 for taxpayers with modified adjusted gross income under $500,000, with the cap increasing 1% a year through 2029. Above $500,000, the $40,000 cap phases down and eventually returns to $10,000. Married-filing-separately taxpayers face a $250,000 income threshold and a proportionally reduced cap.8Bipartisan Policy Center. SALT Deduction Changes in the One Big Beautiful Bill Act You only benefit if you itemize rather than take the standard deduction, but a household paying $10,000 or more in Easton Park property taxes often clears that threshold once mortgage interest is added in.
If your mortgage includes an escrow account, expect the monthly payment to drift upward as appraised values rise. Federal rules require your servicer to analyze the escrow at least once a year and send a statement showing whether the balance is on track.9Consumer Financial Protection Bureau. Escrow Accounts A shortage can be paid off in a lump sum or spread across the next 12 payments. Either way, the monthly payment usually rises when projected taxes do, which in Easton Park tends to happen most sharply in the first few years of ownership as the taxable value catches up to market value.
