Edgewood Property Tax: Rate, Deadlines, and Exemptions

Property tax in Edgewood, Kentucky is not one charge but a stack of levies from the state, Kenton County, the City of Edgewood, your school district, and a few small special districts, all applied to the same assessed value set by the Kenton County Property Valuation Administrator. The city’s own slice is modest. The school district line is almost always the largest. Pay the full bill by November 1 and you get a 2% discount; miss January 31 and penalties reach 10%.

What Makes Up Your Edgewood Tax Bill

Each taxing authority sets its own rate per $100 of assessed value, and they all ride on the same PVA assessment.1Justia Law. Kentucky Revised Statutes 132.220 – Assessment Dates For the 2025 tax year, the layers on a typical Edgewood home look like this:

  • State of Kentucky: $0.315 per $100 on real property.2Kentucky Legislative Research Commission. Kentucky Revised Statutes 132.020 – State Ad Valorem Taxes
  • Kenton County fiscal court: $0.268 per $100 on real estate.
  • City of Edgewood: set annually by city council ordinance.
  • School district: either Kenton County Schools or Erlanger-Elsmere Independent, depending on where your parcel sits.
  • Special districts: health department, public library, extension service, and similar entities, each adding a small levy.

Erlanger-Elsmere Independent has historically set its combined real estate rate above $1.00 per $100 of assessed value. Kenton County Schools runs lower but is still the heaviest single line for most homeowners.3Kentucky Department of Revenue. Because every layer applies to the same assessed value, a reassessment that raises your valuation ripples through all of them at once.

The City of Edgewood’s Rate

Edgewood City Council adopts its ad valorem rates each fiscal year by ordinance. For the fiscal year that began July 1, 2025, Ordinance 2025-09-06 set the tangible personal property rate at $0.173 per $100 of assessed value, with the real property rate established in the same ordinance and historically lower than the personal property figure.4City of Edgewood. Payment Deadlines, Discount, and Penalties

Kentucky sets a statewide collection calendar that applies in Edgewood. The windows are short and the penalties escalate quickly:

  • By November 1: pay in full and receive a 2% discount.
  • November 2 through December 31: pay the face amount, no discount, no penalty.
  • January 1 through January 31: a 5% penalty is added.
  • After January 31: the penalty rises to 10%.

On a $3,000 bill, the November discount is $60 for paying a couple of months early.6Kentucky Legislative Research Commission. Kentucky Revised Statutes 134.015 – Due Dates, Person Responsible for Payment, Collection Schedules, Discounts Bills still unpaid after the January window become certificates of delinquency, at which point a sheriff’s commission, additional add-ons, and interest at 1% per month begin accruing, and a lien attaches to the property.7Department of Revenue. The Collection Process for Property Tax Bills

If a mortgage servicer escrows your taxes, the bill is paid for you, but a reassessment that raises your valuation will usually show up as a higher monthly mortgage payment after your next escrow analysis.

Homestead Exemption for Seniors and Disabled Owners

Kentucky’s homestead exemption shields a slice of your home’s assessed value from every layer of the property tax. For 2026, the exempt amount is $49,100. You qualify if you’re 65 or older, or totally disabled, and you own and occupy the home as your primary residence as of January 1 of the tax year. If you’re married and only one spouse is 65 or older, the age requirement is still met.8Kenton County PVA. Homestead Exemption

Apply through the Kenton County Property Valuation Administrator’s office. The exemption is one of the most commonly missed breaks for older homeowners, so if you recently turned 65, file rather than wait for a notice.

How to Appeal Your Assessment

If the PVA’s value looks too high, Kentucky law gives you a structured appeal, and skipping a step disqualifies you from the next one.

First, request a conference with the PVA or a deputy during or before your county’s inspection period. Bring comparable sales, a recent appraisal, or similar evidence; a general sense that the number is wrong will not carry the hearing.9Kentucky Legislative Research Commission. Kentucky Revised Statutes 133.120 – Appeal Procedure

If the conference doesn’t resolve things, file a written petition with the county clerk for the local board of assessment appeals no later than one business day after the inspection period ends. Your petition must identify the property, explain your reasoning, and state the fair cash value you believe is correct.

Skip the county board step, fail to show up, or refuse reasonable requests for information about the property, and you lose the right to take the case to the Kentucky Board of Tax Appeals.

Edgewood’s Occupational License Tax

Edgewood also collects an occupational license tax on wages and business profits earned within city limits. This is not part of your property tax bill, but it affects anyone working or operating a business inside Edgewood, so it’s worth separating in your head from the property side.

Based on the 2025 Kenton County and Cities rate schedule:

  • Employee withholding: 1% of net earnings, with no specific dollar cap on taxable wages listed in Edgewood’s schedule.
  • Business net profits: 0.75%, with a $50 minimum.
  • Annual license renewal: $50.

Employers withhold the 1% from paychecks and remit it to the city.10Kenton County, KY. 2025 Kenton County and Cities Rates Businesses may apply a $50 credit from the business license fee against the annual net profit tax obligation and must file an annual reconciliation return.11City of Edgewood. Federal Deduction for What You Pay

Edgewood property taxes are deductible on your federal return if you itemize. The deduction covers ad valorem taxes on real property; it does not cover charges for services like trash collection, special assessments for improvements such as sidewalks, or homeowners’ association fees.12Internal Revenue Service. Publication 530, Tax Information for Homeowners

Under the One Big Beautiful Bill Act, the state and local tax deduction cap for 2026 is $40,400 for most filers and $20,200 if married filing separately. Kentucky income tax, Edgewood and overlapping property taxes, and any other deductible state and local taxes all count toward that ceiling together. On higher-value Edgewood properties, the stack from all jurisdictions plus state income tax can crowd the cap, meaning not every local dollar you pay comes back as a federal deduction.
