If you’re behind on rent in Brevard County, start with the Brevard County Community Action Agency and call 2-1-1 Brevard to find out which programs currently have open funding. The federal Emergency Rental Assistance Program closed in late 2025, so emergency rental assistance in Brevard County now runs through county-administered programs, state housing funds, and a handful of local nonprofits that can bridge small gaps while a larger application is pending.
Programs Still Accepting Applications
The Brevard County Community Action Agency, housed inside the county’s Housing and Human Services Department, is the main safety net. It offers direct help with rent, mortgage payments, and utility bills for households in financial hardship, and the money goes straight to the landlord or utility provider rather than to you.1Brevard County. Community Action Agency That setup moves faster and tends to satisfy landlords who won’t accept third-party payments otherwise.
The agency also runs a Self-Sufficiency Program for low-income residents who need more than a single payment. It can combine rent assistance with childcare help, job placement, tuition, and minor car repairs. Eligibility sits at or below 125% of the federal poverty guidelines, and applicants have to show a commitment to working toward financial independence.1Brevard County. Community Action Agency
Brevard also participates in Florida’s State Housing Initiatives Partnership (SHIP), funded by documentary stamp tax revenue and administered through the county. SHIP can cover rental assistance, down payment help, and home repair for very low, low, and moderate income households.2Brevard County. Housing and Human Services Plans and Reports SHIP opens and closes in cycles, so a waiting list may be your only option when you call.
One boundary worth knowing: the federal Emergency Rental Assistance Program (ERA2) hit its end-of-performance deadline on September 30, 2025, and grantees can no longer distribute ERA2 money.3U.S. Department of the Treasury. Prior ERA assistance does not disqualify you from current programs.
Who Qualifies
Income limits vary by program, but most use HUD’s Area Median Income calculation for the Palm Bay-Melbourne-Titusville metro. For a family of four, the 80% AMI low-income ceiling is $79,900, and the 50% AMI very-low-income threshold is $49,950.4U.S. Department of Housing and Urban Development. FY2025 Adjusted HOME Income Limits – Florida Programs with tighter funding tend to prioritize applicants at or below the 50% line. HUD updates these figures each fiscal year.
Beyond income, you need to live in Brevard County and show you’re behind on rent or at real risk of losing housing. That usually means a past-due notice from your landlord or documentation of a sudden income drop from job loss, cut hours, or a medical event. A current lease is required; month-to-month agreements count, but you generally cannot get rental assistance with no written lease at all.
Documents to Have Ready
Incomplete applications are the biggest reason files sit in limbo. Gather everything before you contact the agency.

- A current signed lease showing your monthly rent and the landlord’s contact information.
- An itemized past-due statement from your landlord showing the months owed and the total balance. Most agencies also need a W-9 from the landlord to process payment.
- Recent utility bills with account number and service address, if you’re also requesting utility help.
Check that the dollar amounts on your application match your landlord’s ledger exactly. Even small mismatches force a case manager to pause and verify, which can add weeks.
How to Apply
Contact the Brevard County Housing and Human Services Department directly or use the current application forms on the department’s website.7Brevard County. Housing and Human Services Department Applications have historically been accepted online and in person. If you don’t want to upload sensitive documents, you can drop off a paper application at the office.
After you submit, a case manager will be assigned to review your file and may contact you or your landlord to verify the balance, confirm lease terms, or ask for missing documents. Returning those calls and emails fast is the single most important thing you can do to keep your file moving. A voicemail left sitting for a week often sends a case to the back of the queue. Hold on to your confirmation number and follow up if you haven’t heard anything in a few weeks.
LIHEAP for Utility Bills
The Low Income Home Energy Assistance Program is a separate, still-active federal program for energy bills, administered locally through the Community Action Agency. It offers an annual credit based on household size and income, plus crisis assistance for cutoff or final-notice situations.1Brevard County. Community Action Agency
LIHEAP eligibility is narrower than general emergency help. Your household must include someone aged 60 or older, someone receiving Social Security or employer disability benefits, or a child under five, and you still have to meet income guidelines.1Brevard County. Local Nonprofits That Fill the Gaps
County programs are the largest source, but they hit capacity. Several local organizations provide smaller emergency payments when that happens.

Why Speed Matters in Florida
Florida’s eviction timeline is short. If you miss rent, your landlord can deliver a written three-day notice to pay or vacate. The three days exclude weekends and legal holidays, but the window closes fast.12The Florida Legislature. Florida Code 83.56 – Termination of Rental Agreement
If you don’t pay or move out, the landlord can file an eviction lawsuit. Once you’re served, you have five business days to file a written response and deposit the rent you acknowledge owing into the court registry. Skipping that step, or depositing the wrong amount, can produce a default judgment and a writ of possession giving you 24 hours to vacate.
The entire sequence from three-day notice to a sheriff posting a writ can run its course in a matter of weeks. Applying for assistance before an eviction is filed gives you the most options. Once the case is in court, you’re fighting on two fronts.
