Erie County property tax is actually three bills rolled into the numbers you pay each year: a county levy, a town or city levy, and a school district levy, each set by a different government on the same assessed value of your home.1Erie County. Real Property Tax Services Town and county bills arrive in early January; school bills arrive in early September.2New York State Department of Taxation and Finance. Property Tax Calendar What you owe, when you owe it, and how much you can shave off through exemptions or a challenge are all worth knowing before the next bill lands.
How Your Bill Is Calculated
Each taxing jurisdiction sets its own rate every year based on its budget needs and the total taxable value of property in the jurisdiction. Your liability for each levy equals your assessed value, adjusted by the equalization rate if your town assesses at a fraction of market value, multiplied by that jurisdiction’s tax rate. School taxes typically make up the largest share.
Local assessors in each town and city set those values. New York Real Property Tax Law Section 305 requires all property within an assessing unit to be valued at a uniform percentage of market value.3New York State Department of Taxation and Finance. Valuation Standards New York does not require a fixed reassessment cycle, so some municipalities reassess every year while others go long stretches between full revaluations. Your assessed value can drift away from what your home would actually sell for, which matters when you’re deciding whether to challenge it.
Because each level of government sets its rate independently, a change in one does not move the others. A town can hold steady while a school district rises. Read the line items on your bill.
Paying On Time and What Late Costs
You can pay online through the county’s payment portal at paytax.erie.gov for City of Buffalo county taxes and for delinquent taxes in any town or city in Erie County.4Erie County. Pay Your Taxes You can also pay by mail to your local town clerk or in person at designated municipal offices. Deadlines vary by municipality and school district, so use the due date printed on your specific bill rather than a universal cutoff.
Late payments trigger interest of at least 12% per year, or 1% per month or fraction of a month, under RPTL Section 924-a.5New York State Department of Taxation and Finance. Interest Rates on Late Payment of Property Taxes The rate can be higher in a given year because it’s tied to the interest rate the state Department of Taxation and Finance sets for the third calendar quarter, with 12% as the floor.6New York State Senate. Exemptions That Lower Your Bill
Several state-mandated programs reduce your taxable assessed value if you qualify. Each has its own rules, forms, and filing deadlines, and missing a deadline usually means waiting a full year to apply again.
STAR Credit and STAR Exemption
The School Tax Relief program, authorized under RPTL Section 425, reduces school tax on owner-occupied primary residences.7New York State Senate. New York Real Property Tax 425 – School Tax Relief STAR Exemption Since 2016, the STAR exemption has not been available to new applicants. If you recently bought your home or never previously received STAR, you register for the STAR credit instead, which New York issues as a check or direct payment rather than a reduction on your bill.8New York State Department of Taxation and Finance. Assessor Manuals, Exemption Administration – RPTL Section 425
Registration is done through your Individual Online Services account on the New York Department of Taxation and Finance website, in the Homeowner Benefit Portal. Have Social Security numbers for all owners and spouses, your school district name, and your most recent federal or state return. Once registered, you don’t reapply each year unless ownership changes.9New York State Department of Taxation and Finance. Register for STAR or Update Your STAR Registration Homeowners who already receive the STAR exemption on their current property can keep it and upgrade to Enhanced STAR when eligible.
Enhanced STAR is available at age 65 and older with income no higher than $110,750 for 2026. Basic STAR has no age requirement, and the exemption version has no income cap, though the credit version does.
Senior Citizens Exemption
Homeowners 65 and older may qualify for a separate senior citizens exemption that reduces assessed value for county, town, and school tax purposes. Income limits vary by jurisdiction. In Erie County, the maximum allowable gross income is $37,399 for the county and many towns, though school district thresholds may be lower.10Town of Alden. Property Tax Exemptions Income here means federal adjusted gross income plus any Social Security benefits not already included.11New York State Department of Taxation and Finance. Senior Citizens Exemption
File Form RP-467 with your local assessor along with your federal tax return and proof of age.12New York State Department of Taxation and Finance. Application for Senior Citizens Exemption In many Erie County towns the deadline is March 1. Confirm the exact income limit and date with your local assessor’s office before filing.
Veterans Exemptions
Veterans and surviving spouses may qualify for tax reductions based on service period, wartime service, and service-connected disability. The Alternative Veterans Exemption is applied for on Form RP-458-a and provides tiered reductions for eligible, combat zone, and disabled veterans.13New York State Department of Taxation and Finance. Application for Alternative Veterans Exemption from Real Property Taxation You will need your DD-214 or equivalent discharge paperwork. File with your local assessor by the taxable status date, which is March 1 in most Erie County towns.
Nonprofit and Religious Organizations
Under RPTL Section 420-a, property owned by organizations operated exclusively for religious, charitable, hospital, or educational purposes is exempt, provided the property is used exclusively to carry out those purposes.14New York State Senate. New York Real Property Tax 420-A “Exclusively” is the operative word. Any portion leased or used outside the mission becomes taxable. No officer or employee can profit beyond reasonable compensation for services. Apply with the local assessor using the state-prescribed form.
Challenging an Assessment You Think Is Too High
If your assessed value looks higher than what your home would sell for, you can file a formal complaint. Start by checking recent sales of comparable properties near yours. An independent appraisal from a certified appraiser carries real weight. If the property has physical problems hurting its value, such as foundation issues, flooding, or outdated systems, gather photos and contractor estimates.
Complaints go on Form RP-524, “Complaint on Real Property Assessment.”15New York State Department of Taxation and Finance. Complaint on Real Property Assessment The form asks you to state the grounds: unequal, excessive, or unlawful assessment. Most homeowner challenges are excessive assessment, meaning the assessed value exceeds full market value. Be careful about the reduction amount you request, because you may be barred from obtaining a larger reduction later even if the evidence supports one.16New York State Department of Taxation and Finance. General Information and Instructions for Filing Complaints on Real Property Assessments Incomplete forms can be dismissed outright, which also blocks any later court challenge.
In most Erie County jurisdictions, the Board of Assessment Review meets on the fourth Tuesday in May, known as Grievance Day. That is your filing deadline for Form RP-524 and supporting evidence.17New York State Department of Taxation and Finance. RPTL Section 512 – Alternate Grievance Days Some localities set an alternate date, so confirm with your assessor. The final assessment roll is typically filed on July 1.
If the board denies your complaint, Small Claims Assessment Review (SCAR) is an informal, lower-cost process for owner-occupants of residential property, heard before a hearing officer.18New York Courts. Small Claims Assessment Review SCAR petitions must be filed within 30 days of the final assessment roll. A formal tax certiorari proceeding in state supreme court is the other option, but it typically requires an attorney and higher costs; SCAR is the practical choice for most homeowners.
If You Fall Behind
Ignoring a delinquent bill can cost you the property. Erie County enforces delinquent tax liens through in rem foreclosure under the Erie County Tax Act, filing a legal action against the property itself rather than against you personally.19Erie County. Auction and Foreclosure Information
Under RPTL Section 1110, owners have two years after the lien date to pay all delinquent taxes, interest, and charges to reclaim the property.20New York State Senate. New York Real Property Tax Law 1110 – Redemption For residential property designated vacant and abandoned, the redemption period can be shortened to one year. If the period passes without payment, the county takes ownership and may auction the property. The former owner loses all rights. If you can’t pay in full, contact the Erie County Department of Real Property Tax Services early; waiting until foreclosure advances closes off most of your options.
Mortgage Escrow
If you have a mortgage, your lender probably collects property taxes with your monthly payment and holds the money in escrow until taxes come due. Federal RESPA rules at 12 U.S.C. ยง 2609 limit the cushion to one-sixth of the annual taxes, insurance, and other charges, roughly two months’ worth.21Office of the Law Revision Counsel. United States Code Title 12 Section 2609 – Limitation on Requirement of Advance Deposits in Escrow Accounts When rates or assessments change, your escrow payment adjusts. Shortages are either spread across future payments or billed as a lump sum. Surpluses above the allowed cushion are refundable.
Review the annual escrow analysis statement. An incorrect assessed value flowing through escrow can inflate your monthly mortgage payment until someone catches it.
Deducting Property Taxes on Your Federal Return
Erie County property taxes are deductible on your federal return if you itemize on Schedule A. For tax year 2026, the state and local tax (SALT) deduction is capped at $40,000 for most filers and $20,000 for married filing separately. If modified adjusted gross income exceeds $500,000 ($250,000 if married filing separately), the cap gradually decreases but will not drop below $10,000.22Internal Revenue Service. Instructions for Schedule A Form 1040 The cap covers your combined state and local income taxes (or sales taxes) plus property taxes.
Itemizing only helps if your total itemized deductions beat the standard deduction. For 2026, the standard deduction is $32,200 for married filing jointly, $16,100 for single filers, and $24,150 for heads of household.23Internal Revenue Service. IRS Releases Tax Inflation Adjustments for Tax Year 2026 Many homeowners without a mortgage interest deduction find the standard deduction wins. Run both ways before assuming.
Only the amount your servicer actually pays to the taxing authority counts for the year, not what you deposit into escrow. Itemized charges for specific services, such as trash collection or water fees, are not deductible as property taxes even if they appear on the same bill.22Internal Revenue Service.
