Fairfax County Tax Map: Parcel Lookup and Online Viewers

The Fairfax County tax map is a free, searchable digital inventory of every land parcel in the county, tying each lot’s boundaries to its ownership record, assessed value, and zoning. You can pull up any property by street address or Parcel Identification Number through the county’s online tools, and from there see lot lines, overlays like floodplains and Resource Protection Areas, and the data the county uses to set your assessment.1Fairfax County. Looking Up a Parcel

Every parcel has a Parcel Identification Number (PIN): an alphanumeric string of up to 15 characters that identifies that piece of land across every county system.2Fairfax County. Description of the Parcel Identification Number (PIN) It has five parts: a four-digit tax map number for the square mile of county grid the parcel sits in, a two-digit subdivision number, a two-digit block number, a four-digit lot number, and a two-character sub-lot identifier. A PIN like 0562 08020006A1 reads as tax map 0562, subdivision 08, block 02, lot 0006, sub-lot A1.

Most people don’t have a PIN handy. The county’s Real Estate Assessment Information site (known as iCare) lets you search by street address or tax map reference number instead.3Fairfax County. Fairfax County Real Estate Assessment Site When you search by address, enter just the street number and street name; extra detail tends to narrow the results too far. On a printed map page, the tax map number appears in the lower-right corner, subdivision numbers sit inside a double circle, and block numbers inside a single circle.2Fairfax County. Which Online Tool to Use

Fairfax County publishes several mapping applications, each built for a different question. Picking the right one saves time.

Digital Map Viewer

This is the county’s official tool for viewing the recorded property and zoning map books online. You choose a map type (property or zoning), a map year, and a map tile, then click “Get selected map,” or click a tile directly on the on-screen map.4Fairfax County. Digital Map Viewer Use it when you want to see lot lines and subdivision layouts the way they appear in the official map books.

iCare (Real Estate Assessment Information Site)

iCare is the fastest route to the data most property owners actually want: assessed value, ownership, sale history, and basic physical characteristics for every residential and commercial parcel in the county. You can search by address, tax map reference, or through an integrated map. Property characteristics and ownership details (including sale dates and prices) refresh twice weekly; assessed values reflect a January 1 valuation date for each tax year. Virginia Code ยง 58.1-3122.2 authorizes posting this public assessment information online.3Fairfax County. Fairfax County Real Estate Assessment Site

Jade Viewer

Jade is the county’s spatial data catalog with tools for generating custom maps and reports. It lets you manage map layers, switch basemaps, and run queries across data sets. Use Jade when you need to overlay several types of geographic data at once.

My Neighborhood

My Neighborhood answers a different question: who and what is near this address. Enter an address and you get your elected officials at every level, voting precinct and polling location, assigned public schools, nearest police and fire stations, closest libraries and hospitals, and nearby parks, plus links out to tax assessment, land development, and zoning data.5Fairfax County. What the Map Overlays Show

Beyond lot lines, the mapping tools let you toggle overlays that reveal how a parcel is regulated and what natural features affect it. Zoning designations show what uses and development the parcel allows. Topographic contours show elevation changes and slope, which matter for construction and drainage. Two overlays deserve particular attention because they can restrict what you build and what you pay in insurance.

Resource Protection Areas

If your property sits near a stream, wetland, or the Chesapeake Bay watershed, part of it may fall inside a Resource Protection Area. RPAs include tidal wetlands, tidal shores, water bodies with year-round flow, connected nontidal wetlands, and a buffer covering any land within a major floodplain or within 100 feet of those features.6Fairfax County. Chesapeake Bay Preservation Ordinance The rules are strict: no development, land disturbance, or vegetation removal is allowed inside an RPA without prior approval from Land Development Services. That bans removing dead trees, clearing brush, and creating new lawn areas.

The Watersheds and Resource Protection Areas Viewer shows estimated RPA locations. The mapped boundaries reflect what the Board of Supervisors adopted in 1993 and 2003, and a site-specific field study may refine them when someone applies to develop.6Fairfax County. Chesapeake Bay Preservation Ordinance Violating RPA restrictions requires an approved restoration plan and can trigger penalties.

FEMA Flood Zones

Fairfax County publishes a FEMA Special Flood Hazard Areas Map that pulls federal flood data into the county’s mapping system.7Fairfax County. Digital Flood Insurance Rate Map The source is the National Flood Hazard Layer, FEMA’s geospatial database of current flood risk information that supports the National Flood Insurance Program.8FEMA. Flood Data Viewers and Geospatial Data If a parcel sits inside a Special Flood Hazard Area, mortgage lenders will almost always require flood insurance. Checking this layer before closing on a property can head off an unwelcome surprise.

If Something on the Map Looks Wrong

The fix depends on where the error lives. The county’s GIS FAQ sorts it into three scenarios.9Fairfax County. Frequently Asked Questions – GIS and Mapping Services

  • If the mistake is in a previously recorded deed or plat (wrong acreage, wrong boundary description), you’ll need to record a deed of correction at the Fairfax County Courthouse. That means a corrected legal description or a signed plat from a licensed surveyor, filed with the Circuit Court Clerk’s office.
  • If the recorded plat and deed are correct but iCare shows wrong data, use the Real Estate Division’s contact form to report the discrepancy to the Department of Tax Administration. The fix is usually a data-entry correction.
  • If the GIS parcel boundary itself looks off but the legal documents are correct, the problem is with the display, not your property rights. The county is open about this: parcel boundaries in GIS applications have inherent inaccuracies because the data was gathered over many years using varying methods, and the GIS parcel data is for reference only.

Appealing an Assessment Based on Map Data

Because tax map data feeds directly into assessed value, errors in lot size or building square footage can affect what you owe. There are two levels of appeal. An administrative appeal goes to the Department of Tax Administration first; a DTA appraiser discusses the assessment with you, schedules a field inspection, and a supervising appraiser then affirms, increases, or decreases the value based on the inspection and comparable sales.10Fairfax County. Real Estate Assessment Appeals – Tax Administration For 2026, administrative appeal applications must be postmarked or filed online by April 1, 2026.

If you’re not satisfied, or you want to skip the administrative step, you can appeal directly to the Board of Equalization, an independent body appointed by the Board of Supervisors that can increase, decrease, or affirm your assessment after a formal hearing.10Fairfax County. Real Estate Assessment Appeals – Tax Administration For 2026, BOE appeals must be postmarked by midnight on June 1, 2026, or delivered by 4:30 p.m. that day. One detail trips people up: you still have to pay your taxes on time while the appeal is pending, or you’ll owe penalties and interest no matter how the appeal turns out.

The Limits of the Digital Map

The county’s GIS parcel data is a reference tool, not a legal survey. Boundaries have been digitized from source materials of varying age and quality, and the county explicitly warns that all GIS parcel data carries inaccuracies.9Fairfax County. Frequently Asked Questions – GIS and Mapping Services The authoritative link between a legal description and its assessed value lives in iCare, not in the map display. For decisions that depend on exact boundary locations (a fence, an addition, a sale), hire a licensed land surveyor. The map will show you roughly where a parcel sits and what surrounds it; only a professional survey produces lines that hold up in court.
