How to Search for a Parcel

The fastest search is by Tax Map Sequence (TMS) number. Every tract in the county has one, and it appears on your deed, your annual tax bill, and any assessment notice. No TMS handy? Search by owner name in “last first” format. Partial names return all matches, which is useful when you’re not sure of a spelling. A street address works too, but it has to match the county’s official address on file. Abbreviations, misspellings, or old addresses often return nothing, so the TMS is more reliable when you can get to it. Pulling up your deed or last tax bill before you start saves time.

What the Tax Map Shows

Once you land on a parcel, the GIS portal layers in several categories of information. Lot dimensions and acreage show the size of the tract. In-Person Access and Official Copies

The Assessor’s Office is open 8:30 a.m. to 5:00 p.m., Monday through Friday, including through lunch. A certified or printed tax map carries more weight in a closing, a zoning hearing, or a boundary dispute than a screenshot from the GIS portal. For preliminary research, the free online tools are enough. When you need documentation, request an official reproduction.

Tax Maps Are Not Legal Surveys

This is where property owners run into trouble. A tax map is an assessment tool. It shows approximate boundaries and acreage, and county GIS systems carry disclaimers to that effect. No court or title company will accept a tax map printout as proof of where your property ends and your neighbor’s begins.

If you’re building near a boundary, resolving a dispute, or subdividing, you need a survey from a licensed professional. Treat the tax map as a rough sketch for research, not a legal document. Siting a fence or a foundation from it can produce encroachment claims and expensive corrections.

Correcting an Error or Challenging a Value

If the assessed value looks wrong, the appeal process is time-sensitive. In a reassessment year, file a written objection with the county assessor within 90 days of the date the assessment notice is mailed. In years without an assessment notice, you can still file a written appeal at any time. An appeal filed before the first penalty date on your tax bill applies to the current tax year; one filed after that date applies to the next year.
