Florida Homestead Exemption Status: Where to Check and Fix Errors

To check your Florida homestead exemption status, open your county property appraiser’s website, search for your property by address, owner name, or parcel number, and look at the exemption line on the record. It takes under a minute, it’s free, and it tells you whether the exemption is active, pending, or missing. Confirming it matters because the exemption removes up to $50,000 from the taxable value used to calculate your property taxes, and a quiet error on the record can cost you hundreds of dollars a year or trigger back-tax liability if the exemption was applied when it shouldn’t have been.

Where to Look

Your County Property Appraiser’s Website

Every Florida county property appraiser runs a public property search tool. The link is usually labeled “Property Search,” “Parcel Search,” or something close. Search by street address, owner name, or parcel identification number (sometimes called a folio number). The record that comes back will show your just value, assessed value, any exemptions applied, and your taxable value.1Property Appraiser of Miami-Dade County. Property Search

You’re looking for an exemption line that shows “Homestead” with a status like “Approved” or “Active.” If you applied recently, you may see “Pending,” which means the office is still reviewing. If the record shows no homestead exemption at all and you believe one was filed, treat that as a red flag and follow up right away.

By Phone or In Person

If you’d rather talk to a person, call the property appraiser’s office with your parcel number or address in hand. Staff can pull your record and explain the status while you’re on the line. You can also walk into the main office or a branch location, which is the fastest route if something looks wrong and you want it fixed the same day instead of trading messages.

Your TRIM Notice

Each August, the property appraiser mails every property owner a Truth in Millage (TRIM) notice.2Florida Department of Revenue. Florida Property Tax Calendar It lists your just value, assessed value, exemptions, and taxable value side by side, along with the proposed taxes for the coming year. If the homestead line is missing or the numbers don’t match what you expect, the TRIM notice is your signal to act before the tax bill is finalized.

Reading What You See

Three numbers on your record do the work. Just value (also called market value) is what the appraiser estimates the home would sell for. Assessed value is the just value minus any assessment limitations, mainly the Save Our Homes cap. Taxable value is the assessed value minus your exemptions, and it’s the figure your tax bill is actually calculated against.3Florida Department of Revenue. If homestead is working, the taxable value should sit at least $25,000 below the assessed value, and up to $50,000 below it on homes with higher assessed values. The exemption applies in two pieces: the first $25,000 comes off for all property taxes, including school district levies, and a second $25,000 comes off assessed values above $50,000 but does not reduce school taxes.4Florida Senate. Florida Statutes 196.031 – Exemption of Homesteads So on a $300,000 assessed value, you should see $50,000 removed for most levies and $25,000 for school taxes. Depending on local millage rates, that’s usually a $500 to $1,000 annual savings.

There’s a second number worth comparing: just value versus assessed value. If you’ve held homestead for several years, assessed value will often be noticeably lower than just value. That gap is your Save Our Homes benefit, which caps annual increases in assessed value at 3% or the rate of inflation, whichever is less.5Florida Department of Revenue. Save Our Homes Assessment Limitation and Portability Transfer A large gap tells you the cap is working in your favor, and it’s also a reminder of how much you’d lose if the exemption were ever removed.

If the Status Is Missing or Wrong

Start with a phone call to the property appraiser’s office. Many issues are a missing document or a data entry mistake that staff can correct without a formal dispute.

If the office formally denied your application, they must mail you a written denial on or before July 1 of the year you applied, explaining the legal and factual reasons.6The Florida Legislature. Florida Statutes 196.193 – Property Appraisers to Investigate Claims for Tax Exemption From the mailing date of that denial, you have 30 days to file a petition with the Value Adjustment Board.7The Florida Legislature. Florida Statutes 194.011 – Assessment Notice; Objections to Assessments At the hearing you’ll present proof of residency, deed records, utility bills, and anything else showing the home is your permanent residence. If the board rules against you, you have only 15 days from its decision to file a proceeding in circuit court.8Florida Senate. Why a Status You Had Before Might Be Gone

Renting out the home is the most common cause. Renting all or substantially all of a homestead-claimed property counts as abandonment of the homestead under Florida law. Renting for 30 days or fewer in a calendar year after January 1 won’t cost you the exemption for that year, but renting for more than 30 days per calendar year across two consecutive years triggers loss of the exemption.9The Florida Legislature. Florida Statutes 196.061 – Rental of Homestead to Constitute Abandonment Active military members with transfer orders are exempt from this rule.

Keeping the exemption on a property that isn’t actually your permanent residence is the costlier mistake. The property appraiser can look back up to 10 years and impose a lien for the taxes you should have paid, plus a 50% penalty on the unpaid amount and 15% interest per year.10FindLaw. Florida Statutes Title XIV 196.161 – Homestead Exemptions; Lien Imposed on Property If the exemption was granted because of a clerical mistake by the appraiser rather than something you did, you’d owe the back taxes without the penalty or interest.

Renewal and Life Changes

Once your homestead is approved, it renews automatically each year as long as nothing changes. You don’t file a new application annually, and you should receive a renewal receipt card each December confirming you’re still covered. If you expected that card and didn’t get one, check your record.

The exemption does not follow you to a new home. Sell and buy another Florida property, and you file a brand-new homestead application for the new address by March 1 of the following year, using Form DR-501 at your county property appraiser’s office.11The Florida Legislature. Florida Statutes 196.011 – Applications for Tax Exemption Changes in ownership through marriage, divorce, adding someone to the deed, or a death also need to be reported to the appraiser, since they can affect eligibility or require updated documentation.

If you moved within Florida, you can also transfer up to $500,000 of your accumulated Save Our Homes benefit through portability. You have three years from January 1 of the year you gave up your old homestead to establish a new one and claim the transfer, and you apply for portability on the new homestead application rather than separately.12The Florida Legislature. Florida Statutes 193.155 – Homestead Assessments When you check the new property’s record, confirm the portability amount is reflected alongside the exemption.

One boundary worth knowing while you’re looking at your record: the standard homestead is only one of several exemptions Florida offers. Disabled veterans, veterans age 65 and older with a service-connected disability, and certain seniors may qualify for additional reductions, each requiring its own separate application and documentation.13Florida Department of Revenue. Property Tax Benefits for Active Duty Military and Veterans If one of those might apply to you, the standard homestead line alone isn’t the whole picture, and you should check that each exemption you qualify for is listed on the record.
