Information You Need Before You Fill It In

Gather these before you start typing into the PDF:

  • Your full legal name and address as the grantor, and the full legal name and address of each beneficiary. Names should match your current deed exactly. A missing middle initial can create title problems later.

What the Deed Does for Taxes and Medicaid

Recording the deed usually does not trigger a property tax uncapping, because you keep full control and nothing has actually changed hands. Uncapping at your death depends on who inherits. Under MCL 211.27a(7)(u), transfers of residential property to qualifying family members are not treated as transfers of ownership for tax purposes. For Medicaid, Michigan uses the narrow definition of “estate” for recovery purposes, pursuing only assets that pass through probate. When a Free Form Isn’t the Right Tool
