The Fulton County property tax rate for the general fund is 8.87 mills, unchanged since 2022.1Fulton County Government. Your actual bill stacks the county rate together with your school district’s millage and, if you live inside city limits, a municipal rate. Two homes with identical market values in different parts of the county can end up with noticeably different bills.
What Makes Up Your Total Millage Rate
A mill equals one dollar of tax for every $1,000 of assessed value.2Georgia Department of Revenue. The pieces most homeowners see are:

Your city may layer its own millage on top. Georgia has largely phased out the state property tax, so the state levy on your bill will be minimal or absent. Some municipalities also add flat charges for services like solid waste collection; those appear on the tax bill but aren’t calculated from millage.
How the Bill Is Calculated
Georgia law requires all taxable property to be assessed at 40% of its fair market value.4Justia. A $500,000 home has an assessed value of $200,000.
Multiply the assessed value by the combined millage rate and divide by 1,000. At a combined 30 mills:
$200,000 × 30 ÷ 1,000 = $6,000 before exemptions.
If you qualify for a homestead exemption, the exempt amount comes off the assessed value first, then the millage rate is applied to what’s left. Exemptions That Lower Your Bill
Exemptions reduce the assessed value the county taxes, so they’re the main lever a homeowner has. You generally need to own and occupy the home as your primary residence on January 1 of the tax year. Basic Homestead Exemption

Floating Homestead (Assessment Cap)
Once you have a homestead exemption in Fulton County, a floating exemption caps how fast your assessed value can grow for county tax purposes. Established by the Georgia General Assembly in 2004, it sets a base taxable value and limits annual increases to the lesser of the Consumer Price Index or 3%.7Fulton County Board of Assessors. Senior Exemptions

- A $50,000 county exemption at age 65 and up, with no income requirement.
- A $10,000 school exemption at age 65 and up, no income requirement, but you must have held a homestead exemption in Fulton County for five consecutive years.
- A $54,000 school exemption for those 65 and up or disabled, if combined federal adjusted gross income for you and your spouse is under $30,000.
- A full-value county exemption at age 70 and up or if disabled, with a combined federal AGI cap tied to the maximum Social Security benefit for a married couple, adjusted annually.

Disabled Veterans and Surviving Spouses
A veteran with a 100% service-connected disability can receive an exemption of up to $121,812 for 2025, an amount adjusted annually by the U.S. Secretary of Veterans Affairs.10Georgia Department of Veterans Service. When the Bill Is Due
Fulton County doesn’t have a single due date. Properties inside the City of Atlanta are normally due August 15. Everywhere else in the county, the due date is typically October 15.12Fulton County Taxes. You can pay through the Tax Commissioner’s online portal by credit card, debit card, or electronic check.5Fulton County Government. Property Taxes Mailed checks and in-person payments are also accepted. If your mortgage escrows for taxes, the lender pays directly, but confirm each year rather than assuming.
Appealing an Assessment That Looks Too High
If the fair market value on your Notice of Assessment seems wrong, you have 45 days from the date on the notice to file an appeal.14Fulton County, Georgia. Appealing Your Assessment Miss it and you’re locked in for the year. Appeals can be filed by mail, in person, or by email where the Board of Assessors has adopted electronic filing.
The Board of Assessors reviews first. If they don’t adjust the value, the appeal moves automatically to the county Board of Equalization for an independent hearing. No second filing is required.
Taxes are still due while the appeal is pending. You can choose to be billed at 85% or 100% of the disputed assessed value; without a choice, Fulton defaults to 85%.15Fulton County Board of Assessors. What Happens If You Pay Late
Interest starts accruing the day after the due date and compounds monthly on the unpaid balance.16Fulton County Taxes. Unpaid taxes eventually trigger a lien. Georgia calls the enforcement instrument a fi. fa., and once issued it attaches to the property’s title, making a sale or refinance difficult. If the debt stays unresolved, the property can go to a tax sale, after which the original owner has 12 months to redeem it by paying the full amount owed plus additional costs.18Justia.
