Gastonia NC Property Tax: Assessments, Appeals & Relief

If you own a home inside Gastonia city limits, your property tax is a combined city and county bill: the City of Gastonia charges $0.47 per $100 of assessed value, and Gaston County adds $0.599 per $100, for a combined Gastonia NC property tax rate of roughly $1.069 per $100.1City of Gastonia. Gastonia City Council Unanimously Approves FY 2027 Budget2Gaston County, NC. Gaston County Board of Commissioners Approve FY26 Budget On a home assessed at $200,000, that works out to about $2,138 a year before any relief programs.

What You’ll Pay at Common Home Values

The city rate has held at $0.47 per $100 through the FY 2027 budget, and the county rate is $0.599 per $100. Multiply the combined $1.069 against each $100 of your assessed value:

  • $150,000 home: about $1,604 a year
  • $200,000 home: about $2,138 a year
  • $300,000 home: about $3,207 a year

Properties inside the Gastonia Downtown Municipal Service District pay an extra $0.20 per $100, pushing the combined rate to roughly $1.269 per $100.3Gaston County, NC. Tax Rate Chart A $200,000 property inside that district would owe about $2,538 a year. The extra levy funds downtown revitalization and services in the urban core.

One boundary worth knowing: the fire district tax of $0.115 per $100 that unincorporated Gaston County property owners pay does not apply to Gastonia residents, because fire protection comes with city services.3Gaston County, NC. Tax Rate Chart

How Your Home’s Value Is Set

Your bill is the rate times the assessed value, and the Gaston County Tax Office sets that value for every property in the county, Gastonia included. North Carolina law requires appraisal at market value, meaning the price a willing buyer and seller would agree on in an arms-length sale.4North Carolina General Assembly. North Carolina Code 105-283 – Uniform Appraisal Standards

State law requires a reappraisal at least every eight years, but counties can move faster.5North Carolina General Assembly. North Carolina Code 105-286 – Time for General Reappraisal of Real Property Gaston County runs a four-year cycle. The most recent countywide revaluation took effect January 1, 2023, and the next is expected in 2027.6Gaston County, NC. Reappraisal When a revaluation hits, you’ll get a notice with your new value; that figure drives your bill from then on, even if the rate stays flat.

Appealing an Assessment You Think Is Too High

If the number on your revaluation notice looks wrong, you can challenge it with the Gaston County Board of Equalization and Review. The burden is on you to show the assessed value exceeds actual market value, so bring evidence: a recent independent appraisal, comparable sales nearby, photos of condition issues, or for a rental, income and expense statements.7Gaston County, NC. Property Value Appeals

The filing deadline is the Board’s adjournment date, which shifts each year; for the most recent cycle it was April 25, 2025. If you get a notice of value change from the Tax Office after the Board has already convened, you have the later of the Board’s adjournment or 30 days from the notice date.7Gaston County, NC. If the Board rules against you, the next step is the North Carolina Property Tax Commission, where the case turns on the greater weight of the evidence, usually sworn testimony and documents.8North Carolina Department of Revenue. Relief Programs That Can Lower Your Bill

North Carolina runs three programs that can cut what a Gastonia homeowner owes. Apply through the Gaston County Tax Office between January 1 and June 1 to have relief apply for that tax year. Later applications need Board of Equalization and Review approval.9Gaston County, NC. Exemptions and Exclusions

Elderly or Disabled Exclusion

If you’re at least 65 or totally and permanently disabled, you can exclude the greater of $25,000 or 50% of your home’s appraised value from taxation.10North Carolina General Assembly. North Carolina Code 105-277.1 – Elderly or Disabled Property Tax Homestead Exclusion The income limit adjusts each year with Social Security COLA; for 2026 it’s $38,800 based on the prior year’s income. On a $200,000 home, qualifying removes $100,000 from taxable value, saving about $1,069 a year at Gastonia’s combined rate.

Disabled Veteran Exclusion

Honorably discharged veterans with a permanent, total, service-connected disability can exclude the first $45,000 of appraised value, with no income limit.11North Carolina General Assembly. North Carolina Code 105-277.1C – Disabled Veteran Property Tax Homestead Exclusion Unmarried surviving spouses of qualifying veterans can claim it too. You’ll need to submit the VA disability certification.

Circuit Breaker Deferral

This one works differently. Instead of removing value, it caps your annual tax at a percentage of income and defers the rest. If you’re at least 65 or totally and permanently disabled, have owned and lived in the home for at least five years, and have income under $38,800, your tax is capped at 4% of income. Between $38,800 and $58,200, it’s capped at 5%.

The deferred amount doesn’t vanish. It becomes a lien on the property, and the most recent three years of deferred tax come due with interest when a disqualifying event occurs: selling, moving out, or death of the owner. You can’t take the Circuit Breaker and the Elderly or Disabled Exclusion at the same time.

Personal Property You Have to List in January

Property tax in Gaston County isn’t only on real estate. You’re required to list certain personal property every year during the January listing period, which runs from the first business day in January through January 31.12Gaston County, NC. Individual Personal Property Missing the deadline triggers a 10% late listing penalty on top of the tax.

Items that have to be listed include unlicensed vehicles (any car, truck, trailer, camper, RV, or motorcycle without an active North Carolina registration as of January 1), trailers with permanent or multi-year tags, mobile homes, watercraft like boats and jet skis, and aircraft, including hot air balloons, ultralights, and gliders.

Vehicles with current North Carolina registration are handled through the state’s Tag and Tax Together system, which rolls property tax into your annual registration renewal. Those don’t need to be listed separately in January.12Gaston County, NC. Individual Personal Property

When to Pay and What Happens If You’re Late

Bills become due September 1. You have until January 5 of the following year to pay at face value with no extra charges.13North Carolina General Assembly. North Carolina Code 105-360 – Due Date, Interest for Nonpayment of Taxes Mailed payments count by postmark date. On January 6, the balance goes delinquent and interest starts:

  • January 6 through February 1: a flat 2% on the unpaid balance
  • February 1 onward: an additional 0.75% per month or partial month until paid in full

Those numbers look small and add up fast. A $2,138 bill left unpaid through June grows to roughly $2,223.13North Carolina General Assembly. North Carolina Code 105-360 – Due Date, Interest for Nonpayment of Taxes

If Your Mortgage Lender Pays Through Escrow

Most lenders collect property tax through an escrow account built into your monthly payment, estimate your annual tax and insurance, divide by 12, and pay the county directly when the bill is due. Verify payment went out, especially after a revaluation year. Escrow shortages are common after a reappraisal and show up as higher monthly payments the following year.

If You Can’t Pay

The Gaston County Tax Collector has broad collection authority: wage garnishment, bank account attachment, seizure of rent on investment properties, and foreclosure.14Gaston County, NC. Tax Collection Department Foreclosure can cost you the property. If January 5 is coming and you can’t pay in full, call the Tax Collection Department early rather than letting interest stack.

Deducting Property Tax on Your Federal Return

If you itemize, property tax you paid during the year is deductible as part of the state and local tax (SALT) deduction. Under the One Big Beautiful Bill Act signed in 2025, the SALT cap for the 2026 tax year is $40,400 for most filers and $20,200 for married taxpayers filing separately. That cap covers state income tax, local property tax, and sales tax combined. For higher-income filers, the cap phases down once modified adjusted gross income tops $505,000, shrinking by 30 cents for every dollar above that threshold, but it can’t fall below $10,000.

The deduction only helps if your total itemized deductions beat the standard deduction. For many Gastonia homeowners with moderate tax bills, the standard deduction is still the stronger choice. Run both before you file.
