Greene County Property Tax Freeze: Eligibility, Applying, and Federal Impact

The Greene County property tax freeze lets homeowners who are at least 62 years old lock their property tax bill at its current level, so future assessment increases do not raise what they owe. The county runs the program through the Collector of Revenue, and applications must be received by June 30 to take effect for that tax year.1Greene County, MO. Who Qualifies

Four conditions have to be true at the same time:2Missouri Revisor of Statutes. Missouri Revised Statutes RSMo 137.1050

  • You are at least 62 years old.
  • You are the owner of record or hold a legal or equitable interest in the property, backed by a written instrument such as a deed or trust document.
  • You are personally liable for the property taxes.
  • The home is your primary residence. You cannot claim more than one.

There is no income limit and no requirement that you be retired. If the home is held in a trust or an LLC, you can still qualify, but the Collector’s office may ask for a certification of trust, an operating agreement, or similar documentation to confirm your interest.1Greene County, MO. What “Frozen” Actually Means

The freeze is a credit, not a flat discount. Each year, the county calculates what your bill would have been without the program and subtracts whatever amount is needed to bring it back down to your initial credit year total. If your taxes were $1,800 the year you qualified and would otherwise climb to $2,200, the credit covers the $400 difference and you still pay $1,800. The credit applies across every taxing district on your bill, not just the county’s portion.2Missouri Revisor of Statutes. Missouri Revised Statutes RSMo 137.1050

Your initial credit year is the year the county ordinance took effect if you already met every requirement by then. If you turned 62 or otherwise became eligible later, your initial credit year is the year you first met all four conditions.2Missouri Revisor of Statutes. Missouri Revised Statutes RSMo 137.1050

The freeze only protects you from increases. If a levy cut or reassessment pushes your bill below the frozen figure, you pay the lower amount, and that lower amount becomes your new baseline. The old higher number does not come back.1Greene County, MO. Greene County MO Senior Credit Frequently Asked Questions

Routine upkeep like a new roof or fresh paint does not affect the frozen amount. Adding a structure, building an addition, or expanding the square footage counts as a capital improvement and can change your tax liability. If you are not sure how a planned project will be treated, the Assessor’s office can tell you before you start.1Greene County, MO. Greene County MO Senior Credit Frequently Asked Questions

How To Apply

Greene County accepts applications four ways: online through the Collector’s website, by email to PropertyTaxCredit@GreeneCountyMO.gov, by mail, or in person at the Collector of Revenue office in the Historic Courthouse in Springfield. In person is the fastest route and often produces a same-day approval. Mail, email, and online applications take longer because staff verify the information after it arrives.1Greene County, MO. The deadline is June 30. Applications received after that date will not be processed for the current tax year.1Greene County, MO. Greene County MO Senior Credit Frequently Asked Questions

What You Need

New applicants have to provide a government-issued photo ID showing date of birth. If you apply in person, you can simply present it at the counter. For mail, email, or online applications, include a copy with the form.3Greene County, MO. Senior Tax Credit – Greene County Missouri

You also need your real estate account number, sometimes called the parcel number. It starts with 88 and appears in the upper right corner of a paid tax receipt. If you do not have a receipt, you can search for it by name or address on the Collector’s website.1Greene County, MO. Greene County MO Senior Credit Frequently Asked Questions

After You’re Approved

The credit shows up on your property tax statement automatically once approved. Starting January 1, 2026, annual renewals are no longer required. Once you are in, you stay in without having to refile every year.3Greene County, MO. Senior Tax Credit – Greene County Missouri

In place of renewals, you have a self-reporting duty. If your ownership or occupancy changes, you have 45 days to notify the Collector’s office. The county may also send periodic audit requests, and those get the same 45-day response window.3Greene County, MO. Senior Tax Credit – Greene County Missouri

When the Credit Ends

The freeze is tied to you and to this specific home. Selling the property, moving out, or transferring ownership ends the credit. It does not pass to a new owner and it does not follow you to a new address. If you move to another qualifying home in Greene County, you need to submit a new application and meet all four eligibility requirements again.

Effect on a Federal Return

Because the credit reduces the property taxes you actually pay, it also reduces what you can claim as a state and local tax deduction on a federal return. For 2026, the SALT deduction is capped at $40,400 for most filers. Seniors who take the standard deduction will not notice any difference. If you itemize and your combined state income, sales, and property taxes are already near the cap, the lower property tax figure can slightly change how much of the cap you use. The freeze savings will almost always outweigh any marginal federal impact.
