How Do You Get a Florida Real Estate License?

To get a Florida real estate license, you complete a 63-hour pre-licensing course, submit the Sales Associate Initial Application (Form RE 1) to the Department of Business and Professional Regulation (DBPR) with fingerprints and fees, pass the state exam through Pearson VUE, and then have a licensed Florida broker activate your license. The Florida Real Estate Commission (FREC) sets the rules and reviews applications under the DBPR.1MyFloridaLicense.com. Who Qualifies

You must be at least 18 years old and hold a high school diploma or equivalent.2Justia. Florida Code 475.17 – Qualifications for Practice The application requires a valid U.S. Social Security number.3THE OFFICIAL SITE OF THE FLORIDA DEPARTMENT OF BUSINESS & PROFESSIONAL REGULATION. Sales Associate Initial Application (RE 1) The statute also requires that applicants be honest, trustworthy, and of good character with a reputation for fair dealing, which gives FREC discretion to deny an application based on criminal history or past professional misconduct.

You don’t have to live in Florida. The state issues licenses to nonresidents under the same general process.4Florida Senate. Florida Code 475.180 – Nonresident Licenses

The 63-Hour Pre-Licensing Course

Every sales associate candidate must complete a FREC-approved 63-hour pre-licensing course before applying.2Justia. Florida Code 475.17 – Qualifications for Practice The curriculum covers real estate principles, property law, contracts, and Florida-specific statutes. You can take it online or in person through a licensed school. Tuition generally runs from about $100 to $300 depending on the provider and format.

Attendance is enforced. If you miss more than eight classroom hours, the school cannot issue a completion certificate.2Justia. Florida Code 475.17 – Qualifications for Practice At the end, you sit for a proctored school exam and need at least a 70 percent to pass. Your certificate is valid for two years from the date it’s issued. If you don’t submit your license application inside that window, you have to retake the full 63 hours.

If You Already Have a Real Estate Degree

Applicants who hold a four-year degree or higher in real estate from an accredited institution are exempt from the 63-hour course requirement.5The Florida Legislature. Florida Statutes Chapter 475 – Real Estate Brokers, Sales Associates, Schools, and Appraisers You still have to pass the state exam and meet every other application requirement.

If You’re Licensed in Another State

Florida has mutual recognition agreements with Alabama, Arkansas, Connecticut, Georgia, Illinois, Kentucky, Mississippi, Nebraska, Rhode Island, and West Virginia. If you hold an active license in one of those states, you can skip the 63-hour course. You still take a 40-question Florida law exam and need a score of at least 30 to pass.6MyFloridaLicense.com. Real Estate Commission – Mutual Recognition States You cannot be a Florida resident when you apply this way, and your home-state license must have come from passing that state’s own exam rather than through reciprocity with a third state.

Filing the Application

Once you have the course completion certificate, file Form RE 1 (the Sales Associate Initial Application) through the DBPR’s MyFloridaLicense.com portal.3THE OFFICIAL SITE OF THE FLORIDA DEPARTMENT OF BUSINESS & PROFESSIONAL REGULATION. Sales Associate Initial Application (RE 1) The form asks for personal information, proof of pre-licensing education, other professional licenses you hold, and full disclosure of any criminal history or discipline from other licensing boards.

The application fee is approximately $83.75, covering both processing and the initial license fee. Check the current amount on the DBPR site before you submit, since fees change. Military veterans, active-duty service members, and their spouses may qualify for a waiver of the initial licensing fee, though application fees still apply.7MyFloridaLicense.com. Licensing Fee Waiver for Military Personnel, Veterans, and Spouses Make sure the name on your application matches your government-issued ID exactly. Anything incomplete or inaccurate triggers a deficiency notice that freezes your timeline until you fix it.

Fingerprints and Background Check

Florida requires electronic fingerprinting for every applicant, and the sequence matters. Submit your application first, then get fingerprinted. The DBPR and the Florida Department of Law Enforcement both require the application to come before the fingerprint submission. After your application is filed, visit a DBPR-approved Livescan service provider and give them the ORI number FL920010Z, which routes your results to the correct department.8MyFloridaLicense.com. Fingerprinting

Fingerprinting typically costs between $50 and $80 depending on the vendor. Results reach the DBPR within about five days.3THE OFFICIAL SITE OF THE FLORIDA DEPARTMENT OF BUSINESS & PROFESSIONAL REGULATION. Sales Associate Initial Application (RE 1) Keep your receipt.

Criminal History

FREC can deny an application based on a conviction, guilty plea, or no-contest plea for any crime that directly relates to broker or sales associate work, or that involves moral turpitude or dishonest dealing.9The Florida Legislature. Florida Statutes Chapter 475 – Section 475.25 That is broad language and reaches offenses like fraud, embezzlement, and money laundering along with other felonies and misdemeanors involving dishonesty. A criminal record isn’t an automatic disqualification, but you must disclose everything. Omitting a conviction is far worse than disclosing one. FREC weighs the nature of the offense, how long ago it happened, and evidence of rehabilitation.

Passing the State Exam

After the DBPR reviews your application and background results, you’ll get an Authorization to Test (ATT) notice by email with a candidate ID number. Use it to schedule the exam through the Pearson VUE portal. The exam fee is $36.75 per attempt, paid when you book.10Pearson VUE. Florida Real Estate and Appraiser Fact Sheet

The test is 100 multiple-choice questions with a three-and-a-half-hour time limit. It covers real estate principles and practices, license law, federal and state regulations, brokerage procedures, contracts, mortgages, property descriptions, closing transactions, and real estate math.11MyFloridaLicense.com. Candidate Information Booklet – Real Estate Sales Associate Examination Math questions are scattered across the content areas rather than concentrated in one section, so don’t skip them in your studying. You need at least a 75 to pass.10Pearson VUE. Florida Real Estate and Appraiser Fact Sheet

If you fail, you can reschedule through Pearson VUE after 24 hours, subject to seat availability.10Pearson VUE. Florida Real Estate and Appraiser Fact Sheet You pay $36.75 each time. There’s no cap on attempts, but your testing authorization lasts two years from the date the DBPR approved your application. If you haven’t passed by then, you’d need to reapply and potentially retake the pre-licensing course.

Activating the License With a Broker

Passing the exam doesn’t let you start selling. The DBPR issues your license number, but it starts in an inactive status. You cannot legally perform real estate services or earn a commission while inactive.

Activation requires a sponsoring broker. A licensed Florida real estate broker submits a request through the DBPR portal to link your license to their brokerage, or you can file Form RE 11 to process the change.12THE OFFICIAL SITE OF THE FLORIDA DEPARTMENT OF BUSINESS & PROFESSIONAL REGULATION. Sales Associate – Change of Broker/Employer (RE 11) Once active, all of your real estate work happens under that broker’s supervision. Sales associates cannot operate independently.

The First Renewal: 45 Hours of Post-Licensing Education

Getting the license isn’t the finish line. During your first renewal period, which runs 18 to 24 months from the date your license is issued, you must complete 45 hours of FREC-approved post-licensing courses.13MyFloridaLicense.com. Real Estate Education Requirements Miss that deadline and your license goes involuntarily inactive.

After the first renewal, you move to standard continuing education: 14 hours every two-year renewal cycle, made up of three hours of core law, three hours of ethics and business practices, and eight hours of specialty education.14MyFloridaLicense.com.
