Funding after closing in Texas usually happens the same day you sign, often within a few hours of leaving the title company. Texas is a “wet funding” state, so money moves at the closing table rather than days later. The main exceptions are refinances, which carry a mandatory three-business-day waiting period, and late-afternoon or Friday signings, which can slip to the next business morning when bank wire cut-offs pass before the lender finishes its review.
Why Same-Day Funding Is the Norm in Texas
The Texas Insurance Code prohibits escrow officers from releasing any money from a trust account until “good funds” covering every disbursement have been deposited.1State of Texas. Texas Insurance Code 2652 – Escrow Officers Rule P-27 of the Texas Department of Insurance’s Basic Manual of Title Insurance defines what qualifies, including wire transfers, cashier’s checks, and certified checks, and it bars partial disbursements before every dollar is accounted for.2Texas Department of Insurance. Basic Manual of Title Insurance, Section IV
The practical result: once you sign and the lender authorizes funding, the title company already has everything it needs to send out seller proceeds, pay off liens, and distribute commissions the same business day. Compare that with states where funding routinely trails signing by several days.
The Typical Timeline From Signing to Money in Hand
For a standard purchase with mortgage financing, the gap between signing your last document and the lender releasing money usually runs from a couple of hours to the end of the business day. A morning closing that wraps up by 10 or 11 a.m. commonly results in funds reaching the title company’s account by early afternoon, with seller proceeds wired out shortly after.
Afternoon signings are riskier. When a closing runs past about 3 p.m., the lender’s review may not finish before bank wire cut-off times, which pushes actual disbursement to the next business morning.3Redfin. When Does the Seller Get Money After Closing? What to Expect and How Long It Takes If you want proceeds in your account the same day, schedule a morning appointment, ideally before noon.
All-cash purchases move fastest. There is no lender review, so the buyer’s good funds sit in escrow and disbursement can begin almost immediately after signing.
What the Lender Does Between Signing and Funding
After you sign, the title company scans and sends the complete package to the lender’s funding department. Analysts check every page for missing signatures or initials. A single blank signature line can stall funding until the borrower comes back to the office.
The lender also confirms that every “prior to funding” condition in the closing instructions is satisfied. Those conditions vary but commonly include verifying the final loan amount, confirming hazard insurance is in place, and matching every fee to the approved closing disclosure. Some lenders run a last-minute employment verification or credit refresh to make sure nothing has changed since underwriting.
Once the conditions are met, the lender issues a funding authorization number to the title company. That number is the green light to release money.
How Bank Cut-Off Times Control the Clock
After the lender authorizes funding, its banking team sends the money by wire transfer through the Fedwire Funds Service. Fedwire operates from 9:00 p.m. Eastern Time the night before each business day through 7:00 p.m. ET, Monday through Friday, excluding Federal Reserve holidays, with a 6:00 p.m. ET deadline for banks to send a wire on a customer’s behalf.4Federal Reserve Financial Services. Individual banks set their own internal cut-offs, which run earlier than the Fedwire deadline, often between 2:00 p.m. and 4:00 p.m. local time.3Redfin. When Does the Seller Get Money After Closing? What to Expect and How Long It Takes If the lender misses its own bank’s cut-off, the wire does not leave until the next business morning, even though Fedwire is still running. That mechanical reality is why the time of day you close matters so much.
Once the title company’s bank confirms the incoming wire has landed, the settlement agent sends out the seller’s net proceeds, agent commissions, property tax payments, and any payoff to the seller’s existing lender. If the seller chose to receive proceeds by wire, the money often arrives in a personal bank account within hours. A check must be picked up or mailed, which adds time.
When Funding Takes Longer Than One Day
Refinances and the Three-Day Right of Rescission
If you are refinancing rather than buying, federal law adds a mandatory waiting period. The Truth in Lending Act gives homeowners who take out a new loan secured by their primary residence the right to cancel until midnight of the third business day after signing.5Office of the Law Revision Counsel. 15 USC 1635 – Right of Rescission as to Certain Transactions During that window, the lender cannot disburse any loan proceeds.6eCFR. 12 CFR 1026.23 – Right of Rescission
A refinance signed on a Monday will not fund until Thursday at the earliest. A Wednesday signing typically does not fund until the following Monday, since weekends do not count as business days. Purchase mortgages are exempt from the rescission period, so this delay applies only to refinances, home equity loans, and similar transactions on property you already own.5Office of the Law Revision Counsel. 15 USC 1635 – Right of Rescission as to Certain Transactions
Friday Closings, Weekends, and Holidays
Friday closings are the most common source of surprise delays. If funding authorization comes through after bank wire cut-offs on Friday, the title company cannot disburse until Monday. Sellers may have signed everything on Friday and still not see money in their account until the start of the next week.
Federal Reserve holidays create the same bottleneck because Fedwire does not operate on those days. The Federal Reserve is closed on the following dates in 2026:7Federal Reserve Financial Services. Federal Reserve System Holiday Schedule
- January 1, New Year’s Day
- January 19, Martin Luther King Jr. Day
- February 16, Presidents Day
- May 25, Memorial Day
- June 19, Juneteenth
- July 3, Independence Day (observed; July 4 falls on a Saturday)
- September 7, Labor Day
- October 12, Columbus Day
- November 11, Veterans Day
- November 26, Thanksgiving
- December 25, Christmas
A closing on the day before any of these holidays carries the same risk as a Friday closing. When your closing date lands near a holiday weekend, ask your lender and title company to confirm an early-morning appointment so there is maximum processing time before cut-offs.
A Note for Sellers Subject to FIRPTA
If the seller is a foreign person or entity, the title company must withhold 15 percent of the sale price and send it to the IRS under the Foreign Investment in Real Property Tax Act.8Internal Revenue Service. FIRPTA Withholding The withholding happens at closing and reduces the net amount a foreign seller receives at disbursement. It does not change the funding timeline, but it changes the number. Foreign sellers who believe the withholding exceeds their actual tax liability can apply to the IRS for a reduced withholding certificate before closing, though the application takes several weeks.
How to Give Yourself the Best Shot at Same-Day Funding
Three choices put the odds in your favor. Schedule a morning signing, avoid Fridays and the day before a Federal Reserve holiday when possible, and ask for your proceeds by wire rather than check. If you are refinancing, build the three-business-day rescission period into your plans from the start, and count forward on the calendar to confirm the exact day money can move.
