Nevada has no state income tax, so for most residents the real tax bill comes from sales tax and property tax. Sales tax runs from a statewide minimum of 6.85% up to 8.375% in the Las Vegas area. Property tax is calculated on 35% of a home’s taxable value, with the combined local rate capped at $3.64 per $100 of assessed value and annual increases on an owner-occupied home limited to 3%. On top of that, you’ll pay vehicle registration charges, fuel taxes, and a real property transfer tax when real estate changes hands. Here is how much Nevada state tax actually costs across each of those categories.
No Personal Income Tax
Nevada’s constitution bans a state tax on personal income. Article 10, Section 9 prohibits the state from taxing wages, salaries, investment returns, Social Security benefits, and private pension distributions.1Nevada Legislature. Nevada Constitution Because the prohibition sits in the constitution rather than a statute, removing it would require approval by the legislature in two consecutive sessions and then a vote of the people.
In practical terms, you file no state income tax return. Your only income tax obligation is federal, to the IRS. Nevada also charges no estate tax or inheritance tax on deaths occurring on or after January 1, 2005, and will not reinstate one unless the IRS restores the federal death tax credit that supported it.2State of Nevada – Nevada Department of Taxation. Estate Tax FAQs If you inherit money or property from a Nevada resident, you owe the state nothing on the transfer. Federal estate tax rules still apply to estates above the federal exemption.
How Much Is Nevada Sales Tax?
The statewide minimum sales tax is 6.85%. That rate is built from three layers that apply everywhere: a 2% base for the general fund, a 2.60% allocation to the State Distributive School Account, and a 2.25% local school support tax.3State of Nevada Department of Taxation. Counties and cities add their own sales taxes on top under NRS 377, which pushes the actual rate higher in the populated areas.5Justia. Nevada Revised Statutes Chapter 377 – City-County Relief Tax In Clark County, which includes Las Vegas, the combined rate is 8.375%. Washoe County, which includes Reno, sits at 8.265%. Smaller rural counties stay closer to the 6.85% floor. The Nevada Department of Taxation publishes rate sheets you can check for any location.
If you buy something from an out-of-state seller who doesn’t collect Nevada sales tax, you owe use tax at the same rate on that purchase.

How Much Is Nevada Property Tax?
Your property tax is calculated in three steps. The county assessor sets a taxable value based on the land plus the replacement cost of improvements. Your assessed value is 35% of that taxable value, as required by NRS 361.225. Your bill is the assessed value multiplied by the combined local tax rate.
The Nevada Constitution caps the combined rate at $5.00 per $100 of assessed value. NRS 361.453 tightens that further to $3.64 per $100 for most levies.6State of Nevada Department of Taxation. Certification of Ad Valorem Tax Rates – Property Tax Rates for Nevada Local Governments Actual rates vary by taxing district and usually come in well below the cap.
On top of the rate cap, NRS 361.4722 limits how much your bill can grow in a single year. Owner-occupied single-family homes and qualifying rental properties are capped at a 3% annual increase. Other property, including commercial real estate and vacant land, can go up as much as 8%, with the exact ceiling set county by county.7State of Nevada Department of Taxation. NRS 361.4722 Tax Cap Factors You don’t apply for the abatement; it is applied automatically.
Property tax is paid in four installments tied to the county fiscal year. Under NRS 361.483, those installments are due on or before the third Monday in August, the first Monday in October, the first Monday in January, and the first Monday in March. You can also pay the full year at once with the August installment. Missing a deadline triggers penalties.
Veterans Exemption
Nevada offers a property tax exemption to qualifying veterans who are bona fide state residents and served at least 90 consecutive days of active duty with an honorable discharge. The base exemption applies to the first $2,000 of assessed value, with larger amounts for disabled veterans scaling up to the first $20,000 for 100% permanent disability. The dollar amounts are adjusted each fiscal year for inflation. A veteran who does not own real property can apply the exemption to personal property taxes, including the governmental services tax on vehicle registration.8State of Nevada Department of Taxation. Real Property Transfer Tax
When real estate changes hands, Nevada charges a transfer tax on the deed. The statewide base is $1.95 for every $500 of value, or fraction of $500, provided the value exceeds $100.9State of Nevada – Department of Taxation. Real Property Transfer Tax Some counties add to that base:
- Clark County adds $0.60 per $500, for a total of $2.55 per $500 of value.
- Washoe and Churchill Counties each add $0.10 per $500, for a total of $2.05 per $500 of value.
On a $400,000 sale in Clark County, that works out to about $2,040. In most other counties, the same sale would run about $1,560. The tax is imposed on the deed under NRS 375.020, and local custom typically determines whether the buyer or seller writes the check.10Nevada Legislature. Vehicle Registration and the Governmental Services Tax
Registering a vehicle in Nevada means paying both a flat fee and a Governmental Services Tax (GST). The standard passenger car registration fee is $33 per year.11Nevada DMV. Vehicle Registration Fees
The GST is calculated separately from the vehicle’s original manufacturer’s suggested retail price. Under NRS 371.040, the rate is 4 cents per dollar of the vehicle’s depreciated value.12Nevada Legislature. - 8 years old: 25% of MSRP
