How to Apply for a Homestead Exemption in Harris County

To apply for a homestead exemption in Harris County, file Form 50-114 with the Harris Central Appraisal District (HCAD) between January 1 and April 30 of the tax year you’re claiming, along with a copy of a Texas driver’s license or state ID that shows the property address. You own the home, you live in it as of January 1, and you file once. Confirming You Qualify Before You Apply

You qualify if you own the home and use it as your primary residence as of January 1 of the tax year.1Texas Comptroller of Public Accounts. Property Tax Exemptions The property can be a house, condo, or manufactured home, and the lot can’t exceed 20 acres. You don’t need to own 100% of the property, but you do need an ownership interest and you have to actually live there.

You can claim a homestead exemption on only one property. A second home or rental doesn’t qualify, and joint owners, spouses, or successive owners can’t each claim the full exemption on the same home in the same year.2State of Texas. Texas Tax Code 11.13 – Residence Homestead

What You’ll Need to File

Gather these before opening the form:

  • A copy of your Texas driver’s license or state ID. The address on it must match the property address. If it doesn’t, update it with DPS before applying, or request a waiver of the requirement from the chief appraiser if you have a legitimate reason for the mismatch.3Texas Comptroller of Public Accounts.   • Your full legal name, date of birth, Social Security number, and the date you first occupied the home as your primary residence.
  • Your percentage of ownership, plus the names and ownership percentages of any co-owners.
  • Supporting documents if you have them: the property deed, a recent mortgage statement, or a utility bill. These aren’t always required, but they help if HCAD needs to verify residency or ownership.

The ID address mismatch is the single most common reason applications get denied. Fixing it upfront saves a round trip.

Filling Out Form 50-114

Check the box for the general residence homestead exemption. If you’re 65 or older or have a qualifying disability, check the applicable additional exemption box on the same form. Sign and date; the signature acknowledges that a false statement carries criminal penalties.

HCAD accepts the application three ways:

Filing Deadlines and Late Applications

The standard filing window runs from January 1 through April 30 of the tax year you want the exemption applied to.5Harris County Appraisal District. Miss April 30 and you still have options. Texas law allows late homestead applications up to one year after the delinquency date for the taxes on your home. Property taxes in Texas become delinquent on February 1 of the year after they’re assessed, which effectively pushes your window into the following year. If a late application is approved, the tax collector will either deduct the exemption from your unpaid bill or refund what you overpaid.8Texas eLaws. If You Bought Your Home After January 1

You may still qualify for a prorated portion of the current tax year’s exemption, as long as the previous owner didn’t already claim the same exemption for that year.1Texas Comptroller of Public Accounts. What Happens After You File

HCAD processes the application and mails you a written notice of the result. Once approved, the exemption appears on your property tax statement in the fall and stays in place for as long as you own and live in the home. No annual renewal.

If HCAD needs more documentation or denies the application, the notice will explain why. Common reasons are an ID address that doesn’t match the property, an existing homestead exemption on another property, or missing information on the form. Most are fixable by updating your ID or sending the missing documents.

If Your Application Is Denied

You can protest a denied exemption before the Harris County Appraisal Review Board. Texas law specifically allows protests of a denied partial exemption.9State of Texas. What the Exemption Is Worth

The exemption reduces your taxable value for multiple taxing entities, and the savings stack.

  • School district taxes: every homeowner receives a $140,000 exemption on the home’s appraised value. Texas voters approved this amount through Proposition 13 in November 2025, retroactive to the 2025 tax year.2State of Texas. Texas Tax Code 11.13 – Residence Homestead
  • Harris County taxes: the county has adopted an optional 20% homestead exemption. On a $300,000 home, that removes $60,000 from the taxable value for county purposes.7Harris Central Appraisal District. Property Tax Exemptions for Homeowners
  • Other taxing units: cities, utility districts, and other local entities may adopt their own homestead exemptions of up to 20% of appraised value, with a minimum of $5,000.1Texas Comptroller of Public Accounts. Property Tax Exemptions
  • The 10% appraisal cap: once the homestead exemption is in place, the appraisal district cannot increase your home’s appraised value by more than 10% per year. The cap begins on January 1 of the year after you first qualify. In a fast-moving market, that protection alone can be worth thousands a year, and every year without the exemption is a year the appraisal can jump by any amount.11State of Texas. If You’re 65 or Older or Disabled

You receive an additional $60,000 school district exemption on top of the standard $140,000, for a total of $200,000.1Texas Comptroller of Public Accounts. You also become eligible for a school tax ceiling that freezes your school tax dollar amount at what you paid in the first qualifying year.12State of Texas. A Word on False Applications

The application includes a sworn statement. A court can impose a penalty of 50% of the unpaid taxes if fraud or intent to evade taxes is proven, on top of the back taxes owed, and a false statement can be charged as a Class A misdemeanor or state jail felony under Texas Penal Code Section 37.10.3Texas Comptroller of Public Accounts.
