About the Real Estate Commission Most applicants finish in a few months, depending on how quickly they move through coursework and exam scheduling.
Who Qualifies to Apply
Iowa sets the minimum age at 18.2Iowa Legislature. Iowa Code 2026, Chapter 543B – Real Estate Brokers and Salespersons There is no residency or citizenship requirement, but every applicant must verify lawful presence in the United States through the federal SAVE system as part of the application.3Department of Inspections, Appeals, & Licensing. Real Estate Salesperson and Brokers License by Exam You are ineligible if a license was revoked in any state within the past two years, or if an application was rejected within the last twelve months.
Start the Background Check Early
Every applicant has to clear a criminal history background check. Request a fingerprint packet from the DIAL website, complete the background check waiver, and submit it with a $51 processing fee.4Department of Inspections, Appeals, & Licensing. Criminal History Background Results typically take seven to ten business days and sometimes longer, and your application will not move forward without them.5Department of Inspections, Appeals, & Licensing. Application Statuses Getting this in early is the cheapest way to avoid a two-week delay at the end.
Complete 96 Hours of Pre-License Education
The core requirement is a 60-hour course in real estate principles and practices, which can be taken live or online.6Cornell Law School. Iowa Admin Code r 193E-4.1 – General Criteria for Salesperson License On top of that, you need three separate 12-hour courses:
- Listing Practices, covering work with sellers, pricing, and listing agreements.
- Buying Practices, covering work with buyers, purchase agreements, and closings.
- Developing Professionalism and Ethical Practices, covering fiduciary duties, disclosures, and professional conduct.
The 12-hour courses are available in hybrid formats that combine in-person and video instruction. All coursework must come from providers approved by the Iowa Real Estate Commission.6Cornell Law School. Iowa Admin Code r 193E-4.1 – General Criteria for Salesperson License
Watch the expiration clock. Every pre-license course expires one year after completion, measured against when the commission receives your finished application. The 60-hour course also has to be less than a year old when you sit for the exam.3Department of Inspections, Appeals, & Licensing. Real Estate Salesperson and Brokers License by Exam Space coursework out too much and your earliest classes can expire before you finish the process. Finish all four courses within a few months and move straight to the exam.
Pass the Salesperson Exam
PSI Services administers the exam at proctored testing centers around Iowa. Register through PSI’s website using your Social Security number and pay the $95 exam fee.7Iowa Real Estate Commission. The test has two sections, and you need 70 percent on each:
- National section: 80 questions on general real estate principles, 120-minute time limit, 56 correct answers to pass.
- State section: 40 questions on Iowa-specific law and rules, 60-minute time limit, 28 correct answers to pass.

Retake Rules
If you fail one section, you only retake that section. Retakes can be scheduled as soon as the next business day if seats are available. Each retake requires a new registration form and another $95 fee. Iowa sets no cap on attempts, but the 90-day registration window and the one-year course expiration keep running in the background.7Iowa Real Estate Commission. Licensing Information Bulletin
Line Up a Sponsoring Broker

Start these conversations while you are still doing coursework or studying. Brokerages weigh candidates differently. Some emphasize training and mentorship, others focus on commission splits and transaction volume. Interview at more than one office before signing on. The broker you pick shapes your first years in the business more than almost any other decision.
Confirm Errors and Omissions Coverage
Every active Iowa licensee must carry Errors and Omissions insurance covering claims of professional negligence, with a minimum of $100,000 per claim.8Iowa Legislature. Iowa Admin Code 193E Chapter 6 – Requirements for Errors and Omissions Insurance You can join the commission-approved group policy on your own, or your broker’s firm may carry a private policy that includes you. Most new agents are covered under the firm policy, but confirm before you submit. The commission requires a certificate of coverage in your name before it will issue the license.
Submit the Application
Once you have passed the exam, secured a broker, and confirmed E&O coverage, submit your application through the My Iowa PLB portal. Create an account, follow the checklist, and upload your exam score report, course completion certificates, background check waiver, and insurance certificate. The licensing fee is $125, paid by credit card or electronic check.5Department of Inspections, Appeals, & Licensing. Application Statuses

What It All Costs
- Pre-license education (96 hours): varies by provider, typically several hundred dollars for all four courses.
- Background check: $51.
- Exam fee: $95 per attempt.
- License application fee: $125.
- E&O insurance: varies, and often covered by the broker’s firm policy.
Once you begin practicing, plan for national, state, and local Realtor association dues and MLS access fees, which can add several hundred dollars per year in ongoing costs.
If You Have a Criminal Record
A conviction does not automatically disqualify you. Under Iowa law, a conviction is grounds for denial only if the offense directly relates to the duties of a real estate professional and creates an unreasonable risk to public safety.9Iowa Legislature. Iowa Code 272C.15 – Disqualifications for Criminal Convictions Limited The commission cannot deny an application based on an arrest that did not lead to a conviction, and it cannot rely on vague “good character” grounds.
If you served time, Iowa presumes rehabilitation five years after release from incarceration, provided you have not committed another crime in the interim. That presumption does not apply to sexual abuse, sexually violent crimes, dependent adult abuse, forcible felonies, or domestic abuse assault.9Iowa Legislature. Iowa Code 272C.15 – Disqualifications for Criminal Convictions Limited If you are unsure how your record will land, run the background check early, before committing to course and exam fees.
If You Are Already Licensed in Another State
Iowa has reciprocity agreements with Arkansas, Georgia, Louisiana, Massachusetts, Minnesota, Mississippi, and North Dakota. If you hold an active license obtained by examination in one of those states, you may qualify for an Iowa license without retaking the exam.10Department of Inspections, Appeals, & Licensing. Reciprocity Licensing You must be a current resident of that other state, not of Iowa. If you have already moved to Iowa, reciprocity is off the table and you go through the standard licensing route. Your Iowa reciprocity license attaches to the same broker or firm as your home-state license, and that broker must also be licensed in Iowa.11Cornell Law School.
