How to Claim Rent on Your Manitoba Income Tax Return

To claim rent on your Manitoba income tax return, complete Form MB479 (Manitoba Credits) and file it with your T1 General return to claim the Renters Affordability Tax Credit. For the 2026 tax year, the credit is worth up to $625, and it’s refundable, so you get it even if you owe no tax. Renters aged 65 and older can receive an additional top-up of up to $357.

How Much You Can Get

The maximum Renters Affordability Tax Credit for 2026 is $625, up from $575 in 2025 and $525 before that.1Government of Manitoba. Province of Manitoba – Personal Tax Credits The credit is calculated monthly. You claim a set amount for each month you rented your principal residence in Manitoba, and twelve months of rent gets you the full annual maximum.

Because it’s refundable, the credit doesn’t just reduce tax owing. If your total tax is $200 and your credit is $625, the CRA sends you the $425 difference as a refund. That makes it worth claiming even if you earn too little to owe income tax.

Seniors Top-Up

If you or your spouse turned 65 or older by December 31 of the tax year, you qualify for an additional top-up. For 2026, the maximum top-up is $357.1Government of Manitoba. Province of Manitoba – Personal Tax Credits It’s reduced by 0.75% of family net income, so higher-income seniors receive less or nothing. Combined with the base credit, a qualifying senior can receive up to $982 in total.

Whether You Qualify

You can claim the credit for 2026 if you meet all three of these conditions:

  • You were a resident of Manitoba at the end of the tax year.
  • You were at least 16 years old at the end of the year.
  • You rented a dwelling in Manitoba that you (or you and your spouse or common-law partner) usually lived in during the year.

The age threshold is 16, not 18 as some older guides say.2Canada Revenue Agency. Manitoba Tax Information for 2025 A teenager renting after leaving home can qualify on their own. If you moved partway through the year, combine the months you rented across all your Manitoba addresses.

Who Cannot Claim

You are ineligible if:

  • Your principal residence was also the principal residence of the owner or the owner’s spouse or common-law partner. Renting a room from a live-in landlord does not qualify.
  • You or a family member were exempt from Canadian tax because of employment with a foreign government.
  • You or a family member were a non-Canadian citizen on active military service for another country.
  • You already claimed the Homeowners Affordability Tax Credit for the same period.

One point often misunderstood: social housing tenants are eligible. The Manitoba government confirms the credit covers individuals renting a social housing property.1Government of Manitoba. Province of Manitoba – Personal Tax Credits If you pay rent in social housing, claim it.

Special Situations

Roommates and Shared Rentals

If you share a rental with someone who isn’t your spouse or common-law partner, each tenant can claim part of the credit. The total claimed across all returns for the same unit and time period cannot exceed what a single person could claim alone.2Canada Revenue Agency. Manitoba Tax Information for 2025 Two roommates on a twelve-month lease might each claim six months. Keep records of how you split the claim in case the CRA asks.

Mobile Homes

Rent on a mobile home you use as your principal residence qualifies. But you can’t claim this credit and the Education Property Tax Credit on the same home. Mobile home owners who pay lot rental fees on land they don’t own can claim those fees under the Education Property Tax Credit instead. You pick one.3Government of Manitoba. Personal Care Homes

Rent paid to a personal care home qualifies. The claimable amount is 50% of the daily fees paid during the year, provided those fees weren’t also claimed as a medical expense on anyone’s return.2Canada Revenue Agency. Manitoba Tax Information for 2025

EIA and MSPD Recipients

If you or your spouse received Employment and Income Assistance (EIA) or Manitoba Supports for Persons with Disabilities (MSPD) payments during the year, you can only claim a partial credit. The reduction is calculated on Form MB479, so you’ll need to report those payments when completing the form.2Canada Revenue Agency. Manitoba Tax Information for 2025

What to Gather Before You File

Have this ready:

  • Total rent paid during the calendar year.
  • Number of months rented at each address (with separate counts if you moved mid-year).
  • The full municipal address, including unit number and postal code, for each place.
  • Your landlord’s name or the name of the property management company.
  • Total EIA or MSPD payments received, if applicable.

You don’t attach receipts or your lease to the return. But the CRA can ask for proof later. If your landlord won’t provide a receipt, bank statements showing monthly rent transfers, e-transfer records, or a copy of your lease all work as backup. Save any written request for a receipt and the response.
