The Cape Coral permit extension request form is a single-page document you file with the city’s Building Division to add time to an active building permit before it expires. You download it from the Permit Document Center, fill in your permit and applicant details along with a specific reason the work stalled, and upload it through the EnerGov Citizen Self-Service portal with a $27 fee. File it before your permit lapses; once it’s invalid, you’re into new-permit territory with much higher costs.
When to File the Extension
Under the Florida Building Code, a permit becomes invalid if authorized work doesn’t start within six months of issuance, or if work is suspended or abandoned for six months after it began.1International Code Council. 2023 Florida Building Code, Building, Eighth Edition – Section: 105.4.1 Permit Intent The code treats a project as being in “active progress” when the permit has received an approved inspection within 180 days. If your last passed inspection is closing in on that 180-day mark and none is scheduled, that’s your cue to file.
One built-in exception: the expiration clock does not run during a civil commotion, strike, or when work is halted by a court injunction or similar legal order.2International Code Council. 2023 Florida Building Code, Building, Eighth Edition – Section: 105.4.1.3 If active litigation over the property stopped your job, that time pauses on its own without an extension filing.
What the Form Asks For
The form is short, and most of what it wants comes straight off your original permit paperwork. You can download the current version from Cape Coral’s Permit Document Center.3City of Cape Coral. Permit Document Center The applicant fields are:
- Date of submission.
- Permit number, from the placard at the job site or your original approval documents.
- Type of permit (building, electrical, plumbing, mechanical, etc.), matching the original.
- Days requested. The form has separate boxes for “Days Requested” and “Days Granted,” so the Building Official can approve fewer days than you ask for.
- Site address, block, and lot from the plat.
- Applicant name and phone number.
- Reason job not completed.
- Applicant signature.
That’s it.4City of Cape Coral. Cape Coral Permit Extension Request Form The form does not ask for contractor license numbers, state certification information, or a legal description of the property. If older guidance says otherwise, go by the current form, which was revised in April 2026.
Writing a Reason That Gets Approved
The “Reason job not completed” line is the one field where your wording changes the outcome. The Building Official is looking for circumstances outside your control. Documented material shortages, damage from a named storm, permitting delays on a related utility connection, and a subcontractor who went out of business mid-project all tend to qualify. Vague answers like “scheduling issues” or “ran out of money” give the reviewer very little to work with.
Keep it factual and specific. If hurricane damage shut down your roofing subcontractor for two months, say that and name the storm. If a specialty material was backordered, note the supplier and the expected delivery date. You don’t have to attach supporting documents to the form, but keep supplier emails or contractor correspondence handy in case the city asks for backup.
How Many Extensions You Can Request
The form has checkboxes for first, second, third, and fourth extensions. A note at the top states that the number of days granted beyond the third request is at the Building Official’s discretion.4City of Cape Coral. Cape Coral Permit Extension Request Form Early extensions follow a more routine review; a fourth or later request will face closer scrutiny about whether the permit should remain active at all.
The Fee
Cape Coral charges a flat $27 per extension, whether the permit is residential or commercial and whether it’s your first extension or a later one.5City of Cape Coral. Building Permit Miscellaneous Fees The city’s fee schedule also notes a 15% non-refundable deposit at the time of submittal.
A separate and larger charge called the “Completion Permit/Extension Fee” runs $126 for commercial projects and $115 for residential.5City of Cape Coral. Building Permit Miscellaneous Fees That fee applies when a permit has already expired and you need a completion permit to finish work, rather than extending a still-active permit. Filing the $27 extension before your permit lapses is what keeps you out of that more expensive path.
How to Submit Through CSS

Automatic Tolling After a Declared Emergency
Florida law provides a separate extension mechanism for natural disasters that runs independently of this form. Under Florida Statute 252.363, when the Governor declares a state of emergency for a natural event, the time remaining on building permits within the affected geographic area is frozen for the duration of the emergency, and the statute adds a 24-month extension on top of whatever time was left.7The Florida Legislature. Florida Code 252 – Tolling and Extension of Permits and Other Authorizations
To use the provision, you must send written notice to Cape Coral’s Building Division within 90 days after the emergency declaration ends, identifying the specific permit.7The Florida Legislature. Florida Code 252 – Tolling and Extension of Permits and Other Authorizations If multiple emergencies overlap or occur in sequence, the total extended period cannot exceed 48 months. The provision applies only to properties inside the geographic area of the declaration. A hurricane declaration covering Lee County would reach Cape Coral; an emergency declared only for the Panhandle would not.
Given how often named storms affect Southwest Florida, this tolling can give you far more time than a standard extension. Miss the 90-day notice window and you lose the automatic benefit.
If Your Permit Expires or the Extension Is Denied
If an extension is denied or the permit lapses before you file, the Florida Building Code requires you to obtain a new permit before further work.8International Code Council. 2023 Florida Building Code, Building, Eighth Edition – Section: 105.4.1.1 That means full permit fees, not $27, and possibly updated plans if the code changed since your original permit date.
Waiting makes it worse. If you don’t obtain a new permit within 180 days of the original going invalid, the Building Official has authority to require removal of any completed work from the site.9International Code Council. 2023 Florida Building Code, Building, Eighth Edition – Section: 105.4.1.2 Alternatively, a new permit can be issued if existing work meets the regulations in effect when the original permit expired plus any adopted since.
Appealing a Denial
Under Florida Statute 553.80, a party affected by a building code interpretation may appeal to the local board of adjustment and appeals, or to the Florida Building Commission if no local board exists.10Florida Senate.
