To apply for the Harris County homestead exemption, file Form 50-114 with the Harris Central Appraisal District (HCAD) between January 1 and April 30 of the year you want the exemption to take effect. The two accepted submission methods are the HCAD Info and Exemptions mobile app and regular mail. The exemption reduces the taxable value of your primary residence for every taxing unit that bills you — school district, county, city, and any special districts.
Who Can File
Texas Tax Code Section 11.13 sets the rules. The property has to be owned by one or more individuals, directly or through a qualifying trust, and it has to be your principal residence.1State of Texas. You must actually live in the home, and you cannot hold a homestead exemption on any other property, in Texas or elsewhere.
Homeowners who are 65 or older or who have a disability qualify for additional exemptions on top of the general one. A surviving spouse can continue receiving the age-65-or-older or disability exemption the deceased owner had, provided the surviving spouse was at least 55 when the owner died and still lives in the home.2Texas Law Help. If you inherited the home but your name is not on a recorded deed, you can still qualify as an heir. You file Form 50-114 along with the companion affidavit Form 50-114-A, in which you swear under oath that you took ownership through a will, a transfer-on-death deed, or intestate succession and that no recorded instrument identifies you as an owner.3Texas Comptroller of Public Accounts. If other heirs live on the property, each occupying heir has to submit a separate notarized affidavit authorizing you to file.
What to Gather Before You Start
The single most common reason applications get rejected is a mismatch between the address on your Texas driver’s license and the property address. Fix this first.
- Texas driver’s license or Texas ID card. The address on it must match the property address exactly. If it doesn’t, update it with DPS before you apply. - Your property account number, which appears on your HCAD tax statement or appraisal notice. The form asks for it “if known,” but including it helps HCAD match your application to the right parcel.4Texas Comptroller of Public Accounts. Residence Homestead Exemption Application
- The exact date you moved in and began using the home as your principal residence.

- Proof of disability, if you are claiming a disability exemption. A Social Security Administration determination letter is one accepted form.
Filling Out Form 50-114
Form 50-114 is published by the Texas Comptroller and used by every appraisal district in Texas. You can download it from the Comptroller’s website or pick one up at HCAD’s office.
The opening section asks for your name, the property address, your mailing address if different, and the property account number. List every owner if the home has more than one. The next section covers the type of exemption. Check the box for the general residence homestead exemption, then any additional boxes that apply to you — age 65 or older, disability, or the surviving spouse category. If you are claiming the age-65-or-older exemption, you provide your date of birth on the form itself; no other documentation is required for that piece.
At the end of the form is a sworn affidavit. You sign it under penalty of perjury. The form warns that a false statement can be prosecuted as a Class A misdemeanor or state jail felony under Texas Penal Code Section 37.10. Separately, if fraud or intent to evade taxes is proven, a court can impose a penalty equal to 50 percent of the unpaid tax on top of the back taxes. Read the affidavit before you sign it.
How to Submit the Application

Mailed applications do not generate an immediate confirmation. Keep copies of everything you send, and consider certified mail to document your filing date.
Deadlines and Late Applications
HCAD accepts applications between January 1 and April 30 of the year you want the exemption to apply. Applications filed before January 1 are not accepted.8Harris Central Appraisal District. Property Tax Exemptions for Homeowners Filing by April 30 puts the exemption on that year’s tax bill.
Missing April 30 does not end your chances. Texas Tax Code Section 11.431 allows late applications up to two years after the delinquency date for the taxes on the property. Once a late application is approved, the tax collector either reduces the outstanding bill by the exempted amount or issues a refund if you already paid. What the Exemption Is Worth
The homestead exemption stacks several separate exemptions from different taxing units, so total savings depend on which ones you qualify for.
Every qualifying homeowner receives a $140,000 exemption from appraised value for school district taxes. Homeowners who are 65 or older or disabled receive an additional $60,000, bringing the school district exemption to $200,000.1State of Texas. Texas Tax Code 11.13 – Residence Homestead
Counties, cities, and special districts may adopt additional exemptions on top of the school amount, including separate optional exemptions for owners who are 65 or older or disabled.10Texas Comptroller of Public Accounts. Property Tax Exemptions The amounts adopted by Harris County taxing units vary. Once your application is approved, HCAD’s records will show which exemptions apply to your property.
A second benefit is often more valuable than the dollar exemption itself. Under Texas Tax Code Section 23.23, once your homestead exemption is in place, HCAD cannot increase your home’s appraised value by more than 10 percent per year, plus the value of any new improvements.11State of Texas. Texas Tax Code 23.23 – Limitation on Appraised Value The cap starts on January 1 of the year after you first qualify. Establish your exemption on January 1, 2026, and the cap begins January 1, 2027. In a hot market, the gap between your capped appraised value and actual market value can grow large over time.
Owners who qualify for the age-65-or-older or disability exemption also get a school district tax ceiling. Once either exemption is in place, your school district taxes are frozen at the amount you paid in the year the exemption first applied, even if your home’s appraised value keeps rising. Counties, cities, and other taxing units may adopt an optional tax ceiling as well; whether they have done so depends on each unit’s policies.
After You File
HCAD mails a written decision to your property address. If the application is denied, the notice explains why. Common reasons are an ID address that does not match the property address, a missing signature on the affidavit, or evidence that you already claim a homestead exemption elsewhere. You have the right to protest the denial before the Appraisal Review Board (ARB), and the notice will include the deadline and instructions. Bring documentation that answers the specific reason for denial, such as an updated driver’s license or other proof of residency.
If you pay property taxes through a mortgage escrow account, an approved homestead exemption lowers what your servicer needs to collect each month. Federal rules require your servicer to run an annual escrow account analysis and adjust the monthly payment to reflect the reduced tax obligation.12Consumer Financial Protection Bureau. 12 CFR 1024.17 – Escrow Accounts If the analysis shows a surplus because the servicer collected more than it needed, you are entitled to a refund of the excess. Once HCAD approves your exemption, contact your mortgage servicer and ask when the next analysis is scheduled. Some will run one on request rather than making you wait for the regular annual cycle.
