What to Have Ready

You need two things before you open the portal.

The first is your Property Identification Number. The PIN appears on your PT-1 form or on any previous property tax notice issued by the Excise and Taxation Office for your area.   5. Confirm and generate the challan.

The portal then produces your 17-digit PSID on a confirmation screen with the payment amount. Save it immediately: take a screenshot, or download the challan. If you close the screen without saving, you can log back in and regenerate a new PSID, but the moment you do, the earlier one stops working. Paying With the PSID

  • Your bank’s internet banking portal, entering the PSID in the reference or account number field for government or tax payments.

  • Over the counter at any participating bank branch, by handing the PSID to the teller.

Keep the transaction receipt or bank confirmation number. The Excise and Taxation Department’s records usually update within one to two business days after the bank clears the payment, and the bank receipt is your proof in the meantime. An automated SMS confirmation goes to the mobile number linked to your ePay Punjab account once the payment is registered.

If the PSID Expires

A PSID is tied to the tax amount at the moment it was generated. If a surcharge accrues, rates change, or a new fiscal period begins before you pay, the payment channel will reject the old code. The fix is to log back in and generate a fresh challan. The new PSID reflects the updated amount, including any surcharge added in the interval. There is no fee for regenerating.

If the Tax Details Look Wrong

Do not generate and pay a PSID against a record that shows the wrong owner name, an outdated property description, or an assessment that does not match reality. Paying an incorrect amount without first raising an objection makes it harder to recover the difference later.

Changes in property description, use, possession, or ownership come through a PT-13 notice from the department. For a formal appeal or revision of the assessment, attach a copy of your PT-1 to the appeal and submit it to the relevant ETO.
