How to Get a Real Estate License in Utah: Steps, Exam, and Cost

To get a real estate license in Utah, you complete 120 hours of approved pre-licensing education, clear a fingerprint background check, pass the state sales agent exam, and submit an application to the Utah Division of Real Estate within 90 days of passing. Most people finish the process in two to four months and spend somewhere between $425 and $725 before affiliating with a broker.

Who Qualifies

You must be at least 18 and hold a high school diploma or GED.1Utah Division of Real Estate. Utah Code 61-2f-203 – Licensing Requirements

Recent criminal history can block you. Under Utah’s administrative rules, the Division may deny a license if you have a felony conviction, or a felony prison release date, within the five years before you apply. The same is true for a Class A or Class B misdemeanor involving fraud, misrepresentation, theft, or dishonesty, or a jail release date for such an offense, within the three years before you apply.3Legal Information Institute. Utah Administrative Code R162-2f-201 – Qualification for Licensure The Division and Real Estate Commission weigh the circumstances rather than treating every conviction as automatic disqualification, but a recent one in either category will almost certainly delay or block the application.

Complete 120 Hours of Pre-Licensing Education

Utah law requires 120 hours of approved pre-licensing coursework for sales agent applicants.4Utah Legislature. Utah Code 61-2f-203 – Part 2 Licensure, Registration, and Certification The curriculum covers property characteristics, contracts, agency law, real estate finance, property valuation, and both federal and Utah-specific real estate law.

Approved schools deliver the program online and in person, with tuition running roughly $200 to $500 depending on provider and format. The Division publishes the list of certified pre-license schools on its website.5Utah Division of Real Estate. Current members of the Utah State Bar are exempt from the education requirement. Applicants with equivalent college-level real estate coursework can apply to the Division for a partial or full waiver.7Utah Administrative Rules. R162-2f – Real Estate Licensing and Practices Rules

Get Fingerprinted and Cleared

Every applicant clears a criminal background check through the Utah Bureau of Criminal Identification. The fees are $40 for fingerprint processing and $5 for RAP Back enrollment.8Utah Division of Real Estate. DRE Division Updates

You have two ways to submit prints. Pearson VUE offers digital fingerprinting by advance appointment at its Utah testing locations.9Pearson VUE. Utah Real Estate Licensure Exams Or you can use a private fingerprinting vendor or local law enforcement to complete two blue FBI FD-258 fingerprint cards and mail them to the Division. If you go with a private vendor, submit your license application first so the Division can email you the required authorization forms.

Start early. Results can take several weeks, and your license won’t issue until the check comes back clear.

Pass the State Exam

Pearson VUE administers the sales agent exam. You schedule and pay online, and the fee is $69 per attempt, charged when you reserve your seat.10Pearson VUE. Utah Real Estate Candidate Handbook

The exam has 130 multiple-choice questions split into two scored sections. The national portion has 80 questions on general real estate principles, contracts, finance, and federal law. The state portion has 50 questions on Utah-specific laws, rules, and practices. You have four hours to finish both. You need a scaled score of at least 70% on each section to pass, roughly 56 correct on the national side and 35 on the state side.

If you fail one section but pass the other, you only retake the section you failed. Wait at least 24 hours before rescheduling, and complete all retakes within six months of your first attempt. Each retake costs another $69. There is no cap on retake attempts inside the six-month window.

Submit Your Application Within 90 Days

After passing, apply online through the UtahID platform on the Division of Real Estate’s website. You must submit the application within 90 days of your exam pass date, or you’ll have to retake the exam.6Utah Division of Real Estate. DRE Real Estate – Sales Agent

With the application you submit your pre-licensing education certificate, exam score report, proof of background check clearance, a qualifying questionnaire, and a legal presence certification. The total application fee is $157, made up of a $100 application fee, a $12 recovery fund fee, $40 for fingerprint processing, and $5 for FBI RAP Back enrollment. If you used a private fingerprinting vendor, expect a separate third-party charge on top of the $45 that goes to BCI.8Utah Division of Real Estate. DRE Division Updates

Affiliate With a Principal Broker

A Utah sales agent license does not let you work independently. Before you can conduct any real estate transactions, you must affiliate with a licensed principal broker, and your license stays inactive until that affiliation is registered with the Division.11Justia Law. Utah Code 61-2f-302 – Affiliation With a Principal Broker

Commission splits, training, mentorship, transaction fees, and office culture vary widely between brokerages. Start interviewing while you’re still in coursework rather than after your license arrives. Many brokerages are willing to talk to pre-licensed candidates, and ask about onboarding costs, errors-and-omissions insurance, and association dues during those conversations.

Already Licensed in Another State

Utah does not have blanket reciprocity, so an active out-of-state license doesn’t automatically qualify you. It can, however, support an education waiver that reduces or eliminates the 120-hour requirement and exempts you from the national portion of the exam.1Utah Division of Real Estate. DRE Real Estate – Education Waivers

Your out-of-state license must be active and in good standing when you apply. You’ll still take at least the state-specific portion of the exam, meet the same age, education, and character requirements, and submit fingerprints and fees. Request and receive the education waiver before taking any Utah pre-license coursework or the exam. Testing ahead of waiver approval can create problems.

What It Costs in Total

  • Pre-licensing education: $200 to $500
  • Exam fee: $69 per attempt
  • License application and background check fees: $157

Plan on roughly $425 to $725 before you affiliate with a brokerage. That figure excludes broker-side costs, insurance, and association dues, and each exam retake adds another $69.

Keeping the License Active

Utah licenses run for two years. To renew, complete 18 hours of approved continuing education before your expiration date.12Utah Legislature. Utah Code 61-2f-204 – Renewal of License The Division lists certified CE providers and the courses that satisfy each cycle’s requirements, and the first renewal has its own required course mix, so check the Division’s education page rather than assuming the same rules from cycle to cycle.13Utah Division of Real Estate. DRE Real Estate – Education Requirements for Sales Agents

On-time renewal opens 45 days before your expiration date and closes at 11:59 p.m. on the expiration date. The renewal fee is $66. Miss the deadline and you’ll pay a $50 late penalty on top of the renewal fee and cannot practice until it processes. Let the license lapse entirely and you may need to re-apply from scratch.
