How to Put Your Real Estate License in Escrow in PA

To put your real estate license in escrow in PA, log into the Pennsylvania Licensing System (PALS) at pals.pa.gov and change your status to inactive. Pennsylvania does not actually use the word “escrow,” but inactive status is what agents mean by it: your license stays on the books, you disaffiliate from your broker, and you can reactivate later, as long as you do so within five years.

Why You Won’t See the Word “Escrow” in PALS

The Pennsylvania Real Estate Commission’s system has no “escrow” button. The equivalent action is switching your license to inactive status. Once inactive, your license is legally dormant. You cannot list properties, represent buyers or sellers, negotiate deals, or hold yourself out as a licensed agent.

You also cannot collect commissions or referral fees. Pennsylvania regulation limits commission and referral-fee income to licensees “engaged in public practice,” which excludes anyone on inactive status.1Legal Information Institute (LII) / Cornell Law School. 49 Pa Code 11-24 – Commissions and Referral Fees If your plan is to go inactive but keep collecting referral checks on the side, that arrangement is not permitted.

The practical upside: you are no longer required to be affiliated with a broker. That is the main reason agents use inactive status. You step away from your brokerage cleanly without surrendering the license itself.

How to Switch Your License to Inactive in PALS

The entire process runs through the PALS portal. There is no paper application. Log into your account, open your license record, and select the option to change your status to inactive. The system will ask you to confirm your personal details and pay the processing fee.2Pennsylvania Association of Realtors®. Making a License Inactive

Before you submit, update your name, address, and especially your email in PALS. The Commission sends renewal notices and deadline reminders to the email on file. An outdated address is how people miss the deadlines that matter later.

Submitting the status change automatically disaffiliates you from your current broker. You should get an on-screen confirmation, and your PALS dashboard will reflect the new status.

Your Inactive License Still Has to Be Renewed

Going inactive does not freeze your license. Pennsylvania real estate licenses expire on May 31 of every even-numbered year regardless of status. The next renewal deadline is May 31, 2026, and there is no grace period.3Department of State. Real Estate Commission Renewal Information

Biennial renewal fees for the current cycle are $96 for salespersons and associate brokers, and $126 for broker sole proprietors and brokers of record.3Department of State. Real Estate Commission Renewal Information You do not have to complete continuing education while inactive. The 14-hour CE requirement only applies when you reactivate.

The Commission typically emails renewal notices about 60 days before expiration. If you let the email on file go stale, you will not get the reminder.

The Five-Year Deadline That Catches People

Under Section 501(b) of the Real Estate Licensing and Registration Act, anyone who remains inactive for five years without renewing must retake and pass the state licensing exam before the Commission will reissue a license.3Department of State. Real Estate Commission Renewal Information The clock starts on the date your license became inactive or expired, whichever came first.

There is no warning from the Commission when the deadline is coming up. Mark it on your calendar the day you go inactive. Once five years pass, your only path back is the full exam.

Reactivating When You’re Ready to Come Back

Reactivation also runs through PALS. You will need to meet three requirements before the Commission reissues an active license:

  • Complete 14 hours of Commission-approved continuing education before submitting the application. These hours do not count toward your next biennial renewal, so you will owe another 14 hours when the renewal cycle comes around.3Department of State. Real Estate Commission Renewal Information
  • Line up a sponsoring broker. You cannot hold an active license without being affiliated with a licensed Pennsylvania broker, and your new broker must approve the affiliation in PALS.
  • Pay the reactivation fee. The amount appears in PALS when you start the application, and a late fee may apply depending on how long you have been inactive.

Your completed application, CE certificates, and payment all have to reach the Commission before your five-year date. Processing delays can push you past the cutoff, and the Commission has no discretion to extend it.

If You Miss the Five-Year Window

If more than five years pass from the date your license went inactive or expired without renewal, you must retake and pass the state licensing exam before the Commission will reissue your license.4Pennsylvania General Assembly. Real Estate Licensing and Registration Act You do not have to redo your pre-licensing coursework, but the exam, the 14 hours of CE, the reactivation application, and the fees all still apply. The exam itself carries a $40 fee. Renewing an inactive license on time is almost always cheaper than re-examining.
