Finish Your Continuing Education First

You need 22.5 hours of approved CE completed within the two-year term that’s ending. The state locks most of those hours into specific topics:2New York State Senate. New York Real Property Law 441 – Application for License

  • Fair housing and discrimination: 3 hours
  • Ethical business practices: 2.5 hours
  • Implicit bias awareness: 2 hours
  • Cultural competency: 2 hours
  • Recent legal matters: 1 hour
  • Agency law: 1 hour

That’s 11.5 mandatory hours. The other 11 can come from any Department of State-approved provider on topics like contracts, property management, or commercial real estate.3Cornell Law School. New York Comp Codes R and Regs Tit 19 177.2 – Approved Entities

First-time salesperson renewals have a wrinkle. Agency law doubles from 1 hour to 2 hours, unless you already covered it in your qualifying pre-license course.2New York State Senate. The state won’t ask you to upload certificates during renewal, but keep them. If you’re audited, they’re your only proof.

NAR Members Have a Separate Ethics Requirement

If you belong to the National Association of REALTORS, this is a membership obligation, not a state one, but it’s worth flagging so you don’t confuse the two. NAR requires at least 2.5 hours of Code of Ethics instruction every three years. Miss it and your NAR membership is suspended in January after the cycle ends and terminated on March 1 if it’s still not done.4National Association of REALTORS. What to Have Ready Before You Log In

Pull these together first so the application doesn’t stall:

  • Your UID, printed on the front of your current license. You can also find it through the Department of State’s Public License Search.
  • An active sponsoring broker. Salespersons must be associated with one to be eligible to renew. If you’ve changed brokerages or your broker’s license has lapsed, resolve that before starting.5New York Department of State. Renew or Update Real Estate Salesperson License
  • All 22.5 CE hours already completed. The system will ask you to affirm it.
  • A credit or debit card. Payment is online only.

The salesperson renewal fee is $65.6New York Department of State. Become a Real Estate Salesperson Broker renewal fees run higher; check the Department of State’s broker page for the current figure. Fees are set under Real Property Law § 441-a and are non-refundable once you submit.

Submitting the Renewal on eAccessNY

Every renewal moves through the eAccessNY portal. If you don’t have an account yet, create one and link it to your license before the renewal option will appear.

Once you’re in, choose the option to renew your license from the main menu. The portal walks you through screens where you confirm your contact information, your broker association, and your CE completion. Check the address and phone number carefully. A wrong entry won’t necessarily block the renewal, but it will cause problems later when the state or a client tries to verify your status.

After the CE affirmation and the background questions, the system takes you to the payment screen. Your fee is calculated from your license type. When the payment clears, the application is submitted and the Division of Licensing Services begins its review.

After You Submit

Your record usually updates within a day or two. Confirm the new expiration date through the Public License Search on the Department of State site.1New York Department of State. License Renewal That public record is what clients and employers rely on.

Log back into eAccessNY to print your updated license. Brokers have a display duty here: Real Property Law § 441-a requires a broker’s license to be conspicuously displayed in the principal place of business, with branch office licenses posted in those locations. Displaying an expired license is expressly prohibited by the same statute.7New York State Senate. New York Real Property Law 441-A – License and Pocket Card

If You Miss the Expiration Date

There is no grace period in New York. The moment the license expires, you cannot conduct any activity that requires a license under Article 12-A of the Real Property Law. No showings, no negotiating, no collecting commissions.8New York Department of State. Real Estate Salesperson Frequently Asked Questions

You have two years from the expiration date to renew a lapsed license. In that window, you still owe the full CE, the application, and the fee. You just can’t work until the state processes the renewal and reactivates you.2New York State Senate. New York Real Property Law 441 – Application for License

Past two years, the road back is much longer. You must retake the state written licensing exam and file a new application as if you were starting over. CE alone won’t get you there. You’ll also need proof of your original qualifying course, or a replacement certificate from the school that ran it.8New York Department of State. Real Estate Salesperson Frequently Asked Questions

Penalties for Working on an Expired License

Practicing while expired is a criminal matter, not just an administrative one. Under Real Property Law § 442-e, any violation of Article 12-A’s licensing requirements is a misdemeanor. Civil exposure sits on top of that. Anyone harmed can sue you for a penalty ranging from the full commission or compensation you collected up to four times that amount, at the court’s discretion.9New York State Senate.
