Jackson County WV Tax Map: Parcel Numbers, Boundaries, and Values

Jackson County, WV tax maps are available free of charge through the WV Property Viewer at mapwv.gov/parcel, a tool jointly maintained by the WV Property Tax Division and the WV GIS Technical Center that covers all 55 West Virginia counties.1WV Property Viewer. WV Property Viewer The county assessor maintains the underlying surface property tax maps, which show parcel boundaries, ownership, acreage, and assessed values. One thing they do not show is a legally binding property line, and that distinction matters before you act on anything you see on screen.

How to Search for a Parcel

The viewer offers three ways in.

  • By street address. Enter the E-911 address formatted as “street address, city, WV.” Rural route numbers and P.O. boxes will not return a result.
  • By parcel attributes. Select Jackson County first, then search by parcel number, owner name, or property address. Owner names should be entered as LASTNAME FIRSTNAME. For property address searches, entering only the street name often works better than the full address, since the underlying records are frequently incomplete.
  • By drawing on the map. Use the point, rectangle, or polygon tools to define an area visually, and apply a buffer distance if you want to widen the catch.

If you already have the full parcel ID in hand, the viewer has a shortcut link labeled “Already know the full parcel ID?” that jumps straight to the parcel.1WV Property Viewer. WV Property Viewer

Reading the District-Map-Parcel Number

Every Jackson County parcel is identified by a structured string: a two-digit district number, a four-digit map number, a four-digit parcel number, and a four-digit suffix. Shorter segments are padded with leading zeros. A typical ID looks like 01 2345-6789-0123.1WV Property Viewer. WV Property Viewer

The district number corresponds to one of the county’s magisterial districts. The map number identifies the tax map sheet within that district, and the parcel number pinpoints the specific lot. One wrong digit will pull up the wrong property or no result at all, so check the string against your property tax ticket or assessment notice before you search.

What the Map Shows Once You Find a Parcel

The map displays boundary lines separating the parcel from its neighbors, along with alphanumeric labels tied to the county’s filing system. Clicking the parcel usually opens a side panel with the owner’s name, property address, acreage, assessed value, and deed book and page references pointing to where the physical deed is recorded at the Jackson County Clerk’s office.2Jackson County Clerk. Zoom and pan tools let you inspect boundary details and surrounding terrain, and you can toggle between aerial photography and other base layers to see what the land actually looks like. Measurement tools estimate distances and areas on screen, but those readings carry no legal weight.

The property data feeding the viewer comes from the county assessor’s records and is updated annually through the Computer Assisted Mass Appraisal System (CAMA).1WV Property Viewer. WV Property Viewer

The Lines on the Map Are Not Legal Boundaries

This is where people get themselves in trouble. The WV Property Viewer states plainly that its parcels “are for property tax assessment purposes only and do not represent legal boundaries of property.” The assessor and the Property Tax Division accept no liability for errors in the maps or for anyone relying on them for non-tax purposes.1WV Property Viewer. West Virginia Code reinforces this. The statute requiring assessors to maintain tax maps includes an explicit disclaimer that the maps “are prepared for taxation purposes only” and that neither the assessor nor the Property Tax Division bears liability for errors or for use of the maps for any other purpose.3West Virginia Legislature. West Virginia Code 11-1C-7 – Duties of County Assessors

What you see on screen is a best-fit visualization drawn from deed descriptions and existing surveys. It is not conclusive evidence of ownership in court. If you plan to build a fence, put up a structure, or settle a dispute with a neighbor, hire a licensed surveyor for a professional boundary survey. A standard residential survey typically costs between $300 and $1,500 depending on terrain and complexity, which is cheap compared with tearing out a fence built two feet onto a neighbor’s land because you trusted a tax map line.

How the Assessed Value on the Map Becomes a Tax Bill

West Virginia law requires all property to be assessed at 60 percent of its true and actual value, meaning the price the property would bring in a voluntary sale under normal market conditions rather than a forced sale.4West Virginia Legislature. West Virginia Code 11-3-24 – Review and Equalization by County Commission A home that would sell for $150,000 on the open market should carry an assessed value of roughly $90,000 on the tax map data.

Your bill is that assessed value times the applicable levy rate. Jackson County uses different rates depending on where the parcel sits and how it is classified. Property inside the municipalities of Ravenswood or Ripley carries corporate rates that include a municipal levy. Rural property outside those towns uses a lower total rate. Based on recently published rates, the total rural rate for Class II property (owner-occupied residential) runs around $1.25 per $100 of assessed value, while Class III property (other real and personal property in rural areas) runs roughly $2.49 per $100. Corporate rates are higher.5Jackson County Assessor Office. Jackson County WV Property Tax Levy Rates

If your assessed value jumps more than 10 percent in a given year, the assessor’s office will mail you a written notice.6Jackson County Assessor Office. Jackson County Assessor Office

If the Value on Your Map Data Looks Wrong

The window to challenge an assessment is short. Each year the Jackson County Commission sits as a Board of Equalization and Review beginning no later than February 1. The board can adjourn as early as February 15 and must finish by the last day of February.4West Virginia Legislature. West Virginia Code 11-3-24 – Review and Equalization by County Commission

If the board finds any property assessed at more or less than 60 percent of its true and actual value, it must adjust the assessment to that 60 percent mark. No assessment can be raised without at least five days’ written notice to the owner. Once notified, you can appear and present your objections.4West Virginia Legislature. West Virginia Code 11-3-24 – Review and Equalization by County Commission

The standard is preponderance of the evidence: you need to show your valuation is more likely correct than the assessor’s. Bring recent comparable sales, an independent appraisal, or photographs of conditions the assessor may have missed. Talking to the assessor’s office before the hearing sometimes resolves the issue without one.

Miss the February window and you waive the right to challenge that year’s assessment. Your only remaining route after the board adjourns is an appeal to the state Office of Tax Appeals.4West Virginia Legislature. West Virginia Code 11-3-24 – Review and Equalization by County Commission
