Lake County Property Tax Exemptions: Seniors, Veterans, and More

Lake County property tax exemptions can lower your bill in several ways, and most homeowners qualify for at least one. The exemptions reduce your home’s Equalized Assessed Value (EAV) before the tax rate is applied, so the dollar savings depend on your local rates rather than on the exemption amount itself.1Lake County, Illinois. Equalization Factors The main categories cover owner-occupants generally, seniors, veterans, people with disabilities, home improvements, and rebuilding after a natural disaster. Each has its own eligibility rules, documentation, and deadlines, and some require you to renew every year while others stay on your property automatically.

General Homestead Exemption

If you own and live in your home as your primary residence, you qualify for the General Homestead Exemption, which removes up to $8,000 from your EAV.2Illinois General Assembly. Illinois Compiled Statutes 35 ILCS 200 – Property Tax Code An Illinois driver’s license or state ID showing the property address is the standard proof of residency. Once approved, it stays active for as long as you own and occupy the home. No annual renewal is required.3Lake County Government. General Homestead Exemption

Home Improvement Exemption

Adding onto your home, finishing a basement, or doing a major remodel usually increases your assessed value. The Home Improvement Exemption shields up to $25,000 of that added EAV for four years after the work is completed.4Lake County, IL. Home Improvement Exemption It covers only the value the improvement adds; your existing assessment stays where it was. Routine maintenance and repairs don’t trigger an assessment bump in the first place, so the exemption matters most for additions and substantial remodels, including rebuilds after events like a fire.5Illinois General Assembly. Illinois Compiled Statutes 35 ILCS 200/15-180 – Home Improvement Exemption

Exemptions for Seniors

Senior Citizen Homestead Exemption

Homeowners who turn 65 during the assessment year, or are already 65 or older, qualify for an additional EAV reduction of up to $8,000 on top of the General Homestead Exemption.6Illinois General Assembly. Illinois Compiled Statutes 35 ILCS 200/15-170 – Senior Citizens Homestead Exemption There is no income test. Stacking the two can take $16,000 off your EAV before any other exemption is considered.

Senior Citizens Assessment Freeze

The Senior Freeze works differently from the dollar-amount exemptions. It locks your EAV at the level it was when you first qualified, so rising property values don’t push your assessment up. You must be 65 or older, own and occupy the home, and stay under the household income limit.

For the 2026 tax year the income cap is $75,000, up from $65,000 through 2025. It rises again to $77,000 in 2027 and $79,000 in 2028 and beyond.7Illinois General Assembly. Illinois Compiled Statutes 35 ILCS 200/15-172 – Low-Income Senior Citizens Assessment Freeze Homestead Exemption If you were turned down a year or two ago for being slightly over the old cap, it’s worth reapplying. One caveat: the freeze only locks the assessed value. If your taxing districts raise their rates, your bill can still go up. The exemption must be renewed every year with income documentation such as a Social Security statement and your prior-year federal tax return, and the filing deadline is July 31.8Lake County, Illinois. Senior Citizens Real Estate Tax Deferral Program

This one is not an exemption. It’s a loan from the State of Illinois that pays your property tax bill. Seniors 65 or older with household income of $77,000 or less in the 2026 tax year can defer up to $7,500 per year.9Illinois Department of Revenue. Senior Citizens Real Estate Tax Deferral Program (PIO-64) The state charges 3% simple interest and places a lien on the property, and the total deferred (with interest and lien fees) cannot exceed 80% of your equity.

The balance comes due when the home is sold or transferred, or within one year of the homeowner’s death. A surviving spouse who is at least 55 can continue the deferral. The application window is January 1 through March 1 each year, well before the July 31 deadline that applies to most other exemptions.9Illinois Department of Revenue. Exemptions for Veterans

Veterans with Disabilities Homestead Exemption

Veterans with a service-connected disability rated by the U.S. Department of Veterans Affairs receive an EAV reduction that scales with the rating:10Illinois General Assembly. Illinois Compiled Statutes 35 ILCS 200/15-169 – Homestead Exemption for Veterans with Disabilities

  • 30% to 49% disability: $2,500 EAV reduction
  • 50% to 69% disability: $5,000 EAV reduction
  • 70% or higher: the first $250,000 of EAV is exempt from taxation

For most Lake County homes, the top tier effectively zeroes out the tax bill. Eligibility is verified through VA records, and applicants typically need a DD-214 or a current VA disability certification letter. This exemption must be renewed each year.8Lake County, Illinois. Natural Disaster Homestead Exemption

If you rebuild after a flood, tornado, fire, severe storm, or similar event, this exemption prevents the rebuilt home from being assessed higher than it was before the disaster. The exemption equals the difference between the reduced EAV during the damage period and the pre-disaster EAV, and it continues at that amount until the property is sold or transferred.11Illinois Department of Revenue. Renewals and Reporting Changes

The General Homestead Exemption and Senior Citizen Homestead Exemption stay on your property automatically as long as you still own and live there.3Lake County Government. General Homestead Exemption The Senior Freeze, the Persons with Disabilities exemption, and the Veterans with Disabilities exemption all require annual renewal.8Lake County, Illinois. Lake County Assessment Office – Available Filings The county mails renewal forms early in the year. If one doesn’t arrive, don’t wait. Contact the Chief County Assessment Office or file through SmartFile before July 31.

If your property stops qualifying, say you move out and rent it, or ownership changes, you have to tell the Chief County Assessment Officer. Illinois law gives property owners 90 days to report a change in use or ownership of exempt property, and failing to do so can result in the property being treated as omitted from the tax rolls, triggering back taxes and potential penalties.15Illinois General Assembly. Illinois Compiled Statutes 35 ILCS 200/15-20 – Notification Requirements After Change in Use or Ownership County audits catch these eventually, and the back-tax bill is worse than a timely report would have been.
