Laval sends out municipal tax bills in early February, and for 2026 the amount is split into two installments: the first is due March 18, 2026, and the second June 16, 2026. If your total Laval municipal taxes come to less than $300, the full amount is due on the first date and the two-installment option doesn’t apply.1Ville de Laval. Payer son compte de taxes municipales Your bill is calculated by multiplying your property’s assessed value by the tax rates that apply to its category.
What Your Tax Bill Covers
The annual statement is not one flat charge. For a residential property in 2026, it breaks into several line items:
- General property tax, the largest item, funding police, fire, parks, and general administration.
- A special tax for water infrastructure, covering upgrades to water and sewer systems.
- A water supply service charge tied to delivering potable water to your property.
- A contribution to the Autorité régionale de transport métropolitain (ARTM), the regional transit authority.
The bill also shows your property’s assessed value for the current year and the two subsequent years of the assessment roll, the rates used in each calculation, and the amounts and deadlines for each installment.1Ville de Laval. Payer son compte de taxes municipales Rates vary by property category. Multi-unit residential buildings and non-residential properties such as commercial or industrial buildings carry higher rates than single-family homes.2Ville de Laval. Understanding Your Municipal Tax Bill
How Your Assessed Value Is Set
Every tax calculation starts with the value recorded on the municipal valuation roll (rôle d’évaluation foncière). Quebec’s Act Respecting Municipal Taxation requires each municipality to produce a new roll every three years covering three consecutive fiscal years.3Légis Québec. Act Respecting Municipal Taxation F-2.1 Laval’s current roll covers 2025 through 2027. Your assessed value was fixed based on market conditions at a reference date before the roll took effect, and it stays in place for the three years of the cycle unless something on your property changes.
The assessed value represents what the property would likely sell for on the open market at that reference date. Land and building values are recorded separately and combined into a total, and each property is classified in a category that determines which tax rates apply. You can look up your own assessment through the City of Laval’s online portal using your address or roll number. The portal shows lot size, building description, assessed values, and classification.4Ville de Laval. Taxes and Property Evaluation
Payment Deadlines for 2026
Laval divides the 2026 annual bill in two:
- First installment: March 18, 2026
- Second installment: June 16, 2026
Bills under $300 are not eligible for installments and must be paid in full by the first date.1Ville de Laval. Payer son compte de taxes municipales The exact dates are printed on your bill, so check yours each year rather than relying on memory. Laval adjusts the schedule annually.
How to Pay
Several methods are accepted. Online banking is the most common: add the City of Laval as a payee and enter the reference number printed on your bill. Cheques can be mailed with the detachable stub, with your file number written on the back of the cheque. What counts for the deadline is the date the city receives the payment, not the date you mail it, so build in extra time if you are close to the cut-off.
Pre-authorized debit is available for owners who prefer automatic withdrawals on the scheduled dates, and in-person payment is accepted at your financial institution. Whichever method you use, keep your bill in reach: every option requires the reference number or file number to apply the payment to the correct property account.1Ville de Laval. What Happens If You Pay Late
Missing a deadline is expensive. Laval charges interest at 8.5% annually on the overdue balance, plus a separate penalty of 5% annually. Both charges accrue daily from the day after the missed deadline.2Ville de Laval. Understanding Your Municipal Tax Bill The combined 13.5% annual rate adds up quickly on a large bill.
Partial payments are applied first to accumulated interest and penalties, then to the principal. If you are already behind, a payment may reduce the base amount less than you expect.1Ville de Laval. Payer son compte de taxes municipales
If taxes remain unpaid for an extended period, the city starts a collection process that can end with the property being sold at public auction to recover the debt. That process typically spans about two years and includes multiple notices before any sale is scheduled. A property can be removed from the auction list at any point if the owner pays the full outstanding balance, including interest, penalties, and administrative fees. If you are struggling with the bill, contact the city’s revenue division at 450-978-5700 before the deadline passes.
School Tax Comes Separately
The provincial school tax is not part of your Laval bill. It is administered by the school service centre, not the municipality, and arrives in its own envelope with its own deadlines. For 2026, the rate is $0.08423 per $100 of assessed value, set uniformly across Quebec by the provincial government.5Commission scolaire Central Québec. Taxation – General Information Residential owners get a $25,000 basic exemption; school tax applies only to the assessed value above that threshold. On a home assessed at $400,000, the tax is calculated on $375,000 and produces an annual bill of about $316.
The Welcome Tax Is a One-Time Charge on Purchase
If you have just bought in Laval, the property transfer duty, commonly called the welcome tax, is a one-time charge separate from your annual municipal bill. The tax base is the highest of three figures: the purchase price, the price stated in the deed of sale, or the standardized municipal assessment (the roll value multiplied by the municipality’s comparative factor). The 2026 brackets are:
- Up to $62,900: 0.5%
- $62,901 to $315,000: 1.0%
- $315,001 to $500,000: 1.5%
- Above $500,000: 3.0% in Laval
The calculation is progressive: each bracket applies only to the portion of value within that range, not to the whole amount. Your notary typically handles the calculation, and the city sends the bill after the deed is registered.
Senior Grant for Assessment-Driven Increases
Quebec offers a grant to help seniors absorb municipal tax increases caused by rising property assessments. To qualify for the 2026 tax year, you must meet all of the following as of December 31, 2025:
- Be 65 or older.
- Have owned your residence for at least 15 consecutive years (a period of ownership by your spouse before transferring to you counts).
- Live in an entirely residential property consisting of a single dwelling that serves as your principal residence.
- Have combined family income of $64,200 or less (line 275 of your return, plus your spouse’s if applicable).
You claim the grant through your annual Quebec income tax return using Form TP-1029.TM. It offsets the portion of your municipal tax increase attributable to a significant rise in assessed value, not the full bill.6Revenu Québec. Grant for Seniors to Offset a Municipal Tax Increase The 2025–2027 roll brought substantial valuation increases in many Laval neighborhoods, so if you qualify, it is worth claiming.
