Macoupin County Tax Map: Parcels, Exemptions, and Plats

The Macoupin County tax map is a free online GIS portal at macoupin-il.bhamaps.com, run by the Supervisor of Assessments, where you can view parcel boundaries, ownership, and assessment data for every taxable property in the county.1Macoupin County Illinois. Supervisor of Assessments GIS Map Pair it with the county’s separate property tax inquiry tool and you can see what a parcel is assessed at, what it owes, and what it has paid, all without leaving home. No account is required.

You can reach the map through a direct link on the Supervisor of Assessments page on the county’s main site.2Macoupin County. Assessment Office It behaves like most county GIS platforms: toggle layers such as aerial imagery or parcel outlines, click a parcel for identification details, and use the measurement tools to estimate distances or acreage. The county treats this data as reference material, not a substitute for a licensed survey.

Finding a Specific Parcel

The fastest search is by Property Index Number. In Macoupin County, the PIN is a unique 10-digit number that stands in for the parcel’s legal description.3Macoupin County Clerk. Property Tax FAQ Every taxable lot has one, and it stays with the parcel through ownership changes and street renaming. Your PIN is printed on your annual tax bill or assessment notice.4Illinois Department of Revenue. Property Tax Number Information

If you don’t have the PIN, the county’s property tax inquiry system also accepts owner name or street address. A partial last name or street name usually returns a list you can scroll. All three paths lead to the same parcel file.

Reading the Tax Data on a Parcel

Alongside the map, the county runs a property tax inquiry portal where you can see a parcel’s current assessment, any exemptions, this year’s bill, prior payments, and whether taxes are delinquent.5Macoupin County Clerk. Online Property Tax Search The tool lives at macoupinil.devnetwedge.com and offers a basic search, an advanced search, and a mobile home search.6Macoupin County Property Tax Inquiry. Macoupin County Property Tax Inquiry The advanced search is useful if you’re pulling comparable sales: you can filter by sale price range, sale date, property class, township, and tax district.

The assessed value you see is not the county’s estimate of market value. Illinois law requires most property to be assessed at 33⅓ percent of fair cash value. A home the county believes would sell for $150,000 shows an assessed value around $50,000. The Supervisor of Assessments equalizes those figures across townships so every area hits the one-third ratio consistently.7Illinois General Assembly. Illinois Property Tax Code 35 ILCS 200/9-210 Your actual bill then reflects the combined rates of every taxing district covering the parcel: county, township, school district, and any special districts.

If you’re about to buy a property, the inquiry tool is also where you can confirm no delinquent taxes are riding along with it. The Treasurer’s office handles delinquent accounts and conducts an annual tax sale where unpaid liens are auctioned.8Macoupin County. County Treasurer

Checking Your Exemptions

While you have the parcel open, look at the exemption line. Macoupin County processes applications for several exemptions that reduce assessed value or freeze it in place:9Macoupin County. Property Tax Exemption Applications

  • General Homestead Exemption for owner-occupants of a primary residence.
  • Senior Citizens Homestead Exemption and Assessment Freeze for qualifying homeowners 65 and older.
  • Returning Veterans’ Homestead Exemption, a one-time reduction for veterans returning from active duty.
  • Disabled Veterans’ Standard Homestead Exemption for veterans with a service-connected disability.
  • Disabled Persons’ Homestead Exemption for homeowners who meet disability criteria.

If the inquiry shows no exemptions and you think you qualify, contact the Supervisor of Assessments. An exemption you never applied for is money overpaid every year until you fix it.

If the Numbers Look Wrong

If the map or the parcel record shows measurements, a lot size, or a building description that doesn’t match the property, you can challenge the assessment. Appeals go to the Macoupin County Board of Review, and the written complaint must be filed within 30 calendar days after the assessment list is published.10Illinois General Assembly. Illinois Property Tax Code 35 ILCS 200/16-55 Your notice of assessment change spells out the exact date. Don’t wait for the tax bill.

The Board of Review supplies a complaint form, issues a tentative decision after reviewing it, and sets a hearing if you want one.2Macoupin County. Assessment Office The strongest complaints usually rest on one of these grounds:

  • Overvaluation, where the assessor’s market value estimate exceeds what the property would sell for. A recent purchase price or an appraisal is the clean proof.
  • Unequal assessment, where your parcel is assessed at a higher percentage of market value than comparable properties in the same township.
  • Incorrect property data, where the record relies on wrong measurements, lot size, or building description. The GIS map’s measurement tools help you spot these.
  • Higher than neighbors, where similar nearby properties carry lower assessments without obvious reason.

Bring your deed or transfer declaration, any appraisal, recent comparable sales with photos, and the property record card. If the Board of Review’s decision doesn’t resolve it, you can appeal in writing to the State Property Tax Appeal Board.

Deeds, Plats, and Older Records

The GIS layer shows current parcel lines, but it isn’t the legal document. For recorded plats, easements, or chain of title, the Macoupin County Recorder has digitized land records going back to 1829.11Macoupin County Clerk. Online Land Records Documents from 2001 forward live in one system; the index books and records from 1829 through 2000 live in a separate archive, and plats and surveys recorded before 2001 have their own portal. For boundary disputes or title work, the recorded plat is what carries legal weight.

Flood Zones Aren’t on the Map

The Macoupin County GIS map doesn’t appear to include a flood hazard overlay. To check whether a property sits in a FEMA Special Flood Hazard Area, use the Illinois Flood Maps portal, which routes Macoupin County users to FEMA’s National Flood Hazard Layer viewer. There you can zoom to an address, read the effective Flood Insurance Rate Map, and export a full FIRM panel or a smaller FIRMette.12Illinois Flood Maps. Macoupin County Flood Hazard Information The designation affects more than insurance; it can shape what you’re allowed to build, and lenders typically require flood coverage in high-risk zones.
