Menomonee Falls Property Tax: Credits, Deadlines, and Appeals

Menomonee Falls property tax bills for the 2025 assessment year (funding 2026 operations) run about $11.72 to $11.75 per $1,000 of assessed value, depending on whether your parcel sits in the Menomonee Falls School District or the Hamilton School District. The bill combines levies from the village, Waukesha County, your school district, and Waukesha County Technical College. You can pay it in full by January 31 or split it into two installments due January 31 and July 31.

How Your Tax Bill Is Calculated

Four jurisdictions share your tax bill: the Village of Menomonee Falls, Waukesha County, your local school district, and Waukesha County Technical College. Each sets its own levy. The village collects the combined amount on everyone’s behalf, and the total is expressed as a mill rate — dollars of tax per $1,000 of assessed value.

For the 2025 assessment year, the per-$1,000 rates break down this way:1Village of Menomonee Falls. Mill Tax Rate by School District 2025

  • Menomonee Falls School District: County $1.46, Village $4.05, WCTC $0.28, School $7.42. Gross rate $13.21, net rate $11.75 after the school levy tax credit.
  • Hamilton School District: County $1.46, Village $4.05, WCTC $0.28, School $7.39. Gross rate $13.18, net rate $11.72 after the school levy tax credit.

The arithmetic is simple. Multiply your assessed value by the net rate, then divide by 1,000. A home assessed at $300,000 in the Menomonee Falls School District generates about $3,525 before the Lottery and Gaming Credit and First Dollar Credit come off. Those two credits lower the actual amount due.

Your assessed value comes from the village assessor, who values each parcel at what it would sell for in an arm’s-length transaction between a willing buyer and willing seller.2Wisconsin State Legislature. Credits That Reduce What You Owe

Three credits show up directly on a Menomonee Falls tax bill. Two more are claimed through your Wisconsin income tax return.

School Levy Tax Credit

Built into the net mill rates listed above. No application needed, and every property in the village gets it.

Lottery and Gaming Credit

If you’re a Wisconsin resident and the property is your primary home as of January 1 of the levy year, you qualify. The credit is funded by state lottery proceeds and appears as a line item on your bill.4Wisconsin Department of Revenue. Wisconsin Lottery and Gaming Credit Program For the 2025–2026 cycle, the maximum credit value is $27,000, though most residential parcels receive less because the credit scales with your property’s value relative to the cap.5Wisconsin Department of Revenue. 2025-26 Lottery and First Dollar Credit – Maximum Credit Values The full amount is applied to your first installment.

First Dollar Credit

Any taxable parcel in the village with a building on it qualifies, including commercial and rental properties.6Wisconsin Department of Revenue. First Dollar Credit For 2025–2026, the maximum credit value is $9,000. The credit equals that value (or the property’s actual value, if lower) multiplied by the applicable school tax rate, split equally across installments.5Wisconsin Department of Revenue. 2025-26 Lottery and First Dollar Credit – Maximum Credit Values

Homestead and Veterans Credits

The Homestead Credit is claimed on your Wisconsin income tax return. For tax year 2025, household income must fall below $24,680, and you or your spouse must have earned income during the year, be 62 or older, or have a disability. The maximum credit is $1,168.7Wisconsin Department of Revenue. Homestead Credit Tax Year 2025

Veterans with a 100-percent service-connected VA disability rating (or individual unemployability) can claim a refundable credit covering the full property tax paid on a Wisconsin primary residence and up to one acre. Payment Deadlines

You have two options. Pay the whole bill by January 31, or split it into two equal installments: the first due January 31 to the Village of Menomonee Falls, the second due July 31 to the Waukesha County Treasurer.9Wisconsin State Legislature. Wisconsin Code 74.11 – Dates for Payment of Taxes10Waukesha County. Tax Due Dates One exception: if your total bill is under $100, pay in full by January 31.

If your mortgage company handles taxes through escrow, they usually pay on your behalf. Confirm it before the deadline. If the lender doesn’t pay and you assumed they would, the late penalty still falls on you.

How To Pay

The first installment (or full payment) goes to the village. The second installment goes to Waukesha County.

  • Mail: Send a check to the Village Treasurer. Wisconsin law treats a payment as timely if it’s postmarked on or before the due date, even if it arrives later. Mail early enough to avoid delayed postmarks from community mailboxes.11Wisconsin State Legislature. Wisconsin Code 74.69 – General Rule
  • Online: The Waukesha County portal at tax.waukeshacounty.gov takes electronic payments. Direct debit from checking carries a $1.50 fee ($10.00 if the payment exceeds $10,000). Debit cards cost a flat $3.95. Credit cards run 2.39% of the payment amount.
  • Drop box: A drive-up drop box sits on the east side of the Waukesha County Administration Building near Pewaukee Road. Payments dropped by 7:30 a.m. are dated for the previous day.
  • In person: Village Hall and designated local financial institutions take payments during peak tax season and issue receipts on the spot.

Your parcel number is the identifier for any payment method. In Waukesha County, Menomonee Falls parcels start with the prefix “MNFV” followed by up to ten numeric digits.12Wisconsin Department of Revenue. What Late Payment Costs

Delinquent property taxes accrue interest at 1% per month under state law, with any fraction of a month counting as a full month, running retroactively from February 1.13Wisconsin State Legislature. Wisconsin Code 74.47 – Interest and Penalty Waukesha County has adopted the optional additional 0.5% per month penalty, bringing the total to 1.5% per month, or 18% annually, on delinquent balances.10Waukesha County. Tax Due Dates

If you chose the installment plan and miss January 31, the whole remaining balance becomes delinquent at once. Missing July 31 triggers interest and penalties on whatever remains unpaid. Delinquent accounts eventually transfer to the county for collection, and prolonged nonpayment can lead to the county acquiring the property through tax deed proceedings.

Challenging Your Assessment

If the assessor’s value looks too high, Wisconsin gives you a structured process to contest it, and the window is short.

Start with the “open book” session, when the assessment roll is open for public review. You can sit down with the assessor, go through the data behind your valuation, and point to anything they missed: comparable sales, a recent appraisal, a condition that reduces value. Many disputes end here.

If open book doesn’t resolve it, file a written objection with the Board of Review on the form prescribed by the Department of Revenue. The objection must be filed at least 48 hours before the Board’s first scheduled meeting, and it has to include your own estimate of the correct value for both land and improvements.14Wisconsin State Legislature. Wisconsin Code 70.47 – Board of Review At the hearing, bring real evidence: comparable sales, cost figures, or income data if the property is a rental. “My taxes are too high” won’t move the Board.

The Board must hold at least a two-hour session for taxpayers to appear and examine the roll. If you missed the 48-hour notice window, you can still request a waiver by showing good cause during the first two hours of the meeting.14Wisconsin State Legislature. Wisconsin Code 70.47 – Board of Review Going through the Board of Review is a prerequisite. You cannot take the dispute to circuit court or any other forum without first completing this step.
