Mercer County, WV Taxes: Due Dates, Payment, and Appeals

Mercer County, WV property taxes are calculated on 60% of your property’s market value, billed in two installments due September 1 and March 1, with a 2.5% discount for paying each half early and 9% annual interest if you fall behind.1West Virginia Legislature. How Your Bill Is Calculated

The Mercer County Assessor sets values as of July 1 each year, and that value becomes the basis for the next year’s tax bill.1West Virginia Legislature. State law requires assessment at 60% of true and actual value, so a home appraised at $150,000 carries an assessed value of $90,000. The levy rate is then applied to that assessed value.

If you own business personal property such as equipment, inventory, or fixtures, you must file a personal property return with the Assessor’s Office between July 1 and September 1.4West Virginia Legislature. Miss the September 1 deadline and the assessor can estimate your value without your input, which rarely favors the taxpayer.

Your levy rate depends on how your property is classified under the West Virginia Constitution. Each class has a maximum aggregate rate that all levying bodies (county, school board, municipality) can charge per $100 of assessed value.5West Virginia Legislature.   • Class I covers intangible personal property and unsold agricultural products, capped at 50 cents per $100.
  • Class II covers owner-occupied homes and farms cultivated by their owners or tenants, capped at $1.00 per $100. Most Mercer County homeowners fall here.
  • Class III covers all other real and personal property located outside a municipality, capped at $1.50 per $100.
  • Class IV covers all other real and personal property located inside a municipality, capped at $2.00 per $100.

Classification matters. A rental property, even a residential one, generally falls into Class III or IV rather than Class II because the owner does not occupy it, and that shift alone can nearly double the tax rate on the same building.

When Payments Are Due

The Sheriff’s Office mails tax tickets on or after July 15. Taxes are payable in two halves: the first is due September 1, the second is due March 1 of the following year.2West Virginia State Tax Department. Property Tax Due Dates

Pay before the deadline and you get a 2.5% discount on that installment. The discount applies to each half separately. On a $1,200 annual bill, paying both halves on time saves about $30.

Miss the deadline and the first-half payment becomes delinquent on October 1, the second-half on April 1. Interest then accrues at 9% per year on the unpaid amount until it is paid.3West Virginia Legislature. West Virginia Code 11A-1-3

Where and How to Pay

The Sheriff’s Tax Office is the only office that collects property tax payments. It accepts cash, check, or money order in person, and payments by mail. An online portal is available for current taxes, though online payments carry a convenience fee charged by the processor. In-person or mailed payments avoid the fee.

Vehicles and Registration

Motor vehicles are taxed as personal property, so your car or truck appears on the same tax bill as any real estate. You cannot renew your vehicle registration with the DMV until you have paid that personal property tax in full.6West Virginia Legislature. After paying the Sheriff’s Office, you receive a tax receipt. The DMV accepts that receipt either as a physical document or through electronic verification.7West Virginia Division of Motor Vehicles. Homestead Exemption for Seniors and Disabled Residents

If you are 65 or older, or permanently and totally disabled at any age, you can exempt the first $20,000 of your home’s assessed value from taxation.8Mercer County Assessor’s Office. Homestead Exemption Because assessed value is 60% of market value, that shelters roughly $33,300 of market value from taxes.

To qualify you must own and occupy the home as your primary residence, have your name on the deed, and show proof of West Virginia residency and property tax payments for the two prior years. New applicants file with the Mercer County Assessor between July 1 and December 1. You can apply at age 64 if you will turn 65 before July 1 of the following year.

Disabled applicants must document permanent and total disability. Accepted forms include a licensed physician’s certification, a Social Security Administration disability award letter, a Veterans Administration certification, or workers’ compensation documentation.9West Virginia Legislature. West Virginia Code 11-6B-4 Once approved, disabled claimants do not need to refile each year as long as they stay in the same home and their disability status is unchanged.

Only one exemption is allowed per married couple, no matter how many properties the couple owns. The exemption renews automatically each year unless you move. Relocate within the county and you have to file a new application at the new address. Mobile home owners who own and occupy their unit can qualify even if the home is classified as personal property rather than real property.

Appealing Your Assessment

If you think the assessor overvalued your property, the Mercer County Commission sits as the Board of Equalization and Review each February and hears appeals.10West Virginia Legislature. West Virginia Code 11-3-24 State law requires the board to convene no later than February 1 and to finish by the end of February.

For 2026, the board is scheduled to meet on eight dates from February 2 through February 26, all at 10:00 a.m. in the commission chambers.11Mercer County Commission. 2026 Board of Review and Equalization Hearing Schedule File before or during that window. If you fail to apply for relief while the board is sitting, state law treats that as a waiver of your right to challenge the assessment for that tax year.

Bring evidence. A recent certified appraisal from a licensed appraiser is the strongest tool. Comparable sales showing similar properties sold for less than the assessor’s appraised value also help. The board’s job is to decide whether your assessed value reflects 60% of true market value, so aim your evidence at that number. If the board rules against you, you can appeal further to the West Virginia Office of Tax Appeals.

What Happens If You Don’t Pay

Delinquency starts a process that can end with you losing the property. Once taxes go delinquent, 9% annual interest begins accruing immediately, and the sheriff must take steps to enforce collection.3West Virginia Legislature. West Virginia Code 11A-1-3

If the balance stays unpaid, the county sells a tax lien on the property at auction. From the date of the lien sale, the original owner has 18 months to redeem the property by paying the back taxes, any additional taxes the lien purchaser paid, reasonable expenses up to $500, statutory costs, and 12% annual interest on the total. That redemption period is your last window before the lien purchaser can seek a tax deed and take title.

If you are struggling, contact the Sheriff’s Tax Office early. Paying 9% interest on a late bill is painful; losing the property to a tax lien sale is far worse.
