Milton NH Property Tax: $14.76 Rate, Exemptions, and Abatements

The Milton NH property tax rate for 2025 is $14.76 per $1,000 of assessed value, set by the New Hampshire Department of Revenue Administration in December 2025.1NH Department of Revenue Administration. 2025 Municipal Tax Rates A home assessed at $300,000 owes about $4,428 for the year. To estimate your own bill, divide your assessed value by 1,000 and multiply by 14.76. A $250,000 assessment produces $3,690; a $350,000 assessment produces $5,166.

Your assessed value is on your property card at the Assessing Department and in the town’s online tax maps. It is not the same as market value. Between revaluations the two can drift apart, and that gap is what the abatement process at the end of this article exists to address.

What Goes Into the $14.76 Rate

Four separate levies are bundled into the single rate on your bill:1NH Department of Revenue Administration. 2025 Municipal Tax Rates

  • Local school district: $7.08, nearly half the total, funding the Milton School District’s operating budget.
  • Municipal: $5.00, covering town services such as roads, fire, police, and administration.
  • Strafford County: $1.68.
  • State education: $1.00, a statewide levy under RSA 76:3 that varies town to town because assessment ratios differ.2New Hampshire General Court. New Hampshire Code 76:3 – Education Tax3NH Department of Revenue Administration. Statewide Education Property Tax

Each piece moves independently. A larger school budget can raise the total even when the municipal portion holds steady, which is why Town Meeting warrant articles and school district deliberations are the earliest signal of where next year’s rate is heading.

When Bills Are Due

Milton bills twice a year, with payments due in July and December.4Milton NH. Frequently Asked Questions The July bill is an estimate, usually half of the prior year’s total. The December bill reflects the actual rate once the state finalizes it, so it can land noticeably higher or lower than the first installment.

Payments go to the Tax Collector online, by mail, or in person at Town Hall. Online credit card payments carry a convenience fee in the 2% to 2.5% range; checks and electronic bank transfers avoid it.

What Late Payment Costs

Unpaid taxes accrue interest at 8% per year starting December 1 after assessment. If your bill was mailed after November 2, you have a 30-day grace period from the mailing date before interest begins.5New Hampshire General Court. New Hampshire Code 76:13 – Interest

If the balance stays unpaid, the town can place a tax lien on the property. Once the lien is executed, the interest rate jumps to 14%, and you have two years to redeem by paying everything owed with interest.6New Hampshire General Court. New Hampshire Code 80:80 – Transfer of Tax Lien Fail to redeem, and the town can take the deed. Acting early, before the lien stage, keeps the problem at 8% rather than 14%.

Exemptions and Credits That Lower Your Bill

Milton offers several programs that reduce what qualifying residents owe. Exemptions lower your assessed value before the rate is applied; credits are subtracted directly from the final bill. A $50,000 exemption saves you $50 × $14.76, or $738, at the current rate. A $750 credit saves exactly $750 whatever the rate does.

Elderly Exemption

The elderly exemption reduces taxable assessed value by age bracket:

  • Age 65–74: $42,500 off
  • Age 75–79: $64,000 off
  • Age 80 and older: $85,000 off

Income limits are $30,000 for single applicants and $40,000 for married applicants. Total assets, excluding your home and up to two acres, cannot exceed $75,000.7Town of Milton. Veterans’ Credits

Milton has adopted the optional veterans’ tax credit at $750, the maximum allowed by state law.8New Hampshire General Court. New Hampshire Code 72:28 – Standard and Optional Veterans Tax Credit The same $750 is extended under the All Veterans provision to those who served at least 90 days of active duty regardless of wartime status. The surviving spouse credit is $700, and the credit for veterans with a service-connected total disability is $2,500.9NH Department of Revenue Administration. 2024 Veterans Tax Credits Report By County

Blind Exemption

Residents who are legally blind, as certified through the state’s blind services program, receive a $15,000 reduction in assessed value.10New Hampshire General Court. New Hampshire Code 72:37 – Exemption for the Blind

Filing Deadline

Applications for every exemption and credit above must be filed with the Assessing Department by April 15 preceding the setting of that year’s tax rate.11New Hampshire General Court. New Hampshire Code 72:33 – Application for Exemption or Tax Credit If accident, mistake, or misfortune caused you to miss it, the selectmen may accept a late application, but only before the tax rate is officially approved for the year. Forms are on the Assessing Department page of the town website.12Milton NH. Applications/Forms

State Relief for Lower-Income Homeowners

Separate from the local programs, the Low and Moderate Income Homeowners Property Tax Relief program reimburses a portion of the state education tax. Adjusted gross income must be $37,000 or less if single, or $47,000 or less if married or head of a New Hampshire household. You must own and occupy your homestead as of April 1 of the claim year.13NH Department of Revenue Administration. Low and Moderate Income Homeowners Property Tax Relief

The window is short. Form DP-8 is accepted only between May 1 and June 30, and it goes directly to the state, not to the town. Residents who assume all tax relief runs through the Assessing Department often miss it.

Challenging Your Assessment

If your property is assessed above its actual market value, you can file for an abatement with the Board of Selectmen. The written application is due by March 1 following your notice of tax, meaning March 1 after you receive the final (December) bill, not March 1 of the calendar year.14New Hampshire General Court. New Hampshire Code 76:16 – Abatement by Selectmen The form is on the Assessing Department page.12Milton NH. Applications/Forms

Strong requests include recent comparable sales showing similar properties selling for less than your assessment. Opinion alone will not carry it; evidence will. If the selectmen deny the abatement, you can appeal to either the New Hampshire Board of Tax and Land Appeals or the Superior Court.15New Hampshire Board of Tax and Land Appeals.
