Milwaukee property tax runs $20.80 per $1,000 of assessed value for the 2026 tax year, after state credits are applied automatically.1City of Milwaukee. 2025-26 Tax Rate Chart A home assessed at $150,000 owes roughly $3,120 before any additional credits you claim yourself. The full bill is due January 31, though you can split it into two installments if you want, and missing that date by more than a few business days turns the whole balance delinquent.
What Goes Into the Rate
Five taxing jurisdictions each set their own levy, and their rates stack on top of each other on a single bill. For 2026, the per-$1,000 breakdown looks like this:1City of Milwaukee. 2025-26 Tax Rate Chart
- City of Milwaukee: $7.61
- Milwaukee Public Schools: $9.66
- Milwaukee County (combined with state forestry tax): $3.15
- Milwaukee Metropolitan Sewerage District: $1.24
- Milwaukee Area Technical College: $0.76
Those total a gross rate of $22.42 per $1,000. A state and school tax credit of $1.62 per $1,000 is subtracted on the bill, which brings the net rate to $20.80. To estimate what you owe, multiply your assessed value by 20.80 and divide by 1,000.
Your assessed value comes from the Milwaukee City Assessor’s Office, which values property at the price it would sell for in an arm’s-length transaction, as Wisconsin law requires.2Wisconsin State Legislature. Wisconsin Code 70.32 – Real Property Assessment Finishing a basement, adding a deck, or building a garage can push the value up; building permits are one of the main signals that trigger a fresh look.
Credits Already on Your Bill
Two state-funded credits reduce most Milwaukee bills before you touch them, but one requires an application.
Lottery and Gaming Credit
The Wisconsin Lottery and Gaming Credit applies only to your primary residence and reduces the school levy portion of your bill. The amount shifts year to year based on lottery proceeds.3Wisconsin Department of Revenue. Wisconsin Lottery and Gaming Credit Program
This credit is not automatic. New homeowners have to file an application with the City Treasurer, and if you never applied on your current home, you are not receiving it. A temporary absence of six months or less (hospitalization, vacation, and the like) does not disqualify you as long as the home remains your primary residence.
First Dollar Credit
The First Dollar Credit is automatic and applies to any taxable parcel with a real property improvement, whether residential, commercial, or industrial.4Wisconsin Department of Revenue. First Dollar Credit If the “Assessed Value Improvements” field on your bill shows anything above zero, your parcel qualifies. Vacant land does not.
Relief You Have to Claim Yourself
Two more Wisconsin programs can lower what you actually pay, but they run through your state income tax return rather than appearing on the property tax bill.
Homestead Credit
The Homestead Credit targets lower-income homeowners and renters. For the 2025 tax year, household income must be below $24,680, and the maximum credit is $1,168.5Wisconsin Department of Revenue. Homestead Credit Tax Year 2025 You have to be a Wisconsin resident for the full calendar year, at least 18 years old, and meet one of three conditions: you or your spouse had earned income during the year, you or your spouse are disabled, or you or your spouse are 62 or older.6Wisconsin Department of Revenue. Claiming Homestead Credit
A few disqualifiers catch people out. You cannot claim both the Homestead Credit and the Veterans and Surviving Spouses Property Tax Credit in the same year. You cannot claim it if you are listed as a dependent on someone else’s federal return, unless you are 62 or older. And only one claim per household is allowed.
Veterans and Surviving Spouses Property Tax Credit
Wisconsin veterans with a 100% service-connected disability rating from the VA, or who qualify based on individual unemployability, can receive a refundable credit covering the entire property tax bill on their primary residence, including land up to one acre.7Wisconsin Department of Veterans Affairs. Veterans and Surviving Spouses Property Tax Credit The veteran must have entered active duty as a Wisconsin resident or lived in the state for at least five consecutive years afterward. If the home is jointly owned, only the veteran’s ownership share qualifies. The credit does not cover second homes, vacation properties, or portions of the property used for farming or business.
Deadlines and Installment Options
The headline date is January 31. You can pay the full bill by then, or split it into two installments with the first half due January 31 and the second half due July 31.8Wisconsin State Legislature. Wisconsin Code 74.11 – Dates for Payment of Taxes If your total bill is under $100, there is no installment option and the whole amount is due January 31.
Milwaukee also offers a ten-month interest-free installment plan for homeowners who want to spread payments further. The City Treasurer’s office handles enrollment.9City of Milwaukee. Office of the City Treasurer
If the city has not received your first installment within five business days of January 31, the entire remaining balance becomes delinquent as of February 1. The same five-business-day rule applies to the July 31 installment, with delinquency dating from August 1. Interest and penalties on any delinquent amount accrue from the preceding February 1.
How to Pay
Every payment method requires your 10-digit Tax Key Number, printed at the top of your bill. You can also look up your bill through the City Treasurer’s website, which shows every levy and credit line.
- Online, through the city’s payment portal, by e-check or credit or debit card. E-checks carry a small processing fee; credit card transactions carry a convenience fee of roughly 2.75% charged by the third-party processor.
- By mail, using a check or money order sent to the City Treasurer’s PO Box with the return envelope included in your bill.
- In person at the City Hall treasurer’s window, or through secure drop boxes near the municipal complex.
If a mortgage lender handles your taxes through escrow, the servicer pays the city directly. Confirm with your servicer well before January 31 that the payment is going out. Escrow shortfalls and servicer mistakes can leave your account delinquent even while your monthly mortgage payments are current, and the city holds the property owner responsible regardless of who was supposed to send the check.
What Happens If You Don’t Pay
Milwaukee has two enforcement tools: civil suits against the owner personally and in rem foreclosure against the property itself.10City of Milwaukee. Overview of the Delinquent General Real Estate Property Tax Collection Process A parcel becomes eligible for in rem foreclosure one year after the taxes go delinquent, and the city sends a pre-foreclosure letter three months before filing that spells out exactly what has to be paid to stop the action.
Once the city files, the clock gets short. An eight-week redemption period lets you save the property by paying the full delinquent balance including all interest, penalties, and charges. After redemption closes, you have four weeks to answer the foreclosure action, and the only valid defenses are that the property was not subject to taxation, the taxes were already paid before the redemption deadline, or the tax lien is past its statute of limitations. If no valid defense is raised, the Milwaukee County Circuit Court grants a foreclosure judgment and the city takes ownership.
You can petition the Common Council to vacate the judgment within 90 days, but doing so costs a non-refundable administrative fee of $1,370 on top of all outstanding taxes, charges, and city-incurred costs. The city can also refer delinquent accounts to a collection law firm that may pursue wage garnishments and rent attachments.
How to Challenge Your Assessment
If you think the Assessor’s Office valued your property too high, you get two shots at it: an informal review during Open Book, then a formal hearing before the Board of Review.
Open Book
Open Book is the informal stage. The city must give at least 15 days’ notice before opening the completed assessment roll for public examination, and the assessor has to be present for at least two hours during the inspection period.11Wisconsin State Legislature. Wisconsin Code 70.45 – Examination of Roll This is where you can sit with city appraisers, review the records for your parcel, and fix factual errors like a wrong square footage or an improvement that was demolished years ago. Many disputes end here.
Board of Review
If Open Book does not resolve the issue, file a formal objection with the Board of Review under Wisconsin Statutes Section 70.47. The filing rules are strict:12Wisconsin State Legislature. Wisconsin Code 70.47 – Board of Review
- Provide written or oral notice of your intent to object at least 48 hours before the Board’s first scheduled meeting.
- File your written objection with the Board’s clerk within the first two hours of that first meeting.
- If you miss the 48-hour notice, you can request a waiver by appearing within the first two hours of the first meeting and showing good cause. The Board can also grant waivers for extraordinary circumstances up to the fifth day of the session.
At the hearing, you must state your estimate of the property’s value in writing and explain the information behind it. The burden of proof is on you. A recent independent appraisal carries the most weight, followed by documented sales of comparable nearby properties. A vague feeling that your taxes are too high, without hard numbers, almost always fails. If you used the income method to value the property, which is common for rental or commercial parcels, you must supply all income-related information to the assessor at least seven days before the Board’s first meeting.
